PropertiesRe: Alternative Building Technology And Its Application To Nigerian Architecture by EmperorOlu: 8:24am On Jul 29, 2013
spyder880: Many readers of my threads are concerned about the costs of building a house in Nigeria. It is on the high side. This is largely due to the type of building materials we use to construct our houses, and the labour intensive methods we employ.

So, what is the way forward? What are the options? Do you have any idea of how to reduce construction costs in Nigeria? Which building methods/materials do you suggest and why? Please bring all the ideas here.
This is a very good thread indeed.I think the reason for the high cost of homes in Nigeria is greed and not due to the type of building materials used.I have been involved in the housing industry in South Africa for 8 years and the thing i have learnt have shown me that we are very greedy in Nigeria.

Some of these houses that they sell for N70 million will not cost you more than N20 Million in South Africa. Why is this so? Nigerian Greed.I have done a lot of research into the problems in the Nigerian property industry and the biggest greed factor is the price of land.I mean how can anyone sell land in Nigeria for N200 Million ? undecided This is a country that lacks 24hrs electricity ,lacks good roads and even lack pipe borne water yet we are selling lands for over a Million dollars? The second problem is the fraud which is being committed by the Lagos state Government in the lekki axis where lands are being repossessed without any compensation for the people.Thius ultimatley drives up the price of land in the area and a fake send of high demand is created by such actions. At the end the ordinary get screwed and has to pay more than the land is actually worth.

Do you know that in Texas you can by an Acre of land for $100?
Do you know in Florida you can buy a waterfront land for as little as $10,000?
Do you know in Michigan you can buy a whole 4 bedroom house for as little as $13,000?

Please research all the claims i have made above too see how we are killing ourselves in Nigeria. If Americans can be so accommodating to their people why are we so greedy in Nigeria? What excuse do we have?

In Nigeria we create our own problems with our own hands because we are greedy and selfish as a people. The so called low cost housing in Nigeria is only for millionaires because the cheapest home you buy from Government is around N4 million even though they spent around N1.8 million to build those homes.

At one point in time i wanted to bring containers homes to Nigeria as i am experienced in this field but i was turned off when i found out that the cost of an empty shipping container in Nigeria is twice what it cost in South Africa. My brother we can analyze from morning to night but if we as Nigerians do not chnage our attitude of excessive greed there will be no hope for ordinary man.

This is a container home in china used as a farm depot.I can build a massive container home like this in South Africa with as little as N20 Million (Land Included + Good Roads + Upmarket Neighborhood + 24 Electricity + 24hrs Running Water ) but it Nigeria it will cost 4 times more.

Result :

The South African house is superior to the Nigeria house in all ways possible and has more features but cost 1/3 of the Nigerian house's price. It means in South Africa you get more value for your money when it comes to Property and you have change to spend other things like cars e.t.c There is constant electricity and running pipe water so need to buy a generator or build a well. The contribution work of the South African builders is all superior so you won't find slanting pillars, wobbled door frames and mismatched tiles like in most Nigerian homes.

PoliticsRe: FG Condemns Removal Of Egypt's President Morsi. by EmperorOlu: 10:38am On Jul 05, 2013
Frank-C:
Too many kids running around the block. Nigerian government foreign policy has been very solid, consistent and more ideologically driven lately. Nigeria has had a very bitter experience of military rule. Most Nigerians (apart from few CPC/ACN people) believe that the worst civilian government is better than the best military government.

Nigeria is an acclaimed regional power. A power house that is fast translating her potentials to reality. African biggest democracy and home to more than 250 black african ethnic nationalities who coexist side by side amidst mind boggling contradictions. Home to strong but professional military and a fast maturing democracy.

You can quote me, no voice on the continent is stronger on this issue than Nigeria's. Only ACN/CPC touts and few illiterates will link this strategic foreign policy position to a terribly unlikely similar event in Nigeria or to local party politics, I will not be surprised if some of them even link it to Amaechi because that is all their little mind can see. Which normal human being will expect Nigerian government to remain silent on the happenings in Egypt (your strong ally during your difficult period of civil war), nor even expect the government to support military intervention in civilian politics. Morsi may represent something reprehensible, I personally don't like any political party that espouse religious ideology but he was chosen by majority of Egyptian people for a time limited tenure. Egyptians should learn to strenghten their democratic institutions to impeach the guy but not remove him by street protests and military intervention. Besides, no government fixes a country after one year in office. Rolling out tanks in the street of Egypt just betrays the weakness of Egyptian democratic institutions.

You will notice well reasoned foreign policy position from this government. Ranging from Mali to Libya and now Egypt. There seem to be robust debate in the 'war room' before a position is taken and we have never been proven wrong. Actually, South Africa lost her leadership role in Africa to Nigeria because of the way we have conducted our foreign policy. Not that I expect children to understand this, but I know that GEJ and Ashiru are doing something right.

These are people with guts, passion for change and sincereity. Those who are not ready to compromise, those who are not interested in their stomach, rather they are ready to satisfy their conscience that they are doing the right thing.

One thing you should know is that the Government should respect his/her citizens because they are his employer, they are his master, they elected him from the dept of their heart to represent their country, to provide their needs, to protect their life and property.

