Nigerian banks are so callous. Met a client over the weekend who left Bank A over a yr ago to B Bank. Now Bank A has refused to issue a reference to him while Bank B has threatened to sack him if the reference is not received by the end of the month. Reason for refusal is that He recommended a customer to the bank who obtained a loan of 500m and has has paid 493m. Bank A has asked him to offset the balance before the reference can be issued cos the customer has absconded.

I had this friend (cos he passed away 2 weeks ago cry) who we went into a deal together. He sourced the job while i was to carry it out. Sharing was put at 60 for me and 40 for him. The total sum is in 6 digits. I have completed the job and the money is to be paid tomorrow. Though my friend died 2 weeks ago while we were both expecting the payment, leaving a wife and child of 2 yrs.

Now i have decided to pay his share of the money to his widow though she has no idea of the transaction. Is this properhuhhuh?? I say this cos another friend advised i dont. Am i being sentimental?

My wife just started our son's potty training recently.

For awhile now i know when he wants to pee or poohpooh cos he begins to take off his cloths and his diapers, that way i know something is coming.

But getting him to either pee or poopoo in the potty is a chore . He has turned the potty to a mini chair. Just sits on it to lounge.

Well we will get there some day sha.

Now i know how employer feel when you mess or give an excuse. Before i went solo my boss usually lost his cool whenever i excused myself from work. Back then i used to wonder what was wrong with the Guy. There was a time i called in sick (was truly sick) and this chap sent me a sms saying i messed him up cos we were to have a meeting with some potential foreign clients. I was miffed.

Now i know better becos this my driver will not kill me. From day of employment it has been one story after the other. He hasnt worked 2 mths yet i have advanced him 3 mths salary. Today his son is ill, tomorrow his house rent is due, next tomorrow blah blah blah. I DON TIRE. Bought him an offical line so i can reach him 24/7, guess what he gave it to his wife.

The icing on the cake happened today. He flashed me at about 7.10am (I hr after he ought to have arrived my crib), i refused to call him back becos once i see his flashing i get worried knowing that storytime is about to occur. He finally gets the message and sends me a text saying that he will not be coming to pick me today and will explain the reason why when i get to the office shocked I get to the office pissed and stark raving mad with all mind to sack him. He comes in at 9.am and gives me the excuse. when i heard it i just tire. Believe me u dont want to know, all i know is it is the same story over and over again.

A governors consent is the ultimate legal title you can have to get 100% legal backing for any property and it supercedes the C/O any day and time.

For example if there is a court dispute in respect of a particular land between You and I. If you have the governors consent for that land and i have a C/O of that same land, your governor's consent supercedes any title i have to that land because the governor personally has aceeded to you being the true and rightful owner to that land.

In short a C/O is a prelude to getting the Governors consent but has a much greater value over someone that just bought a land with only a deed of assignment and survey plan in case a dispute crops up with you two in respect of that land.

Even if your property has a governors consent on that land and you decide to sell to me using the governors consent as a veritable bargaining chip to value the worth of your house, if i buy it from you, i will still have to apply for the governors consent in my own name for it to reflect. The only good thing is that i wont have to go through the process of obtaining a certificate of occupancy again since you have already done it before to get the governors consent.
There seems to be a slight mix up here:

A Certificate of Occupancy is only issued for Government allocated Land. Governor's consent is required to validate every subsequent transaction of real
property. For example, where Mr A buys a piece of Property directly from the State Government, he is issued a letter of allocation and he then proceeds to obtain his C of O from the Government. However, where he subsequently decides to sell it to Mr B, Mr B must obtain Governor's consent for the sale to be valid. For every subsequent sale of the property, only the Governor's consent is required. Though any subsequent purchaser can proceed to obtain a new C of O in his own name.

So to say that Governor's consent supersedes a C of O is not entirely true. It would depend on the particular circumstances on the case. In this regard, Battleaxe is correct in his analysis.

The 2 or more people who form a company are called shareholders. These shareholders are the persons who subscribe to the shares of the company in the Memorandum of Association.

Everyone,

Been off the thread like forever.

It been crazy and rollercoasting all the way.

Pulled some very nice transactions but had a very sore one.

The sore one had to do with my 80+ client. Negotiated a transaction on his behalf made some cool six digits as professional fees only for the baba to pull the plug on the transaction 2wks later asking for more money after the whole deal had been concluded (can u imagine). Had to call the 3rd party and apologise for my client's greed,. The most painful part was having to return the professional fees paid. Just got my bank details and COT is running into several thousands for a deal that did not go through. This life is really unfair, lost money due to someone's greed in these very good times. Still at oss at what to do to the baba.

That baba's action really put me in disarray for a while and almost messed me up on other transactions, but thank God for his mercies.

Enuf whinning, i can see u guys are doing gud, tollu hope u dey enjoy ur nu job, how far with e drinks?

