" Sequel to the expiration of the wavier on Value Added Tax, granted on Nigerian Stock Exchange transactions in year 2014, by the then Coordinating Minister for the Economy and Honourable Minister of Finance, which now implies that VAT charges will now be applicable to NSE transaction.
Hence, we notify you of the resumption of Value Added Tax charges on all commission applicable to transactions executed on the floor of the Nigerian Stock Exchange, this charge takes effective from 25th July, 2019.
The applicable VAT rate is 5% on all commission earned from traded value of shares, which will be payable to Nigerian Stock Exchange and Central Securities Clearing System Plc (CSCS), as such, MorganCapital Securities Limited will resume the deduction of VAT on the following; Brokerage Fees, NSE transaction Charges and CSCS transaction Charges." RabbiDoracle: The return on investment is what really matters. That return must be able to cover your 2-3 times your expenses on a monthly basis.
Why was your monthly expense not just used but 2-3 times of it used instead? I believe that a factor of safety had been included by either doubling or tripling the expenses. Your expenses may not have factored in medical cost(as you age, you see doctor often), repairs or replacement of vehicles over time, renovation of house and other unforeseen expenses.
So when you can comfortably plan and offset all these over time,then you are financially free.
In summary, the return on investment divided by 2 to 3 times your monthly expenses should give you 1 or above 1. Anything below 1 could leave you struggling after early retirement or normal retirement. Well explained Rabbi |

Jejebabaa: Yeah, you are spot on. My uncle did it to taste to be able to rent it out to so called "classy" people working in banking sectors and telcos. Imagine making all the room ensuite, POP, ceramic tiles, wardrobes, water heaters, kitchen cabinet and so on for a rental property. That was a good idea for someone that wants to deliver value/quality ..but i hope he will be able to breakeven at the end of the day cos Most tenants may not really value all those stuff ..Some tenants do , from the lil experience I have there is just a lil difference in rent between houses that has tiles /marble all thru Vs houses with few tiles Its kind of similar to Auto biz...if u understand it.. Car with low mileage u know how much u get it..Vs car with medium/high mileage.. Going for same price in naija ..How u wan breakeven if u bought low mileage one from US to sell Basics is as long as its clean..Most people just want clean running good car ..And they have their "Budget " |

Was the house fenced, interlocked, litespan or Auminium roofing sheet, was the rooms tiled cos i spent almost 3.5M alone on tiles for the building not to talk of POP, wardrobes for each rooms, kitchen cabinets and the likes. Just to add a lil to this discussion..If u re building a rental property from my lil experience you do not have to build really to taste cos MOST times there is a limit to how much our people that will rent it from you will pay , this idea has really helped me over the yrs ..except na personal home I guess maybe urs (jejebaba) is a private home Also the way most of our people dey do house by the time they leave your property is not good For me those days i just did basics..Some tenants do not know the value of ur properties.. |

Jejebabaa: Thanks sir for the "Amen" oo. I made that mistake when FBNH was selling below 3 naira and i refused to average down enough (stopped when my average CP of FBNH was 7 naira from 10) and was busy building a "usesless" rental property because i gave up on NSE and was shocked when FBNH rose to 15 naira. Imagine if i had used the money for the house to average down enough on FBNH, the profit would have been massive. I learnt a very terrible lesson then and i have vowed never to repeat such a mistake by writing such experience down in my trading journal. This is the more reason i am so happy now that, the same opportunity is presenting itself again. Same I thought as well ..Uba was 3 that time if one had keyed it massively then you can imagine ..But it takes boldness o ..if you are not strong with the way the stocks dey go down couple with this Naija negative news here and there u go wan bail at a point But we must make money for this one by His Grace..Amen Gtb stuck at 32 naira now on my portf ...Gave up on it for now .. will need more cash to bring it down Nse ..If u can get it right big time u re lucky ..Same Nse don make some people to disappear for the forum with huge loses |

Worse of it all, i have determined to work overtime if i get the strength for 6 months straight hopefully as against my usual rotation of 6 weeks on/3 weeks off in order to be able to get fund to average down.
