PropertiesRe: Legal Rights Of A Rent Tenants And Some Unlawful Acts Often Done By Landlords by Joeadamxx(m): 6:08pm On Jun 28, 2015
Obviously, most of the contributors here are tenants and not Landlords hence the Landlord bashing.
I was a tenant between 2001 - 2005 in Lagos and a Landlord by the grace of God since 2011.
My experience as a landlord is that some tenants come into houses with this "I know my rights" attitude without thinking or trying to know their responsibilities, like informing landlord they wish to extend their residency 3 months before expiry, landlord has the right to inspect the interior of his property at any time as long as prior notice is given, tenants needed to conform to the agreement signed. One tenant chose to sublet a portion of my property saying he has the right to (crazy, ehn), he will park his car far off even with ample parking and a personal garage available and insist on using Keke Napep or Okada to drive him into the compound. Of course, I gave him notice 4 months after he moved in!
The lesson here is don't rent a house with the belief that the landlord is a monster as newly married girls think of their mother in laws and you will be surprised that the landlord will be your best friend!
Christianity EtcRe: Was Adam Truly The First Man On Earth? by Joeadamxx(m): 9:44am On Jun 28, 2015
For those who think it is Blasphemy to question is Adam was truly the first man on earth, the following are bible passage for verification that the bible itself is not 100% clear on the subject;
Genesis 4
13 Cain said to the Lord, “My punishment is more than I can bear. 14 Today you are driving me from the land, and I will be hidden from your presence; I will be a restless wanderer on the earth, and whoever finds me will kill me.”

15 But the Lord said to him, “Not so[e]; anyone who kills Cain will suffer vengeance seven times over.” Then the Lord put a mark on Cain so that no one who found him would kill him. 16 So Cain went out from the Lord’s presence and lived in the land of Nod,[f] east of Eden.

17 Cain made love to his wife, and she became pregnant and gave birth to Enoch.

Question:
1. If cain is the first generation of the Adam tree or if there are no other people living on the face of the earth, who was he afraid of will kill him?
2. Who are the people inhabiting the land of Nod that Cain moved to when he "departed the presence of the Lord" in verse 16?
3. Who is Cain's wife if it is not his Sister (remember he has departed the garden where is family lives)

Finally, there are lots of holes and inconclusions in the bible and christians should honestly answer biblical questions if they know, but stop being defensive in ignorance and demonising those who ask honest question. Thessalonians 5:21 says to question everything.
PoliticsRe: Nigeria Picks Kogi, Akwa Ibom For Nuclear Power Plants by Joeadamxx(m): 8:58pm On Jun 20, 2015
Nuclear
Nuclear power plants use the heat produced by nuclear fission to generate steam that drives turbines, like in fossil fuel plants. However, no greenhouse gases are produced in this fission process, and only small amounts are produced across the whole fuel cycle.
Nuclear fuel can be used in a reactor for several years. The used fuel that remains after this time must be stored and then either recycled to make new fuel or carefully disposed of. However, because the amount of fuel used to generate electricity is so much less than that used in fossil fuel plants it is much more practical to do this with used nuclear fuel than with the wastes and emissions from fossil fuels.
Nuclear power plants can run for many months without interruption, providing reliable and predictable supplies of electricity.

A Nigerian father and his son were travelling in a boat across the mediterranean for a better life in Europe with other nationalities. Arabs and other Africans.
The captain noticed that the boat was leaking and taking in water and all could die except he lighten up the boat by jettisoning his passengers.
So, in his desire to be fair, he said we will jump into the water alphabetically. So, if what I said applies to you, please jump so that we will not all die!
1. Africans - Other Africans promptly jumped. The son was about to jump when the Nigerian father held him.
2. Blacks - Non-African blacks jumped and again, the Nigerian son wanted to jump but his father again held him.
3. Coloured - The Captain looked at the Nigerian and said "If you're not African or Black at least you're coloured, is it until I get to Nigeria before you'll jump?"
The Nigerian father said no. I and my son won't jump until you get to Zombie, because today, that's what we are!!!