The gazette only shows that it is free from government acquisition and if it is a large parcel of land they are selling to individuals one by one, they should either have a global C/o Covering the entire land or provide you with mediums and documents to obtain your c/o personally.

To butress Lawyer's explanation, you still need to conduct a search at the Surveyor General's office Alausa, to confirm that the co ordiantes do not fall outside the excised areas. I was once given a survey plan in respect of a property at Eleko, when we charted it, the co-ordinates did not match what was on the survey plan. Now before i buy any property i liaise wit a surveyor friend of mine who has a GPRS Monitor to read and crosscheck the co-ordiantes on the survey plan.

Monday

Met with a "client" who during discussions i found out is into serious 419 business. Wants to enter into some spurious arrangements with state governments and wants me to document the transaction. Anyway, as u know the client is always king, gave him some advice (not on how to 419 o) and his bill. He paid part and promised to pay balance on thursday. I am not looking forward to him keeping his promise though. victim no 1

Tuesday,
Sad day i must confess. Had this deal i had been structuring since december last year. Packaged both parties properly only for oneof them to back out today. Pain me die. Was expecting some serious dough from the deal. no long thing.

Wednesday,
In this my profession you really get to entertain all orts of clients with strange requests. A client called today wanting to rent a block of apartment for its staff at Ikoyi and requested that i speak with the landlord of the property. Guess what, my client is proposing to rent 8 flats for 2 yrs at $$$$$$$$ per annum. The crazy part is that they want to pay half of the rent now and the remaining half in a year. Can you guys imagine that. When i put the proposal before the landlord the guy thought i was mad. Went back to the client to brief on the outcome of the meeting and guess what, they produce the cheque for the 2 years. The GM explained that it was a case of throwing banana at the landlord to see if he would chop it. The kora people sha.

Never knew running an office was this expensive, been on generator since last week friday and been spending money left right and center. Pls help me beg NEPA.

My bobo's nanny had to go to her village so i bath, dress, feed, drop and pick my bobo in school everyday. It has not been easy i tell u. The chappie is a handful. Told u guys that i was expecting a cheque this week abi, the cheque finally landed yesterday. Went shopping for office and personal accessories today at the palms. Also went car shopping with my partner. He settled for an EOD. havent made up my mind yet but definitely mine is a truck so i can take the beach road and avoid all this traffic. Meanwhile had one glass to many of wine to wash the cheque so right now i am feeling like lawyer, the only difference is that i am at home already.

I really feel ur pains. That thing can be so frustrating. So many times in the past i spent sleepless nights preparing arguments particularly for the Court of Appeal, only to get there the next day and the Court did not sit. Remember particularly an instance where upon arriving the office i was informed that our application for stay of execution had been fixed for hearing that morning at Abeokuta. Since i  have a set of Court attire in the office, i sped off to Abeokuta. Arrived there at about 8.15am, registrars didnt come into until 10.30am. At about 11.30am the registrar told me tha the court was not sitting for no apparent reason. Was i mad, sure as hell i was. But what could i do. Left Abeokuta and went home straight.

I consider such happenings as the hazards of law practice.

I was so tired that i dozed off in the office today. The stress of the weekend was overwhelming. Had to supervise the re-laying of cables and general cleaning of the flat. Started at 7am and didnt end until about 9pm. So bad i didnt even go for my pals wedding. Had artisans all over the house doing stuff.

Presently interviewing a potential driver and the guy is reeking of alcohol can u guys imagine. He blames it on frustation blah blah.Sounds very intelligent though, but can i trust this chap, men i dont know o. Another turnoff is that the guy talks too much. My partner kinds of likes him though. He actually finished from St Gregs Lagos. Well told him he has to register for the next JAMB, cos i think he is to intelligent to be a driver. I have promised that if he passes JAMB, then i undertake to pay 50% of his tuition fees.

My 80+ client called me today to have a rethink on his brief. Men this baba doesnt give up sha. Told him i would do so and get back to him by Wednesday. There is nothing to rethink. No is No.I never wan die.

Whats up for vals day people. Any suggestions?

It was because of threats like this that i stayed home to sort out my crib. Meanwhile all the artisans working for me are MAD. One has blown the brand new LCD TV i just bought.DSTV chap is trying to play smart says that the camera on the dish is weak. At least the thing worked till saturday before we removed it. Generator has not started working. I feel my things are being purposely sabotaged. Na to crase for here. Planned not to go to work today, but got a call from a client i sent an invoice since last month in respect of registration with SEC and increase in share capital. Getting paid next week. Yipee.

Right now sef i am outside the house cussing and swearing for the artisans. No DSTV, no generator (and sure no light dis nite cus the NEPA manager don go travel and forgot to drop the key to the server room grin).

Have a pal's wedding tomorow i got to attend, but i just cant leave these people alone here before i come back and they say the house too has collapsed.

