I doubt if you can genuinely make such a generalising claim! Why should mediocrity be accepted because 'that's the norm' or "the rule rather than an exception"? The fact that I'm trying to recruit corpers is really besides the point and my emphasis is the website itself and how a national govt agency can accept this as ok.

GTBank career website might not be all that in your opinion but can the NYSC website compare at all in any respect?

I was discussing with a friend about recruting corpers for a business venture and I thought to check the NYSC website for helpful info.

Considering the yearly budget (most likely running into tens of billions) appropriated by this national agency, this is a national shame (IMHO). The site is nothing short of disorganised chaos and note that thousands of corpers are expected to get crucial information from this website. My perception of usability will definitely be a 'not registered' on a scale of ten. I'm no webmaster and if I was one, I know where I'll be sending my next web makeover proposal.

Damn - someone is definitely taking us for a ride here and might be smiling to the bank as well for such a shoddy job for all we care. And this definitely should be the worst website of 2009

If the intended move is for you, I will say based on what I know you do, there is a huge potential for doing what you do on a grand scale in an upscale area in Nigeria. However a significant amount of funding and careful planning is required. If you are able to get sponsorship to do this on a grand scale, this is pretty much virgin territory where quality of service delivery is quite low and people are open to paying premium rates for such services. And from what has been seen of you so far here, it won't be long to make your mark nationwide - but with good funding to start with.

If otherwise, my generic advice is that such move should be in phases, plan couple of months to test the waters without abandoning all your resources/contacts over here in the UK such that you have an exit plan that can be readily and easily invoked if things don't work out.

I was down there recently to get the new Biometric passport. My overall impression - a grand scheme. All the disorganisation, the haphardzness, the core hause staff, the lacklustre arrangement is by design.  The confusion over there has been planned and designed from the powers above simply because if things don't work properly, there is always an avenue to make extra dough from people willing to pay more for a quick service.

How many young nigerians are working as business analysts, project managers etc in the UK? You can imagine what the place will be like if young fresh blood are hired to revamp the whole process. All that is needed to run that visa section is mostly about 8-10 efficient staff with the highest level of customer service awareness and not those quota-system-employed hausas who don't have a clue and have probably been shipped in from Dutse, Jalingo, Potiskum just because Yaro's cousin must work in London. Shior!

My one advice, if you need a passport anytime in the near future, better plan a trip to Nigeria if you can and get it in Lagos or other states than waste time going to that HELL HOLE called the Nigerian Embassy in London. Save yourself the stress and tension.

Its a real shame. Here in UK, they aired a programme about nigerian scammers renting out fake properties.

All they do is put an advert on property sites,if you are unlucky and respond, you will be required to send a western union to yourself or reliable person of your choice as an evidence that you can pay the rent( Its is usually over £1000) and then scan a copy to them.

Before you say Jack Robinson, they will make an ID on the recipients name and collect the money from Western Union. I pitied an Oyinbo crying on TV the other day.

Don't all these petty agents remind you of the mallams by the road side changing currency? You ask them the rate and they will always give you a fluctuating figure that is bound to change once they go inside to confirm the real rates from the head mallam that actually has the forex to sell. You are better off going inside the shops and bypassing these middlemenmallams.

Same way goes for these our so-called agents here. You are better off visiting the websites of diya fatimilehin, kola akomolede, jide taiwo and other hosts of serious realtors to get peace of mind than wasting your breath with these guys here.

And to our in-house agents, continue with your ways, lets see how many millions of commission you can rake in with those properties that only you know how it looks like. Hope you sell that N400m property with that your 2 paragraph text on nairaland. Shior!

Check your files are jpeg, gif or png formats rather than bmp which could be quite heavy. Whichever way, your attempts are still in the right direction and we are beginning to see some properties with pictures here on Nairaland contrary to what some folks would rather have us believe as to why you don't want to put yourself at a disadvantage by including pictures with your properties.

I foresee that in no long time to come, having pictures of properties you are marketing would be the rule rather than an exception - and would really separate the serious players from the armchair estate agents marketing 4th/5th hand properties.

,  the list could go on and on.

The head is deemed as a sacred part of the body in some parts of Nigeria (at least in Yorubaland where folkore equates it to a 'god', 'destiny' etc) and makes it a focus target for 'spiritual attacks'.

