Jbelieve: How about invest in real estate. Like preconstruction (off plan construction) you'll need to pay the initial deposit on the property to the developer. Like a condo worth $400,000 say deposit is 15% $60,000 which you have to pay. In about 18 months to 3 years (average construction life cycle) towards completion the value would have increased to around $500,000. You sell the condo via assignment this should be stated in the initial agreement with the developer that you can assign your unit to someone else.
You (assignor) sell your unit "piece of paper" to the new buyer (assignee). They pay the initial deposit back to you $60,000 and on final closing after they have secured a mortgage they pay the developer $340,000 and the balance of $100,000 to you.
So in a space of 2 to 3 years you have earned $100,000 from $60,000 making a total of $160,000.

Kyrie2018: The paper application is currently faster. I applied online about 4 months ago and they haven't even started reviewing my application, no AOR. A friend who applied online in March just got invited to write the test after 8 months. Meanwhile, someone else who applied about the same time via paper has done oath-taking. Thank you |

MARKET UPDATE
We are still in a seller’s market which is characterized by bidding wars, multiple offers, houses selling really quick and over asking price.
Summer market always slow down a little and this year was no different. For the first time in 18 months people were free to do activities they enjoy (e.g., travel) and spent less time house hunting.
As we transition into the fall market, outlook report indicates that the market will shift back to a busy seller’s market!
What this means for SELLERS: It is a phenomenal time to list your home as inventory is still low and most houses are selling in a couple of days on the market.
What this means for BUYERS: This is a great time to buy as interest rate are historically low 2.5% and lower in over a decade.

klausserklaus: How can one start this in, say Toronto? Any links, any websites? The best way to get into it is by being preview to construction projects before they are advertised for sale. Most projects now are purchased by investors before the developers advertise to the public. So it's best to have someone update you on what's available before it's made public. And purchase is based on first come first served basis. |

Godisincontrol: As with all regulated professions, you would need to be licensed before you can practice in Canada. The body in charge for Lawyers is the FLSC which stands for the Federation of Law Societies of Canada. The FLSC has a committee which is the National Committee on Accreditation (NCA) aimed at assessing the legal education and professional experience of individuals who obtained their credentials from outside Canada. Once the assessment is done you may be asked to write one or more exams (most are asked to take the five core Canadian law courses) and/or attend and complete specific law school courses within a specific time frame usually five years.
Upon completion, you are issued a certificate of qualification with which you can then apply to the Law Society of the province you reside in or choose to practice in and meet their own requirements before you can then be called to bar and practice thereafter.
The process is
1)Submit an application on the NCA website and pay the application fees of $350CDN. 2)Arrange for your transcripts from your university and law school to be sent directly to them 3)Submit an updated CV/Resume detailing your education and experience 4) Arrange for a letter of Good standing from either the Supreme court or the NBA to be sent to them stating the date you were called as well as your status as a lawyer in good standing.
After all documents are received, you would wait for the assessment report and based on the assessment you register for the exams which are taken four times a year. This is the first step on the journey to becoming a lawyer in Canada and I hope it helps.