He has never had any relevance in Niger State. He was brought in forcefully by OBJ. Instead of working for the people, he constituted himself into a nuisance by claiming to be the voice of the North. He claimed to be chief servant and that he is not living in the government house while renting his personal house to the government at 100m per month and disturbing the peace with his fleet of 7 landcruisers every day from Tunga to the government house. He splashed his billboards all over the state claiming "my people love me" now the wind has blown and we've seen the poo stained anus of the useless chicken. His drug infused PDP candidate is going into oblivion too, Insha Allah!

It is only in Nigeria that Muslims exercise their islamic given rights to marry up to 4 wives and still consider it ok to have girlfriends outside. I have lived in UAE, Egypt, Indonesia and other core islamic countries and everyone has only one wife. The issue for me here is not the number of wives if you can cater for them, but you are increasing burden on the country! in 1960, Nigeria's population was 40m, 50 years later we're 170m with the same resources. When will we realise that we're destroying the future for these children by giving birth to them?

That's what you get when you're as stupid as GEJ.
He had the opportunity of improving our lot with our money for more than five years, had he done that, we would have voted for him massively and freely too! Instead what did he do for us, nothing! But he gave the money to states thieves thinking in his small mind that they will force us or give us stomach infrastructure for a week to vote for him against our will!!
What a shame, what a fool!!
Good riddance to bad rubbish!!

So, lets stop praising these politicians either at the state or federal levels for doing pittance! How many of you drink directly from Lagos waterworks 100% without a borehole in your house even in Ikoyi?
EducationRe: Oyedepo Defends Fees Charged By Private Universities by Joeadamxx(m): 11:19pm On Sep 22, 2014
Endougs: President and founder of the Living Faith Church aka Winners Chapel Worldwide, Bishop David Oyedepo, has defended what many consider to be the exorbitant tuition fees charged by the church’s schools, describing the provision of quality education as an expensive venture.

Oyedepo defended the fees while addressing journalists on Friday in Ota, Ogun State, at a media chat organised as part of activities to celebrate his 60th birthday coming up on September 27, 2014.

Private schools, especially faith-based ones in the country, including Covenant and Landmark universities, owned by the church, are often criticised for being too expensive for average Nigerians to afford.

But the popular cleric highlighted some of the church’s humanitarian programmes which include providing scholarships and bursary awards to assist disadvantaged and brilliant students.

He said, “I’m sure we all agree that education is expensive. Education carries cost; nothing of value is free. Our mission for years long, before we started any university or secondary school, was a bursary awarding church and we have not stopped doing that till tomorrow”.

Oyedepo said that the church was committed to providing quality education to youths, adding that many Nigerians complain about the cost of education in private universities because they have got their priorities misplaced.

Our problem most of the time is priority; an average Nigerian can spend N1m on burial but to spend N200,000 on education (is a problem), because of wrong priority.

On a yearly basis, we have N1.5trn that Nigerians spend to overseas universities, so people thrive on it. Nigerians spend N463bn a month on recharge cards, how much are they paying for schools fees? So it’s all a matter of priority. This is the largest market for telephone in the world. Now, to pay N500,000, some people have only one son, they have huge business and houses all over the places, they will never pay it”.

Speaking further, Oyedepo, who seems to have developed thick skin to many controversial reports about him on the social media, revealed that it is a waste of time to respond to his critics.

He said, “My understanding of opposition, persecution is simply someone’s opinion harshly expressed. Everybody has a right to his opinion. Today, millions follow after Christ but you will be surprised that when you get to Israel some people do not believe that Christ has come.

“People have rights to their opinions. I naturally don’t feel it’s necessary (to respond). The energy I would need to react, I can use it to make moves. I have enough to think about than start running after a man who says you are a fool.

“If he says you are a fool and you are behaving so, then he’s right. If you leave your job and start pursuing somebody who says you are a fool, he has already said so, your going around doesn’t change it. So why going around, why don’t you settle on your job and make moves?

“I’ve also come to understand that those who make news hardly watch them, they are so busy making news while others are busy watching”.
Asked about the challenges he has faced in life and in his ministry, Oyedepo said he had never focused on his challenges but rather, has been fuelled by them.

He said, “Life essentially is full of challenges, it is those challenges that make champions. You can’t emerge a heavy weight boxing champion except you receive punches. You can’t change classes in school except you write exams.