But should superstitious beliefs stop government from going ahead with this law, I don't suppose so. But I guess passengers in naija would be sharp enough to 'shine their eyes', there are abundant unscrupulous elements amongst us out there always willing to take advantage for a quick buck.

Anyhow it is a welcome development. It has been tried and tested in cross river state with no issues.

The names you mentioned are well known and credible names in the webmasters arena if you ever bother venturing there and I doubt if there is any basis for the accusation.

Please don't forget when you progress or close the sale on this property, do feed us back on how you were greatly disadvantaged or shortchanged on commission by having the pictures of the propery posted (sic) as many would want us to believe.

Believe it or not, you might actually be a trailblazer on nairaland property section with regards to being one of the very few (if not the first) to post pictures (not even one) of the property being marketed here. Kudos to you. 

Up to potential buyers now - at least for starters you can see whatever prospects you desire in the property without too much wahala.

While this is an ongoing and correctly observed trend - I doubt if this would be the case in the near future.

It simply cannot be right that properties with pictures are not being advertised because agents are not inclined to be sidelined on the 'deal'. I tend to look at this scenario from this angle - for every property being touted out there, it must have originated from at least one genuine source - the true owner wanting/desiring to sell or let the property. Now while during the course of time, 50 agents might have heard about this property either directly or indirectly - and add it to their property portfolio, in the end, it's only the agent that have the shortest time to market for the property that would stand to benefit from the deal of 'closing a sale'. And word of mouth cannot definitely be the best way to achieve this 'shortest time to market', for agents that have wised up and fully understands and appreciates the raw power of the multimedia internet, victory of a closed sale would always be theirs.

Bear in mind that an online advertised property (with pictures and even an address) would in the least have a contact details for the agent (even if not the direct agent), now this has the potential of reaching the largest audience in a minimal time than say an agent choosing to advertise the same property by word of mouth or online (without pictures) for the sake of not being sidelined on a a deal (that he's probably not the direct agent for). Now putting myself in the shoes of a potential tenant/buyer looking for and coming across this property that matches my requirements - I definitely know that I would be contacting the agent that have his name appended to the advertised property (with pictures) as I would be inclined to assume that he would probably have the power of attorney or similar on the property compared to someone that have just advertised the property with some few lines of text.

Point I'm trying to make here is that it can only be a win-win situation for someone that chooses to advertise their properties with pictures online. Now you might say where does this leads us if agents are still unwilling to take the risk for this ridiculous fear of losing a 'deal' that was never theirs in the first place. I'll simply say the essence of online real estate websites would simply be to place the power in the hands of the direct property owners - once many have realized that they can simply post details of their own properties online and possibly get a buyer quicker than an agent might get, then the challenge would be for estate agents to act quickly and measure up - by getting on the multimedia internet bandwagon otherwise landlords are more than likely to be identifying buyers and tenants directly by themselves and just looking for lawyers to close the deal for them.

Now back to the business of websites that would achieve this feat - which of course would be a gradually improving process - I have to say that I'm still yet to see anything that comes close, not even with all the sites listed on this thread which are half hearted attempts in the least. We should definitely watch this space. But one thing I know for sure, agents that are unwilling to move with the times can only get left behind, it has happened across many sectors in Naija and the real estate won't be an island unto this change.

Very good observation again here lawyer. This is right on the spot and having been following the property market in naija actively for months now, I must say that a cultural shift is needed to make a difference. I was in naija just some 2 months back and visited one of the south south states looking for a property. My visit to several well established agents with the same line of enquiry "Can I see your property portfolio" always brought surprisingly the same response - One or several pages of papers mostly with one-liner text description of properties for sale and no further details.

More surprising and disappointed was I with a particular agent in paradise city - this agent is basically the defacto, realtor extraordinare, major domo of properties as far as that city was concerned. In fact, I'll say about 70% of the high networth real estate deals in the town passes through him and his is a household name in the property circles in that State and even happens to be a former top man at the national level of an esate agency related professional association. You would expect the portfolio of such agency to be real tight - stuffs like 3d video tour of properties from the comfort of a PC in the office - but no, best I could get were the usual one liners:

4 bedroom duplex - Diamond hill  - 70 million
6 bedroom bungalow with swimming pool - 95 million
etc to name just a few.

And his is not an isolated case even amongst the top agencies in the market.