How una dey. Still havent had the time to unpack. Met with my 80+ years old client yesterday for like 3 hours. The baba gave a land brief that i had to refuse. The money is tempting but the amount of jazz (juju) involved in the case na another level. The party on the other side would go to any level to take out the opposition. 3 SANs don refuse the matter, who i be to collect am. Told the man i would think about it but me i am sure no way. I no want that kain money.

Went for a meeting with a company trying to chance my client over his property in lekki. Solicitor on the other side was quite reasonable and we reached an amicable settlement of the matter.(hopefully).

I am so scattererd right now. The hosue is a mess, luggage is strewn everywhere. Havent even started to unpack yet. I am really dreading doing that.

Hi guys,

Thanks for the love shown. feel overwhelmingly welcomed.

This week was sure really crazy.

Met with an expatriate client of mine who insisted that i tag along with him to search for an apartment in ikoyi. This guy is something else. We inspected virtually all the service apartments in ikoyi and he had one thing or the other uncomplimentary remarks to say about each flat. Either flat A made him claustrophobic or flat B's swimmong pool was too small or the tennis court in flat c wasnt made of clay. I just tire for the guy. Finally found a flat that he liked but was taken while we were on inspection.

Met with another client an 80+ year old baba that owns half of lagos. This man's business sense is second to none. He has a property in ilupeju that he intends to dispose for 5 billion naira and he requested that i negotiate with the potntial buyer. Buyer is proposing 3.5 billion. Believe me once i close this deal and get my cut, i am on holiday till next year. Well i guess the economic doom hasnt reached some people's side in this naija sha.

On friday met with a potential client that insisted that we talk business over a chinese meal at marco polo. Thought it was kinda funny but paid off. Got the brief after the meal. But if every client makes that kind of request i may soon be out of business o.

Today, just retuned from a business meeting with the vice chairman of a conglomerate on the guy's yatch in the middle of no where in lagos. Yet they say there is no money. I must confess i was really oppressed.

I never knew that moving houses was stressful. Though employed the services of relocators but came back home to find out that the house is upside down. Sleeping on the couch for tonite sha and not wanting to think about how stressful tomorrow is gonna be.

Dear All,

Been a nairalander for a while now but stop posting on threads due to the rude, lewd and obscene words used by some of the posters. I must say i am really impressed by the level of maturity dispalyed on this particular thread.

That said, i am legal practitioner and legal adviser to several capital market operators in naija. Used to work for a top lawfirm in ikoyi but quit in december 2008 after 6 years to open my own office in Lekki beacuse i virtually had no life. When i was in employment, i resumed work at 7.30am and earliest closing time was 10.30 pm mon-fri. Worked most weekends and public holidays.Now that i have my firm, i lounge. Get to work at 10am and close at 5pm. it is a blast.

Hope to fill u guys in on wot i do later.

EXPERIENCE : A responsible candidate who has played

similar role with a minimum of 2years

working experience in reputable

organization.



2. KITCHEN SUPERVISOR



QUALIFICATION : HND in Catering and Hotel

Management from a reputable

institution.



AGE : Between 25-35 years.



EXPERIENCE : A responsible candidate who has played

similar role with a minimum of 2years

working experience in reputable

organization.



3. STORE KEEPER



QUALIFICATION : OND Purchasing and Supply or any

other relevant discipline from a

reputable institution.



AGE : Between 25-35years



EXPERIENCE : Minimum of 2years experience in store

keeping in a reputable organization.



4. CONTINENTAL COOK



5. NATIONAL COOK



6. WAITERS



QUALIFICATION : OND in Catering and Hotel Management

From a reputable institution.



AGE : 20-35 years



EXPERIENCE : A responsible candidate with a

minimum of one (1) year experience in

a reputable Hotel/Company.





7. STEWARDS



QUALIFICATION : Minimum of SSCE Certificate.



AGE : Between 20-27years.

Nigerdock requires urgently the services of competent, seasoned and qualified Professionals for the Vacant positions of CAD ENGINEERS for the Offshore Division’s Engineering Dept.

A

- Civil Engineering Graduates (Minimum of 2:2 OR Upper Credit)

- Knowledge of AutoCAD Software is a MUST

- Full knowledge in Detailing of Offshore Type of Structure

- Prepare and generate drawing details of civil and structural works.

- Prepare MTO

- As-built reproduction and archiving of drawings.

B

- Mechanical Engineering Graduates (Minimum of 2:2 OR Upper Credit)

- Knowledge of AutoCAD Software is a MUST

- Full knowledge in Detailing of Offshore Type of Structure

- Prepare and generate drawing details of piping elevation or plan, isometric layout, mechanical or vessel works

- Can read P & ID Drawings.

- Prepare MTO

- As-built reproduction and archiving of drawings
