I am a yearly tenant and do not owe my landlord. The man decided to be greed and I had no option but to report him to office of public offender.

It happened that his negligence almost cost me my life and destroyed my properties, AC, TV, Shelve, speaker etc.

When it happened people told me to claim damages but I refused citing that I didn't want to take advantage of the situation, being alive is enough for me. The landlord was even begging me not to report the matter than he will compensate me. I told him I have no intention of reporting it, that he should just fixed his house back.

This man didn't fix the house, I called and called but he refused. I had to fix it myself and moved in because searching for a house is too expensive. I needed more time to search and get a better place. For two months I was out of my house because of the job going on. But when I moved in, I was surprised that this same landlord that begged me to be calm came and started disturbing me to pay his rent.

I was surprised, my rent hasn't expired, for two months I didn't stay in the house because of your negligence, my properties got damaged and I am not asking for compensation, I just moved in, yet to settle and you are pressuring me for a rent that hasn't expired.

I told him I will pay when my rent expires but will remove the money I spent doing work he wasn't supposed to do. This man refused and started shouting. I didn't expect him to behave the way he did after every thing that happened so I told him, I will be packing out of the house instead when my rent expires.

To my surprise the man brought a quit notice and asked me to leave his house the following month. Now that action got me angry and I decided to ask for compensation for my damaged properties.

Today, I filed a formal petition costing everything that got damaged and everything amounts to one million. The person handling the case after narrating the story to him and showed him video and picture evidence he became so angry and further extended the case to Lagos State Building agency which means the house will be surveyed for structural integrity and if it fails the test, demolish will follow.

I didn't want to toe this part but the landlord allowed greed to blind him. You caused someone damages worth millions, he didn't request for pay back, his rent is still running yet you are pressuring him to pay days after he moved in.

Let him face the consequences of his greed

Nairalanders, I need your help.

I just moved into this new apartment and within a month to the expiration of my rent, I got a call from the caretaker to see him and he told me they would be is increasing the rent unless I renew before it expires but I didn't have it at that moment and pleaded but he said that's the decision of the owners of the house.

The landlady leaves in the building as well but the caretaker receives rent payment and all for reasons best known to them.

I went to see the landlady and she stood her ground that if I can't pay I should leave. Well, I could deduce her actions for doing this as she had a quarrel with my fiancée and it has been settled but she still had it in her mind.

I don't why people have dumb mentality. A landlady and a tenant cannot quarrel and settle in peace anymore.

I choose to pay the rent increase last year in order to let peace reign. On a norms, I would never pay for such an increase( I mean from 200k to 250k) Now, I just got a letter delivered to me this morning which is a notice to quit as my rent just expired last month.

Normally, when my rent expires or about to, the caretaker will call me and ask when will I be renewing it but this time I didn't get anyone at all which means they actually planned it before now.

They didn't even call me for a meeting to discuss, who does that?

And on the letter, there was no reason stated on the quit notice and it's a 6 months eviction notice. I spoke to my lawyer and she said that's how they do these days issuing quit notice without prior notification even when you're paying constantly.

When I went to see the caretaker, he told me it was because I was absent in the last meeting that was held in the compound. What trash! I rained curses on him to the extent that he couldn't voice out a word again. Apparently, he was shocked as I'm always very gentle.

Are they sharing money in the meeting or what? Or I would leave my business and be in a meeting on a weekday when I can always get what was discussed in the meeting from people that were there.

The reason didn't even go down well with me as it got me really annoyed. I have decided to park out but I want to make sure they see pepper.

Can I stay up to a year or more before moving out?

Please I need your advice, thoughts, and ideas. Thanks in advance and pardon my typos as I'm typing from my phone.

I promise to make this simple and short. Please kindly bear with me. however i write this am mind is filled up.
I just got an apartment where am living for now with my wife and daughter which is going to be 2yrs of me staying by January 14 2024. but the issue i have right now is that i was suppose to renew my house rent January 14 2023 the sum of 550k year due to how difficult everything was so

i make half payment on December 2022 to the lawyer and make the lawyer understand the situation of thing at the moment and he accept with me sum of 275k that's 6 month payment so hoping before June/July i will be paid the remaining half. fast forward to August 16 i message the lawyer

again on WhatsApp again concerns the second half payment which i did another 275k but to my surprise after paying the said amount i got quit notice letter just 1 weeks after making payment that i shouldn't renew my rent again and i should leave the house before January 14 or by January 14. so i went to the lawyer office and let him know how i feel about this that what my offend and when you know you're given me QUIT NOTICE why collecting money from me again and he doesn't respond to my question saying the landlady complain my wife doesn't use to greet her whereas we are living in the same compound but we tenant have our own gate while the landlord have their own personal gate and compound we doesn't share the same compound because there's demarcation between the tenant and landlord.