What always amazes me is how agents hopes to sell say those 500 million, 1 billion naira properties with 5 lines of classified ad text in monday guardian or punch -when a good digital camera is available for less that 0.0001% of the advertised property price.

And more surprising is that no agency seems to be taking a cue (and gaining an edge) in this regards by putting up highly presented pictures of the properties being marketed. I sure know what I'll be doing if I do have a portfolio of properties to market.

Guys I think this is a wake up call especially starting from right here on Nairaland - your property are bound to generate more interest leading to a shorter time to market with the presence of high quality pictures of different perspectives of the properties - I mean the Auto section is a good example and has gotten to the stage that people won't even look at your advert twice without several pictures of your Autos.

Having said, I'm inclined to think that a major factor might be that majority of the properties being advertised are actually handed down to the 2nd, 3rd, 4th or more agent who might not even have crucial first hand information of the properties.

We should definitely be watching this space and let's see the smart agent to come out with the bang and sell his properties like hot cakes

I'm presuming that he's not able to go to the UK or US for studying which is why he's considering the West Indies option. WI degrees might be acceptable to UN and some other world organisations but my emphasis is that if this guy intends to work in Nigeria he should do his due diligence on the acceptability of WI degrees to Nigerian employers. Would they give these a higher regard over a PG degree from Unilag or OAU for instance?Not asking him to pay 8k for a school in Nigeria. My suggestion was that he go to a top school in nigeria. Unilag, UI, OAU, Uniben, UniCal still offers PG studies which he could get for far more cheaper fees and he could use his 8k for something else.

my guy - why you go wan pay 6,000 to 8,000 pounds for a masters degree in barbados. How acceptable are these degrees in nigeria (except you don't intend to use it to work in naija) and the guy on ground has just told you, no work there o especially for west africans. shine your eyes before you drop that cash.

Depending on your course of study, in my own opinion, if you have up to 8k pounds to burn, why not pursue your master's degree in a top school in nigeria. Until I'm proved wrong, except you are in the tourism or hospitality industry, I don't see rationale in going to pay that much for a masters degree in the WI. Or except you are just looking at studying anywhere else but Nigeria. My 2 cents.

I agree to an extent with you guys on the need to understudy an estate agent experienced in the field.  I have run an extensive service based business for some 5 years in Lagos and understand the peculiarities of doing business in the Lagos terrain and naija in general.

My outlook on doing business in any sector is that once you are able to break this down into a number of highly predictable steps and processes, you are able to simplify and take out majority of the complexities that makes people say 'Naija factor', 'o boy this na naija' from such businesses. I believe the same could be done for the real estate sector. Take for instance, who would have known the specifics of the unwritten rules of real estate business in naija or lagos until someone like lawyer decides to break down and further simplify the whole process. Lawyer - ever thought of taking time out and writing a book on this 'the official guide of doing real estate business in Nigeria', 'what they don't tell you about real estate business in lagos' - you could be looking at a best seller here and possibly retire early  grin. More seriously if from the little I've seen from your posts here, I think you are quite capable of doing this if it catches your fancy. Yeah I know that 10% on that 500 million naira property might be more attractive, but a published legacy such as this to your name could be quite invaluable  smiley

Back to my talk on breaking down a sector into predictable steps and processes, The internal tax process in Lagos was cumbersome, fraud-prone, full of complexities and sometimes unworkable until a company called ABC sat down with lagos state, did a dispassionate review of all the processes, broke it down into a series of predictable steps and processes, introduces some secured IT-based checks and balances, and automated the large portion of these processes. Until this was done before folks actually started asking, why had we ever been using the old process in the first place. And lagos state is now generating an internal revenue of about 5billion monthly compared to the 600 million when they were on the old process.  I believe the same could be done in the real estate sector - mind you as a business and not directly to influence govt processes which i dont' have the means to do. I'm of the firm opinion that an estate agent, if your business processes are well documented set of highly predictable processes, and you have a good lawyer and estate agent working with you, a very effective real estate agent business could be laid down. Am I sounding too optimistic, I always am but I'll found out in months to come.

And by the way, thirdeye, could Realty Point offer this tutelage via distance learning. i.e package the essentials I need to know into a series of electronic communication disseminated over a period via email. ? And what are their fees like?

Once again very thorough and detailed information.