“So to me, life is an adventure in challenges and I’ve said often that it is normal to be challenged but it’s unscriptural to be defeated. Challenges are the stepping stones for the making of champions”.

In 1981, at the age of 27, Oyedepo, who would later become a household name in Nigeria and beyond, started his ministry in Ilorin, Kwara State and sited his first church two years later in Kaduna State.

At the media chat, he said that the church, which had humble beginnings, is now located in 63 countries in the world and that the Faith Tabernacle, Ota, where he is the presiding Bishop, plays host to “over 200,000 worshippers every Sunday morning in four services”.

I am ashamed to identify myself as a Christian in the gathering of these charlatans. I know a family who contributed their money and time carrying blocks and cements for free to build the Convernant University but can't afford to send their children there. There was a time when Faith based universities were free, thereby engendering the ability of people like Oyedepo to attend school. But now, the Christ who put it in the minds of the then missionaries to give the older generation free education is now dead and is being replaced by a greedy "Get rich at all cost" Christ. My heart bleeds for these brood of vipers. No wonder we have so many Christians and iniquities is increasing!

Nairaland GeneralRe: Boat Mishap Along Port Harcourt-Bonny Sea Route (Pics At Viewers Discretion) by Joeadamxx(m): 11:32pm On Aug 29, 2014
This is not the first time neither will it be the last this will happen. Bonny to PHC is a journey of 45 minutes on the waterway adjoining the sea. Most of the boat owners NEVER travel by their boats, but arm twist NLNG to allow them travel on its secured and safe boats. The boats used for commuting are poorly built with low freeboard and to make high speed, the boats are mounted with 2 x 55 hp outboard engines. No regards to safety of passengers whatsoever. While in Bonny, I tried to engage the boat owners to form a cooperative, buy size-able ferry boat jointly and gradually get rid of the open boats, but was rebuffed that no "foreigner" will tell them how to run their waterways. Unfortunately, the poor and helpless are the ones that always perish. The King and all titled chiefs in Bonny never travel by these boats!
AgricultureRe: Dame Jonathan Commissions Nigeria’s Newly Acquired Fishing Vessel by Joeadamxx(m): 10:06am On Aug 14, 2014
Good. But why didn't they tell us how it was funded? The Japanese government funds the College of Oceanography and marine Research not GEJ or the government of Nigeria for that matter. Furthermore, it is a shame that after more than 30 years that the old vessel has broken down, we could not on our own buy any other vessels for our teaming youths to work on. Offshore Nigeria, the Ghanaian, Russian and Spanish vessels are packing our resources. The government have not empowered any Nigerian or government agencies to participate in Fishing. Stop listening to self seeking ministers.

Science/TechnologyRe: All your Inverter problems by Joeadamxx(m): 3:21pm On Dec 09, 2013
Good day Sunny,

Thanks for your offer to help solve inverter problems.
Until recently, I was using the Sukam 10KVA 15 batteries(200ah) inverter. Unfortunately, the batteries only lasted about a year before they all ran down.
I made enquiries and was told that the best and longest lasting batteries are the ones with the higher amps/hr. So, I sold my inverter and batteries for cheap and bought a new system based on the cyberpower 7.5kva - 48v. I bought 2vx24 batteries (600ah), but I have been having problems since then. As the inverter seems not to be capable of coping with the batteries, even after buying 2 50ah battery chargers. As the inverter always trip off on overheating between 35 - 47 degrees.

I have been going back and forth with cyberpower and the supplier and now the temperature is normal at about 35 deg, but it always trip off anytime I am on either NEPA or generator. Sometimes it trips off 10 times within an hour.

I suspect that there is a current leakage from the items not connected to the inverter when switched on, especially iron, microwave and water heater.

What do you think please? You can reach me on joeadamxx@gmail.com

Best Regards,

Joe
PoliticsRe: Nigerian Navy & Nigerian Merchant Navy by Joeadamxx(m): 11:06pm On Nov 14, 2013
Fellow Nairalanders, let me introduce myself. I was a a student of Nautical College of Nigeria, now know as the Maritime Academy of Nigeria Oron. Akwa Ibom state and graduated from there in 1988. I am a Master Mariner and with more than 20 years of experience in the Merchant Navy, I believe I am qualified to write my piece on this subject.