my problem and concerns at the moment is i don't have money yet on me to rent another apartment i will really need enough time. I want people here to enlighten me on this under the law, is it how it works in Lagos state and secondly i was told they are coming for inspection of my apartment by November if i made any damage in the apartment when am still living in the apartment likewise am new to this i pay for damage the sum of 60k i never damage anything in the apartment still this moment everything is in order. i really better knowledge on this about the quite notice and inspection of house around November because i don't trust the landlord for who they claim to be PASTOR

I'm still to read and reply back

thanks

You're a joker, business in 9ja right now is equivalent to setting your money on fire, the statistics shows that majority of businesses in Nigeria fail or operate at a loss within the first 3 to 4 years but a well located property can always be sold at an amount that has appreciated. Your capital would be in tact and if you're lucky the profits will make you smile as well!
Sometimes you should be fast to learn, and slow to respond.

By statistics, who make more money in Nigeria, Businessmen or Landlords?

Do not just Talk. Learn to Think.

When Landlords get wealthy, it is not because they are Landlords, but because they are Businessmen.

Before you respond, if you must, first Think.

A Poor Landlord is an Abomination, but sadly, there are too many Poor Landlords in Nigeria.

Renting your first apartment or house is an exciting turning point in your life. It can also be stressful, since the huge yearly rent (we envy climes where tenants pay on a monthly basis!) often uses up the bulk of your Salary. And then there’s the fact that you need to adhere to certain rules and policies, as well as seek out your landlord whenever something goes wrong with the property.
You’ve probably heard worrying stories about absentee landlords. However, most aren’t there to scam tenants . Like any business, they’ll only succeed by providing a quality service. You can do your part by being a model tenant. Here are some ways to do just that:

(a) Be honest when completing the rental form.
Don’t lie about your job, finances or how many siblings you have. It’s tempting to sweeten the truth a bit in order to get into a great apartment, since the market can be very competitive. However, as soon as your landlord finds out that you lied, there will be trust issues.

(b) Contact your landlord right away if there is a problem.
Don’t let the problem get worse by letting it fester for weeks. If the plumbing system is faulty, a window is leaking or a funny smell is emanating from the carpet, speak up. Find out what the protocol is for reporting repairs and other problems, and then follow it precisely and promptly.

(c) Pay on time.
Nothing is more aggravating for a landlord than having to chase up payments from tenants. If you want to be on your landlord’s good side, pay on time. If you’re going to have a problem paying in full, let your landlord know as soon as possible. If you’ve been a respectful, friendly and trustworthy tenant so far, your landlord will probably be a little lenient when these matters come up.

TIPS FOR FIRST-TIME LANDLORDS
Investing in real estate can be a great source of income, but it’s not a passive income. You’ll need to be active in ensuring that your properties are maintained and that your tenants follow the policies you have in place, not to mention pay on time. Here are some ways you can ensure things go as smoothly as possible:

(a) Separate your personal and business phone numbers.
Doing so will help you maintain the ever-elusive work/life balance. However, it’s important to also be readily available for emergencies, as it’s your responsibility to handle any repairs needed on the property. How can you get the best of both worlds? Fortunately, You can have a single cell phone with a dual-sim capabilities, so your personal space can be protected to some extent.
(b) Create a business entity.
Even if you are running a solo operation, have an lawyer help you set up a business entity. The business name can go on all of your paperwork instead of your personal name. You can be known simply as the landlord rather than the owner of the house (even if both are true). A tenant is unhappy with a policy? Say something like “The owner is very strict about this.” It will help you to enforce your policies without creating resentment toward you as a landlord. This trick will make your life a whole lot easier.

(c) Outline your policies right away.
It’s a bad idea to make rules up as you go along. Learn as much as you can from seasoned landlords. They all have stories to tell about tenants who did something unexpected that warranted a new policy to be put in place. Learn from their cautionary tales, and then set up your own list of policies. Be sure each tenant has a copy of your policies and that you enforce them.

I moved into this apartment about two weeks ago. Mini flat, only myself, excellent neighbourhood; I'm constantly indoors and not social.

But the landlady has been a pest so far.

The property has three tenants, but only one has been there for over a year.
The renter I replaced still works for her today, but quit the house only after a year.