On the sellers (or buyers) lawyers 10%, isn't this negotiable? Is it an unwritten law that it must always be 10%. I'm not saying that this is too much for a lawyer to charge. My perspective is this. Assuming you are an estate agent with some degree of assurance in business continuity, let's say you are sure of about 5-10 properties per month to sell or let based on your considerate investment in infrastructure, branding and advertistment. You want a lawyer to work with you on a long term basis to sort out conveyance of each of your property portfolio, can't you have a lawyer agree on like 5% on the basis of continuous business rather than sticking to his guns on 10% business as usual?

Pardon my naivety, but if for instance I'm an estate agent putting substantial amount into advertisment soliciting for properties from landlords and at the same time building a steady potential tenants database and also with overheads such as staff salaries, office, etc, I would ideally want to work out an arrangement with a lawyer that mutually understands that the process of conveyancing is somehow fixed (as you've outlined in your posts) up to an extent and would want to lower his fees on the basis of prospects of continuous and steady business from a specific agent.  Would this arrangement be workable for a lawyer with an estate agent who is not necessarily based in lagos where the process of property conveyance and all the peculiarities that comes with it would be less complex. Personally would you. Say for instance an agency like Jide Taiwo & Co or Diya Fatimilehin & Co wants to work with you and you know there is a potential of say 10 to 30 properties to handle per month, would you agree to a lower % charged for conveyance fees?

The battle line has been drawn between Thisday Newspapers and the Lagos State Government, personified by its immediate past and present governors, Bola Tinubu and Babatunde Fashola. The past one week has witnessed a barrage of negative reports on Lagos State by Thisday.

I will not dwell on the truthfulness or otherwise of the reports. This piece is to affirm that the hypocrisy of Thisday within the Nigerian socio-political milieu is gradually becoming open for all minds, discerning and undiscerning, to see glaringly.

On Tuesday, July 22, 2008, Thisday’s website had a huge headline reading: “PDP, Obanikoro Call for Tinubu’s Probe”.

I am so surprised that strident calls for Tinubu’s probe came to the notice of Thisday only yesterday! With the very transparent corruption that all the serving and former governors have displayed since 1999, do we need any special investigation to know the existence of so much corruption in contract awards and other government business?

Apparently “encouraged” by the Lagos PDP commendation for the “mind-boggling disclosures” and “for taking the lead” in the patriotic duty of exposing pseudo-progressives such as Tinubu who pretend to be fighting for the masses”, Thisday has “urged other newspapers to wake up to their responsibilities in doing same in the interest of the nation’s democratic project”.

I am not holding fort, or defending the Lagos State government and its governors. I am only curious about why it is only within the past one to two weeks that Thisday Newspapers suddenly “discovered” questionable contracts of the Lagos State government, after its “investigative” journalistic work.

Thisday media is stabbing the Nigerian people behind their back. Why has Thisday only now decided to give prominence to allegations against the former Governor Bola Tinubu? Why is Thisday only now deciding to give prominence to the issues raised by Musiliu Obanikoro since last year during the heat of the 2007 electioneering campaigns?

Is this not the same Thisday that organizes bogus Awards for “achievements” by our underachieving government leaders? Thisday employs all forms of adjectives and superlatives to describe how failures have “achieved” in government. I don’t know what Thisday thinks government stands for, may be Thisday thinks a government is good when it is thought so by its attention-seeking and lavish publisher.

The manner in which Thisday splashes colorful photographs and celebrates the high and mighty, including governors and ministers, with their pseudo capitalists and money-spinning “corporate” patrons often stinks to high heavens. This is not the practice of any serious, balanced newspaper anywhere in the world. Thisday has connived with these attention-seeking governing politicians to promote and celebrate mediocrity as achievements.

This promotion of mediocrity had prompted me to write “Thisday Awards: Celebrating Mediocrity in Government” , in which I totally condemned the over-celebration of under-achievement. The Governor Fashola had received the ‘best governor award’.

As at today, Fashola has returned the “award”, which he called a “Greek gift”. Greek gift or not, none of the governors in the 36 states of Nigeria today deserves any award! It is crimininal to award someone who scored 40 percent, because s/he scored the highest marks in a class of disgraceful failures. Normal societies or communities would rather ask questions and seek reasons for the poor performance, than celebrate and “award” failure and mediocrity!

The shameful discovery only now, of the gross corruption happening in Lagos epitomizes the hypocrisy of Thisday, and other such news media. What is so “revealing” in the obvious corruption by our governors?
