Thirdeye, Point of correction, its not in all cases that bungalows dont require structural drawings. Sometimes they do. You cannot get approved plan for a bungalow in the underlisted areas without a structural drawing

In essence, if the location of your property is water logged or prone to flood, then you MUST get an engineer to design the appropriate foundation for your building.

This design was definately not done by an architect. I do agree with thirdeye on the issue of the future leakages in that upper floor study. I suggest you quickly point this out to your builder and get an architect to make ammendments on the roof plan ASAP.

On the issue of the cost of construction, many factors help in determining this. It could be access to the site, the area in which the site is located and the prevailing cost of building materials as at when the estimates given to you were prepared.

If you send a copy of the estimates you have, i can advise on how to manage it.