The longest-tenured tenant (five years, married man with kids) warned me about her before I moved in. That she meddled in the affairs of her tenants. He is also desperate to leave the house this year.

Under the pretext of protection, she herself told me that she routinely informs her tenants' families of every move they make.

Today, the camel's back broke.

A female acquaintance of mine recently stayed with me for some days.
The landlady took offence and informed me that she does not want any female visitors except a known girlfriend.

Before relocating, she had also said that she did not want much male visitors in order to avoid disruptive behaviour. Made sense to me security-wise.
Wasn't a problem since I don't have male friends.

The next day, I saw her and informed her that an animal was running in the roof, as well as other anomalies I had noticed in the apartment.
She said that it seemed I was dissatisfied with the home and that she would provide a full refund without delay.

I made certain to inquire whether the prohibition on female visitors was on security grounds, but she said that the residence was a Christian home where everyone must be family, notwithstanding the fact that the tenant before me was a muslim.

Today, my agent came on my door and informed me that the landlady had complained to him. We subsequently met with the landlady, who once again threatened a complete refund.
She continued by saying that I am too young to have female companions because they would destroy my life.

I'm 23.

This evening I took the decision to collect the refund, cut my losses on the agreement and commission, and look for a new flat in the vicinity.

I had only heard rumours, but I had no idea such toxic home owners exist. The husband of over 33 years is pretty laid-back and even made a joke about my bringing a female acquaintance around to my guarantor.

The wife on the other hand is hell's fury.

Please, can anyone highlight the procedure for ejecting a tenant from one's building in lagos?

The said tenant was owing over 1 years rent, not paying and not leaving.

Tenant was charged to court. The case has been ongoing for more than a year. Tenant and her lawyer do not show up in court on hearing date and have been adjourned for this reason each time...

Now running to almost 3 years in the flat without paying rent and without leaving....

I will make this as short as possible

There is this tenant that we gave quit notice since 2018 because of inability to pay the house rent. Up till now he has not moved out, we handled the case legally and its still in court till now.

This is the 3rd year that the man and his family have stayed without paying 1 naira because of our poor judicial system, we are still hoping the court will eject them this year.

Now there is another tenant that is very close to the man's wife, she did not pay 2019 rent and she was given quit notice 6 months ago to leave before December 31st, up till now, nothing has happened, we think she wants us to open a legal case so that she can stay for some more years free of charge like her friend.

Please what can we do concerning the two tenant situations?

The house is situated in Lagos. Ayobo area to be specific

This is going to be on hell of a long post. Please read and bear with me. I'm writing on behalf of someone who happens to be my bestie and her mom is like my mom too.

So bestie's mom is a civil servant that earns on monthly basis, she took loan severally to build herself a house located in ogun state. With plenty of pains, starvation and hunger she finally completed 4 flats of two bedrooms each after like 10 years. Ever since the building has been ready she has never for once enjoyed steady flow of rentals her tenants, it's either they are unable to pay and get kicked out or the new tenant comes up with a story of how his business went bad.

The house has been ready for not less than 6 years now with various categories of tenants. Mom is really sad and decided to hand over to a caretaker, the caretaker suggested that all old tenant be sent out and fresh new people taken in. The debt of some of the old tenants was up to 2 years oo. For one particular guy who happened to be a colleague of my friends' mom , his own debt is up to 3 years without single pay. He keeps coming up with cock and bull stories. The idea of the caretaker was that mom holds a meeting with the tenants and tells them that she sold the house to someone and that the old tenants should move out as per they don't kuku have rent in advance. The meeting was held a lawyer was called and quit notice was served to those tenants giving them 6 months.

Now the issue is 6 months lapsed with 3 month on top of it. Meaning for going to 3 years for some tenants no pay and she hasn't gotten paid for 3 years by any of the 4 flats. Salary isn't steady again, debt has risen and bills has skyrocketted. My friends' mom seriously and badly needs money. The supposed caretaker and Lawyer isn't handling the issue like they should and our mommy is fed up. The caretaker keeps saying she should still hold on because if the matter is taken to court it might even take much longer than it has already. She keeps thinking about it daily and begin to get worried that it's not worth the stress building a house. These tenants are bunch of frustrating beings.

Is there a way to send those people out more quickly? Have you ever been in this situation and how did you handle it? What are the consequences of getting a court involved? Is there a better way of sorting this.

