I am here for treasury bills. This is a pro-tbills forum. We equally have threads for construction and properties etc, if you wish to take a deep dive into properties, please do so in the right forum.
It's insane that we will invade tbills sanctuary and start talking down on tbills.
Meanwhile, we all have our reasons for investing. Tbills fits what I want(to count billions in physical cash).
I have stated here before that it took me years to sell a twin 3 bedroom in a federal government estate for less than 10m, an investment I held ffor about a decade that returned less than a million naira in rent and a police case.
Land banking is great but must it be great for everyone? You might be that exception just like I was check well and do not allow the bandwagon effect catch up with you.
From my experience, land is not easy to sell except maybe you are a professional agent and if you are not then expect the agents to squizz you off your earnings.
I am not saying you shouldn't buy properties but I am saying don't believe if you have a surgery to undergo, you will sell that land next week and cash out.
I pray tbills remain around 20℅, go and buy your land and make all the money, we ain't competing. Exactly bro. Exactly. All these rubbishing the TB regularly should just stop. You know quiet well before clicking on the thread that it is a TB group, so why come to rubbish it. I am even okay with TB up to 15% provided interest rate/lending rate falls close to 20% too. Below 15%, i will half my investment and put the other half in dollar mutual fund at 10% per annum to diversify but won't leave the naira investment totally. You won't appreciate liquid investments like mutual funds, TB and bonds until you meet yourself in urgent emergencies then you will know solid cash like land may land you in problem to quickly and easily convert back to liquid cash to solve your problems. The agents would smell your desperation and starts giving you shitty prices. Bring buyer today to inspect to come next week with cash which he will disappoint. Some will even say they only have 3m on ground for a 5m bargained land, out of desperation, you will say Yes only for them to say it is even 1.5m cash that is on ground to pay the rest in 6 months etc. Also, let's be careful on this group, apart from land agents, so many scammers are on nairaland looking for who to dupe. It is an anonymous group and anybody can claim to be what they are not...rich, have large investment in TB, bought this land for this price to sell for this price etc all just to lure unsuspecting members with cash to contact them privately on how to help them. |

unite4real: You cannot continue to roll over Treasury bills at the same rate annually and get fixed and guaranteed return. The rate could become way lower by the time your first investment matures. It could also be higher but the average cannot be 20%. We all know why we are seeing such elevated rates lately. By the time the economy stabilizes and inflation goes down, MPR rate will go down and rates TB rates will be lowered . I don't think 20% will be available next year.
Some of us have even done TB at 10% and at such times it looked high to us it's all about the state of the economy at any material time. Foe now, 20% is good but its not guaranteed.
If you had invested the N20 million in a bond that lays 20%, then the guarantee of N4 Million annually can be certain but not TB Either way, just get the point am making and investment is not a race. That Jide invested 2m in land and got 20m in 5 years does not mean Bayo should do so too. Know your investment temperament, time, skills etc to do it. The most important thing is that at the end of the day, you are making a decent return. Jide makes 20m out of 2m in 5 years, if you make 7-10m within that period, it is just good too. |

Key word here is diversification! No body get time to dey market land up and down o. See, make una forget land matter abeg. Nobody is trying to convince anyone to leave TBills for Land banking. Simply add land banking to your portfolio if you can, that's all! If you can't, then continue your TBills in peace. I totally agree with you. You can do the 2 together as a means of diversifying. Moreover, who says you can't use your treasure bill to fund your land purchase. Let's do a little maths - i invest 20m in TB giving me 4m per year which i now use in buying a land. If i continue that process for 5 years, i will still have 20m after the 5th year with land investment of 20m ( 4m per year land buying) Total return on invested capital of 20m in 5 years = 20m (TB) + 41m from land banking in 5 years ( 4m land in years 1 now 15m, 4m year 2 now 10m, 4m year 3 now 6m, 4m in year 4 now 5m and 4m in year 5 now 5m) So in 5 years, using my TB return to be buying land will give me roughly 60m return without touching the money. The naira devalues against the dollars by 24% per year My TB 20m returning 61m in 5 years is 25% growth per year which beats the dollar that is been used as bench mark here. In other words, what my 20m could buy 5 years ago like car, my return will be able to buy it with little change on it today. in 2014, $1 = #197 and in 2024, $1 = #1650. That is a 23% devaluation per year. He claimed someone bought a land in 2008 for 2.2m and sold it this year for 73m, that is a 23% growth rate per year within that 17 years.

TB is not a business but a form of saving money for future investments instead of allowing the money in the bank to accumulate bank charges. A lot of people speak about real investment but forgot you need a reasonable amount of you must make profit. I bought a land for 3.5m in 2013 and I can hardly see an offer of 5m in 2025.
Like I said, Real estate is good and TB is also good depending on your intended purpose.
Do you know how many people TB is paying their bills today?
Put that same amount on land and you may likely get your interest when you sell it. Unfortunately bills don't wait for your land to appreciate