Truly the British Navy in the days of yore are allowed to carry arms (cannons, guns and swords) primarily to wade of pirates (I believe we've all seen Pirates of the Carribean, Jack Sparrow et al). It is also true that when the Nigerian Navy was conceived in 1956, the natural pool of people from which to draw from was from the Merchant Navy or Merchant Marines as the American call it. However, there is nothing either in the UK Mercantile Marine Act or the Nigerian Shipping Act as at today that mandates the Merchant Navy either to bear arms or as the thread initiator wrote, defend the oil pipelines.

The job of the Merchant Navy as someone rightly said, is to move commercial cargoes from one port to another and be available for constription in the the Naval Reserve Forces in the time of WAR.

What I can understand is that most of these youngsters finished there studies at the maritime academies only to find it difficult to progress with their careers at sea due to the high costs of sea service and certification and since the academy is a paramilitary school where some aspects of Nigerian Naval disciplines are impacted including similar uniforms, they come out of the academy morphing the Nigerian Navy and consider the possibility of employment by the Federal Government for them to be allowed to carry out some functions which in my opinion they are neither trained for nor capable of carrying out anyhow.

I think the best way out is for NIMASA to institute a loan scheme for these youngsters to progress their education and career at sea alternatively, NIMASA can reach an arrangement with foreign shipowners with liner trades to Nigeria to allow these youth carry out their sea service and consequently avail them of loans to go for their certification.

Also, NIMASA and the Federal Government of Nigeria through the NCDMB should as a matter of urgency prevail on all Oil and Gas companies to have a plan to stop the employment of foreigners as mariners onboard all Nigerian Cabotage vessels within the next years.

Thank you.

But if it is mine and my children's inheritance that was stolen to start the paper because she was made a minister, may all the forces of evil beset the publication. May those who earn from there never do good with the money. AMEN!!!

I am sorry Nairalanders, I know some people will say she is creating jobs with it (if she looted the money) a thief in my book is still a thief and nothing good should be wished to them especially if the person stole from me.
PoliticsRe: President Jonathan In Israel (Pictures) by Joeadamxx(m): 5:12am On Oct 25, 2013
I officially hate this country and should I have opportunity to I will ask God why he made me a citizen where the leaders will look for any opportunity to waste our commonwealth on grandiose frivolities while we depraved masses clap and hail them on. This is the same President who promised in 2012 January during the strike that almost crippled the country to cut down on leadership wastes by reducing the number of times he travels and the number of his entourage. This year alone he has travelled to Addis Ababa with more than 320 hangers on, to New York with a record 600 delegates and now to Israel with about 400 and all that some improvised Nigerians who can barely feed themselves have to say is hail him on. Where do you think he got the money for these jamboree, his salary? Or do you think the 19 State Governors and 13 Ministers use their personal salary for this.

Once again, I truly hate being a Nigerian. I believe God (If he exists in this context) has abandoned us!!! Now I'm ready for the insults of "suffer, suffer for world, enjoy for heaven"

Agreed that the Pension Act as it is now is better than what it was before. But the thread Captain made a valid argument as I have colleagues going through the same experience with IBTC. I am really afraid as I have a lot of money I cannot mention here in their coffers
Christianity EtcRe: Should Students Be Paying Tithes. by Joeadamxx(m): 11:27pm On Oct 21, 2013
My grouse is not only about the payment of tithe. Recall that for O&G workers, resident tax in states like Lagos and Rivers is about 25% of income. Now we are told you must pay 10% to "God" as tithe. So that is 35% of my money gone. The the church is expecting you to also give offerings every sunday, that could probably take another 5 -10% if you go to church every Sunday in a month. On top of this, you are expected to still contribute to the purchase of infrastructures for the Church. Now tell me at the end of the day, how much will be my take home? Also, to ask the pertinent question; If tithe and offerings are to ensure "God's" works are progressing uninterrupted, why then do the parishioners still expected to contribute to the building of the church, buying of organs e.t.c.?

Please I want this to be a new thread, I need answers as I am losing my faith fast...........