I need your opinions please mom dey worry too much. I tire biko

Hello NLs

I type this message with a very confused and worried heart because i don't know what to do next, I had financial challenges after losing my job in 2008, I had to cut down on my living so i moved from my 2 bedroom flat in Ifako Ijaye to a room and parlor house off AIT road, Alagbado, I am married with 2 kids and we live together here, we are the last of 5 tenants, my second year rent just ended February 2016 ( Last month), I owe no house rent nor electricity bill nor lawma bills.

I was able to manage my home with my farm management job. My landlord arrived by late January from London, Uk where he is based and said i should not bother paying this year's rent that we should all pack out of the house, He said some two tenants who have been in the house for many years owes him money and they also don't pay bills, he wants to send everyone packing and he gave us just 5 DAYS to move, I explained to him that i have not gathered enough money to rent new place, He said he will refund a year rent for me which is 60k (5k monthly for the 2 rooms). I was satisfied because i had about N50,000 in my account and i have been planning to move out of this out because i am not recording any progress since i moved in. I believe i could get another place with that amount. He did not promise the others any help before he left.

The two oldest tenant that have stayed for about 7 years told us after he left that he will still come back to collect the rent, that is his usual method whenever he comes around. He has been telling them to vacate the house since first year they moved in, To cut the story short, I started looking for a place and i got a place, I called him for the 60k promise to add to what i have to pay the rent. He started posting me until i got tired of calling him only for him to surface again on Sunday 13th of March after a month plus with a bricklayer, they started blocking the back door with bricks, he said everyone must move out, after much pleading, he blocked off the two old tenants while they hurriedly move out their belongings, their belongings still litter around the compound, he blocked off the toilet bath and kitchen and he brought an electrician to disconnect the light.

We are now left in darkness with no bathroom toilet and kitchen. He said he is coming back again for the rest of us by Friday 18th of March with OPC to move us out. I pleaded with him that i have gotten a new place that he should give me the money he promised so i can pay for the place and move in there before friday. He said NO, he insisted that i will have to pack my properties outside first before he can give me the money. The people who live on the same street with us started coming in with different stories of how the man has ejected tenants in the past, How he sometimes bring in Nigerian Army to throw people out, How he is heavily charmed, How he has placed charms on the four corners of the house and people started dying until they moved out, Although i don't believe that any evil power can overcome me, i am not afraid of charms because i serve a living God. They said that is how he usually promise people he thinks can resist him and he will suddenly storm the house and move them out. They were telling me with assurance that he will not give me a dime. I am concerned about him coming with who ever he has in his plan to throw my belongings out when i don't have anywhere to go or money to get another place. I do not owe this man any rent, I still have the teller i used to pay the last rent into his account. He has not served me any letter or quit notice.

Please mods i plead with you to help me move this to front-page so i can get advice and possible help. I don't know exactly where to post this but please help me move it to the right session. I need to act fast before he comes in 2 days (Friday). I am planning to tweet this link to as many people as possible. I will appreciate all the help and advise i can get, I can't imagine to be homeless with my family.

A Landlord, Patrick Emeka Onukafor, 50, Has been arrested by the police at Ago Palace, Okota, Lagos, and charged before the Cele Magistrate's Court for conduct likely to cause a breach of peace.

He was accused by his tenant, Edith Ndu of an attempt to eject her from the 3 bedroom flat she occupied at 1, havana street, Ago-Okota, by dropping a live snake in her flat.
Apart from dropping the snake, she also accused him of recruiting thugs and fake policemen to intimidate her, even though she didn't owe him.
She reported the matter to the police and the landlord was arrested. In his statement to the police, the Landlord said that the tenant owe him one (1) year rent and she refuse to park out of the house.
He admitted dropping a live snake in her apartment to force her out, but Denied hiring thugs and fake Policemen to kill the women, as she claim.

Have you ever had an experience of a tenant who has refused to evict a house even after the rent expiration?

Despite all the notifications and reminders?
Someone you told a year before and you kept on reminding him.

What's the best option for such a tenant who is threatened you the house owner that he is free to stay for another period of 6 month after his rent expiration, claiming he is yet to find another house to move to. according to Nigeria law.

He has stayed for free for three months already.

