Here's a solution that night work,
Cut open the cracks to be wide enough. Use a cutting machine to make it neat and controllable.
Fix steel reinforcement to go down to the foundation and cast the concrete mix.
If symptoms persists then there's trouble with your foundation.
I hope this helps,

It's not even only the of both architectural and structural drawings alone but the cost of adding decking, beams, wallin finishes etc for the extra 2 rooms added and cost implication of a change in roof design.
So many factors affected the change in building cost.

Flaghouse1: 32-33million. What is contained in the BOQ Hello Flaghouse, The initial BOQ was at 27million last year before we commenced the ground beams and then we had a plan for 2 units 3 bedroom flat. The client later wanted more value for the land so he requested for rooms upstairs in the roof attic. After revisiting the architectural drawings and introducing a new structural drawing to cater for the change in foundation and upper floor, the BOQ was reviewed to 32 million including external works. Presently, the BOQ is undergoing variation because of the hike in building materials that happened sometimes this year. This hasnt been concluded, that is why I said 32-35million. Regards, Arc. Efe |

Otitokoropupo: House, I thank you all. More suggestions welcomed.
@abu, thanks. Unfortunately not around Kwara.
I will still appreciate any comments on my below question:
Also, does anyone know if there's a minimum thickness to use for pipes going into the ground. Is 2mm thickness sufficient or to prevent corrosion, its better to go up to 3mm or above? If the site is in Lagos and on d island you need thicker cos of the salt water and please provide oxide protection against corrosion. It's just safe to go thicker though. Corrosion will still happen anywhere. Regards, Arc. Efe |

Otitokoropupo: Can anyone please recommend a good welder to me who can interpret a sketch for a carport by himself? He will need to be mobile and bring his welding machine/generator to site.

P.S.: In case there's also someone like me who was looking for sizes of galvanized pipes, I found a Nigerian site online who seems to specialize in sanitary wares and had this in their collection. Its frakem dot com. There'll probably be more variety and cheaper in the markets, but at least it gave me an idea. Call Mr Paul. 08066871978 He is sound. Can interprete all your drawings and fabricate on site. Regards, Arc. Efe |
Properties › Re: Flat Roof Design Vs. Pitched Roof by EfeEj(m): 10:10am On Apr 26, 2017 |
INDESTRUCTABLEX: Hello pro builders in the house. I will be starting my building project soon and I have been thinking about roof designs. Personally, I like the feel of flat roofs. But I had lived in a house that leaked heavily (just decking, no roofs). And this has given me reason to rethink.
The typical roof designs in Nigeria are pitched. Is this because of our weather? Is it more expensive or cheaper in the long run?
The idea for a flat roof is because I intend having a vegetable garden on the roof and of course DIY solar assemblies. Will this decision cost me more in the long run? And yes, I have limited funds Hello guys, I love this discussion. I stand for flat roofs over pitch any day any time. But i prefer to use a different technique to dodge concrete slabs in a flat roof as much as possible. What I do is I make the roof parapet high enough that it can accommodate the slope of a flat aluminium roof in a way it Is still not visible from the outside. It depends on the design of the house and hence the roof design. So in most cases it comprises of; A flat sloping roof to one or 2 directions covered with long span aluminium roofing sheet Gutters that drains the runoff water from in-between the alu minium roof and the concrete parapet Gutters should be treated with water sealants Drain pipes to channel runoff water from the roof to the waste water system. I guess with this it's a problem solved. No need to bother about the disadvantages of decking. I hope this helps. Regards, Arc. Efe |

Properties › Re: Is There A Demand For Brick Houses In Nigeria? by EfeEj(m): 11:17pm On Apr 25, 2017 |
obongitiad: Good day house,
Our company is currently working on building a housing estate with at least 100 housing units of 2 to 3 bedroom flat apartments.
Based on the figures we are getting, it appears that it is cheaper to build with clay bricks than with the conventional sandcrete blocks and cement only. Our aim is to produce affordable housing units for Nigerians and building with bricks seems to be one of the best ways to achieve that.
However, we will like to know from the professionals in the house if it is advisable to embark on such a project with bricks. Will Nigerians pay for and opt to live in brick houses at this time?
Your responses will be greatly appreciated.
Thank you. Hello OP, People will definitely buy and live in these houses if they are structurally sound and we'll finished. Take a look at Amen Estate on Eleko road, Lagos as a case study. The estate employs same concept you are proposing. Most of the buildings are sold out. A lot of Celebrities and influential people live there even though it's quite a distance from the town. Once you get your studies right, and with the right implementation, I think the sky will be your starting point. Regards, Arc. Efe |

TLAX: Yes i am interested in knowing how this works? This Waste Treatment System I am talking about is a sustainable waste management technique for the handling and treatment of sewage and all grey water sources, as well as biodegradable fractions of municipal solid waste and bio medical waste generated in a hospital. The system achieves sustainable water conservation and zero-discharge of wastewater to the environment and renewable energy (biogas) production. The process is anaerobic system way of managing waste. Anaerobic digestion is a controlled biological degradation process which allows efficient capturing and utilization of biogas (approximately 60% methane and 40% carbon-dioxide) for energy generation. The Biogas is produced by bacteria through the bio-degradation of organic materials under anaerobic conditions. This Waste Treatment System is being proposed to address the key disadvantages of traditional sewage treatment plants. For more info Please contact Mr Seun Olaniyan 08035207445. Tell him you are from Arc. Efe. He will help you out if you have more questions on cost and workability. |

Installation of a Biodegradable Toilet Waste Disposal System
This system contains certain micro-organisms that feed on the faeces discharged leaving a gaseous by-product that can be used for domestic cooking or converted to energy if bottled.
The system does not get full like the conventional Soak away tank system. Hence, there is no need for evacuation.
