Properties › Re: Construction Of 8flats, 4units Of 2bdrms /4 Units Of Mini Flats By Rotecch77 by jeffdaniel(m): 7:43pm On Feb 22, 2021 |
rotecch77: I usually look at plate that will not be quickly outdated ( just simple design that will fit in the structure)
Square pipe and frame should be thick one I.e 2mm or minimum 1.5mm
Also the lock should be ready made type. Thanks. These info. would be handy when negotiating with the welder. |

rotecch77: Nothing special about the door Only that I give the pipe specification and the plate design I want. Any listening welder will do same Never the less if you still need his contact let me know Thanks, that makes sense, what are the pipe specs and plate design one should be looking at in a good door? |

rotecch77: Pop still in progress... mainly on down section To save cost we just screed the slab and introduce cornice to the angles. Good job Rotecch, what material is this cornice made of, is it POP? |

chuksbogus2001: I am ready to tear it down . If professionals were of the openion that it's not good. I understand you bro, I always asked them at my site to tear down whatever doesn't look appealing to me. We are at the stage of plastering and I have asked them to stop until i physically visit the site and remodel the spaces to my taste. Am not a fan of high roof. I told my carpenter to do 14fts and he wanted to impress me, he did 16fts, by the time I woke up and receive pictures of what they've done. I told him to remove it, see pics below. Anyways, the hight of your kingpost should be about 18 to 20ft. And it doesn't look bad though. Will advice you to leave it or follow @ n3xt advice if workable.

Nothing would happen to this tread. You uncivilized lots think you are the only people that are viewing this tread. And I would be disappointed if that man apologise. |

zuraking: I don't know why adult with old white balls behave like eediots. Must everything be about tribalism? We have criminals in all tribe in Nigeria. If you aren't a tribalist, you won't count his post as anything. My friend you've said it all, am just tired for some people. Just imagine what one was spewing. Imagine the level of uncivilized people we deal with some times. They carried tribe on their head like rock. |

Keshinr0: I swear what the nigga wrote just dey vex me. Canada minimum monthly wage is $2900 that's about 1.4million. They want to earn such an amount, but they don't want to spend up to #100,000 monthly Please where did you get this information from. That's wrong, minimum wage is nothing close to that. |

n3xt: Rotecch77 sure have. I have too (about 36m) but not in Lagos at moment.
Rotecch77 used it in one of his project here. I believe it’s more economical and faster than using woods. Thanks, when would yours be available? Will also talk to Rotech77. |

n3xt: Have you considered using steel mold for your concrete parapet instead of woods?
For roof carcass, I’d suggest you buy from Lagos in order to minimize cost or get a reliable person to help you source from other state and deliver to your site. You can get standard wood in Lagos a little more expensive though. Thanks n3xt. No, i haven't thought of that. If it is economical, why not. Any link to read more about that or anyone that I can talk to for rentals? |

saydfact: You won't get 12ft in Lagos ooooohhh... for hardwood the best is 11ft BUT most wld be just a lil over 10ft..
so use 10ft to do your calculation and hope you know for overlap, you'll use about 3ft. leaves you with 7ft (if you understand) I see. Thanks, Will do that. |

Good morning my wonderful people, am at the point of doing concrete parapet and roof carcass. The first question is, is it true that the 12ft(3.6m) hardwood planks are not the true length, that's what am using for my calculations but my carpenter is saying the lengths are shorten now adays, and what are the true lengths of hardwood planks in Lagos and surroundings.
To minimize cost, what's the best way getting the concrete parapet and roof carcass done, since am not on ground to get somethings done myself.
Thank you for your responses. |

Mjolnir: Opinions are like anuses, everyone has one, carefully weigh ypour options and the kind of tenants you are targetting, as far back as 2008, i rented a 2br with visitor toilet and both rooms ensuite, thus 3 WC FOR 350k, in woji axis, and it was gr8. everything depends on location and target tenants.
my dads old house in the village, his rm isnt ensuite, and we hv told him severally, for us to make it ensuite for him, he has vehemently refused. , guess he doesnt understand the concept of toilet being in the same space as the room. for an 800k rent 2br house in present day nigeria. they sure deserve and will like the 3 WC arrangment, for a sub 250k a year rent, its a no brainer putting 3wc based on cost/clientel I love this topic, i wish i was here 6 weeks ago to read these comments, it would have helped me in the decision I made just last week. |