I JUST SPOKE WITH DR. ECHEZONA OBIAGBAOSOGU

I just spoke with Dr. Echezona Obiagbaosogu. I am happy that he is a long-time member of this family. Yes, he left the priesthood. He made open the reasons for his action in the letter he addressed to his bishop.
He has decided to leave the priesthood but is still a member of the Catholic Church. He took the decision to leave the priesthood over 2 years ago. He is now married.
Dr. Echezona Obiagbaosogu defended a PhD research recently on rainmaking, a research he began before his decision to leave the priesthood.
It was this defence that actually triggered the whole fake news that he dumped the Catholic priesthood to become a priest in African Traditional Religion.
The person who really cooked and dished out false information was actually one of the journalists who interviewed him after the defence on his views on African Traditional Religion.
In that interview, Dr. Echezona Obiagbaosogu saw nothing wrong with African Traditional Religion, an answer that the journalist interpreted the way he did.
We advise journalists and everyone in the media space to be mindful of the message he or she is dishing out to the public.
To my fellow Catholics, other concerned or worried Christians, and other Nigerians: remember that Bulaba has still 6 years to go, and he will eventually hand over to the next emilokan.

"Most single Nigerian girls are not ready for marriage. They just want either someone to transfer their financial responsibilities to, or someone to rescue them out of their miserable father's house, or someone they can just brag off with on social media, so that the society stops looking at them with one corner eye."

Enough said, for now.

Just ignore her. Toast her room mate or bestie, and spoil that one with gifts and attention. Out of jealousy, the main Target will rush to snatch you from the Place-holder. Then the game will balance well as initially intended.

They have collected his money again. Smh
I heard this same Mike Okiro was once in the seminary and wanted to become a Catholic priest. No wonder he seems so confused, greedy and naive, despite once being the former IGP of Police.

You are very correct. People whose towns falls on boundaries, apart from the fact that they easily inter-marry among themselves, thus creating future identity crises, they also easily war against each other.

Raising a female child comes with its unique set of challenges and risks. Here are some of them:

Social and Cultural Risks
1. *Societal expectations and stereotypes*: Girls are often expected to conform to traditional feminine roles and behaviors, which can limit their potential and autonomy.
2. *Objectification and sexism*: Girls may face objectification, catcalling, and sexist comments, which can affect their self-esteem and body image.
3. *Limited access to education and resources*: In some cultures, girls may face barriers to education, healthcare, and economic opportunities.

Emotional and Psychological Risks
1. *Body image issues and low self-esteem*: Girls may struggle with body image issues, low self-esteem, and self-doubt, particularly during adolescence.
2. *Anxiety and depression*: Girls are more likely to experience anxiety and depression, especially if they face bullying, harassment, or trauma.
3. *Unhealthy relationships*: Girls may be more vulnerable to unhealthy relationships, including emotional and physical abuse.

Physical Risks
1. *Sexual harassment and assault*: Girls may face a higher risk of sexual harassment and assault, particularly in public spaces or online.
2. *Reproductive health risks*: Girls may face risks related to reproductive health, including teen pregnancy, STIs, and menstrual health issues.
3. *Nutrition and health disparities*: Girls may face nutrition and health disparities, particularly in resource-poor settings.

Economic Risks
1. *Limited economic opportunities*: Girls may face limited economic opportunities, including lower-paying jobs and limited access to credit and financial resources.
2. *Financial dependence*: Girls may be more likely to experience financial dependence on others, particularly in cultures where women are expected to prioritize family responsibilities over personal economic goals.
3. *Poverty and inequality*: Girls may be more vulnerable to poverty and inequality, particularly if they face discrimination and marginalization.

It's essential to recognize these risks and work to mitigate them by:

1. Promoting gender equality and challenging stereotypes.
2. Providing access to education, healthcare, and economic opportunities.
3. Encouraging healthy relationships and self-esteem.
4. Supporting girls' empowerment and autonomy.
5. Addressing poverty and inequality through policies and programs.

This is the identity crises often faced by most people whose town or villages fall on geographical borders. They try to swing into any of the divides when it suits their narratives and ambitions. The list is endless.

The LP candidate in the last governor election of Edo State is an example. During his legal career, he played on as a Yoruba using only a Yoruba name. When it was time to contest as Governor of Edo State, he suddenly added and emphasised that his name is also Osaigbovo and started wearing mostly Bini attire. I was laughing then. Now that he lost, go and check when last he used that name or wore that attire.

I know Egbema and Ndoni well. Egbema people being at the border point between 3 states of Rivers, Imo and Anambra towards the coastal end of Ogbaru, lay claims to the 3 states when it suits them. Another example is the people of Uli, Mgbidi, Amorka.

Example is the Kalabari people of Rivers State. On land, they share boundaries with Rivers State and it's people. On the oil-rich swampy mangroves, they share boundaries with the Ijaw and Izon speaking people of Bayelsa state.

The list is endless as I said. Anyway, we are all one people. Na government or language or rivers, naim dey create all these boundaries.