But here it is different. Nobody is ready to sacrifice for another. All our Martyrs are long dead and gone, nobody is ready to take up the mantle and fight for the interest of the poor man.

Did you even bother to go through the resume of the Minister of Defence in Egypt?

sincerenigerian: Many Nigerians believe that he has no control over her. After all, this is a wife and a woman whose many actions have been scandalous, and which have brought private ridicule to his person and his office. In spite of the brouhaha and denunciation and rumors that followed the “Permanent Secretary Scandal,” the President has remained quiet. His wife and others are tugging at his Achilles heels; yet, he goes about his business unperturbed. When you look at the larger picture, this is about greed and corruption and unbridled ambition. This is about a woman who has given great thought to life and living conditions after 2015. Knowing there is no chance in hell, or in heaven, of a second term for her failing husband and his failing presidency, she schemed to secure herself a future with a life-long retirement package.

The Nigerian government houses and feeds her and pays for her various domestic and foreign travels. She uses public funds to support her family at home and abroad. And for more than a decade, she’s been compensated, legally and illegally by Bayelsa State and the federal government. It is as if all the money she and her husband are alleged to have pilfered, and continues to snip, is not enough. We might as well compensate the First Daughter, the First Son, and the First mother-in-law. After all, they too serve the nation in one capacity or another. It may also be a good idea to consider the First Ladies in all the 36 states of the federation. And we might just as well compensate the mistresses and concubines of public official since they too “served” these officials, and by extension, the country.

Recently, and by her account, she came close to dying in her hospital bed in Germany. From one human being to another, I felt sorry for her. But beyond that, it is tough to sympathize with anyone who has brought so much pain and misery to others and to the country. Millions of Nigerians have no access to medical care in Nigeria. Millions have no access to quality education and to various other basic human needs. Her husband’s presidency, and other presidencies before theirs, didn’t find it humane and necessary to provide what other sane societies provide their people. When they fall sick, off to Dubai and London and German they go.

When Olusegun Obasanjo, Ibrahim Babangida, and Goodluck Jonathan take ill, they consult their medical doctors in America and elsewhere. These men ruled Nigeria for a combined twenty-two years at least. Yet – yet – none found it necessary to build first class hospitals and medical centers all across the country. When they die, I hope they get buried overseas and not in Nigeria. I have no doubt that Obasanjo and Jonathan’s coffin, along with Babangida’s burial materials would be made abroad. Perhaps all three should consider importing the soil, the dust, and the worms that will surround them after their death.

Can someone tell this donkey Caleb Olubolade that enlisting graduates into the police will not make any difference if the training and COC of the Force is not revised? You can hire professors ,scientist blah blah blah but if you do not build a world class police academy staffed with seasoned police trainers from all over the world you are wasting your time. The training of our police is similar to training monkeys to carry guns and fire. You also need to police the police and ensure that they maintain their code of conduct at all times.

It starts from the top and if a monkey like Caleb Olubolade does not even know what to do to make the police better then he is just wasting everyone's time. Many of the personnel in different United states police departments are secondary school leavers yet they behave in a manner that maintains the dignity of their uniform and cause. You don't have to be a graduate to be a good police officer ,you have to be taught well and held accountable for your actions at all times. The only thing buffoons like Caleb Olubolade is good at is changing uniforms every 10 years to launder the image of the pathetically useless Nigerian police force.

Finally why are they waiting for Jonathan to commission the CCtvs before they start using it? This is why i hate Nigerian leaders. In foreign countries ,they don't commission street cameras. They install it and start using it immediately without any fanfare. How much will the commissioning ceremony cost again? I swear GOD go punish all these bastards including Jonathan who are just running this country like barbarians. Start using the F-cking camera instead of waiting for stupid Jonathan! angry

Thanks for the dramatic pictures, Emperor Olu.

Good to see Obama visting Africa, and even better to see him standing beside former President Bush, whose African visit coincides with that of Obama. Uncle Sam needs to wake up to Africa's economic potential before Africa becomes an off-shore province of China, and Obama's visit will further that urgent imperative with new ties forged at every stop on the presidential itinerary.
There were more security teams on ground but the police did not allow the photographers to take pictures of them. The Chinook Helicopter which landed before the Obama's helicopter contained more than 15 Navy seals armed to the teeth. There were also many secret service and NSA spotters with binoculars ,sniper rifles e.t.c on the roofs, tinted cars and on the mountain. The Photographer was lucky to get these few shots. The SA policemen were not allowed near the Helicopter.Their job was to stand on the outer perimeter of the LZ and stop people from coming through.

In 2013 it is very unprofessional for a construction to be using a free Hotmail account as their contact email. If you can handle multimillion Naira projects i see no reason why you can't you build a decent website for a few thousand Naira. One more thing ,if you want people to have confidence in your work always put your photograph on your post so that people can identify you easily and won't fall prey to fraudster who may tray to use your company's name to scam innocent people.

I am a property dealer myself with 9 years experience in South Africa and this how we do things here in South Africa.Without a website and a photograph nobody will do business with you here as you will be regarded as unreliable and unprofessional.Get with the times and up your game.
