My assumption of a German floor is that it is the same as a raft foundation. A raft foundation basically works on the principles of dead load+Live load=Total weight of soil removed. Therefore, soil entrapped and compressed will give a resultant force to carry total weight of same, hence the float. To me, this means there would have to be quite a significant amount of reinforcement required for the trap walls which will be tied to the slab. I find it surprising that you have not included the cost of steel reinforcement in your costing.

Also, who stakes out the perimeter of the foundation? would this not be a surveyor or engineer? What about the costs involved in getting a professional to do this? An Engineer will also be required to inspect the steel reinforcement before the pour for this monolith. Is there a generic design that you guys use for your rafts? Meaning the floor beams and their spans?

In your electrical, do you do this to IBC code meaning the presence of a receptacle within 12 feet of any spot in the house? How many switches and what options do you have in multiple way switches? What is your allowance for light fixtures and how many openings total in the complete house? Any exterior lighting included? Low voltage for garden lights? What power service panel do you include and at what wattage? Do you use GFCI for your receptacle that could be used for a shaving apparatus in the bathroom?

In your Plumbing, do you include tilework, mirrors, faucets, cabinets, exhaust fans, flooring, fixtures etc? Or do you just put a tap against a wall for all purposes? How many hose bibs do you provide for the outside, like to wash cars or spray the lawn?

There are quite a number of other things that I noticed missing in your list that I believe are requirements for basic housing, but I will only mention one more, what about the flooring. What is the standard for your flooring? Do you just paint the concrete floors or do you assume terrazzo for the whole house? Is carpet or tile standard in the bedrooms or nothing at all?

But believe me don't be afraid, i have done it purely from hard work,the beauty is that you can build it at your own pace,you must not have the whole money at once but build as the money comes in.

Once again thanks for sharing your efforts. Please do not take my questions as ridiculing you. I am just getting educated about what the expected norms and standards are in the typical Nigerian scenario. I had to address all these issues and more in the Homes that i built in the USA. This may be the reason why I am being shocked at the numbers being thrown around nairaland as costs of building homes. I just want to make sure that I am comparing Apples to apples, and not Apples to Oranges.

I am not making any recommendation, I was merely stating facts regarding commercial loans.

Besides, if you must give out ''unsecuritized'' loan, you must monitor the disbursement of such funds and ensure your interest is protected.

Commercial loans are not necessarily regarded as unsecured because the cash itself will be used to purchase equipment on construct Industries etc. There is value added as the purpose progresses. This value is a form of security.

This is similar to social banking as obtained in Islamic banking. They give you loans but get involved in how you spend the money. In this case, they share the profit with you and if there's any loss, you both bear it.

What I have described has no relevance with social Banking because it is not necessarily directed at a social program.

But in this case, loans were recklessly given out without security. And in many cases, they were fraudulently given out.

When there is an allegation of fraud, the authorities should be diligent in investigating by focusing on seeking evidence good enough to be able to get a conviction. People should not be arrested based on mere allegations or innuendos. A Police force that is run this way can be described as farce and a joke. An arrest warrant should be initiated only after careful investigations have been carried out, and there is enough proof to be able to get a conviction. Without both in place, then it could be described as an abuse of the legal system.

How do you explain a situation whereby loans were given out to fictitious companies

I would not attempt to explain anything that I do not have the facts about. However, if you are indicating an allegation of obtaining loans using fictitious information, then this will be contrary to the Law, and should be prosecuted. To prosecute this successfully, you will need to have collaborated evidence which you will use to obtain a valid arrest warrant. Inviting people for questioning does not guarantee their cooperation, and they have the right to refuse to answer any questions that could incriminate them. Once they choose to assert this right, then the Police can only rely on their investigation to obtain a valid arrest warrant. The Police does not have a right to "interrogate" as commonly used in Nigeria. The word interrogation implies an act used in wartime. A free citizen in a democracy may be requested to show up for questioning in regards to a case without any obligation to answer any question if they are not being charged. These are the issues that the Nigerian Lawyers need to be bringing up to preserve the rights of Nigerians who are always bullied with government agencies illegally.
