Why the confusion?!

1 (standard) plot = 60ft x 120ft = 669m²(approx.)

1 Acre = 6 plots

It used to be 1 plot = 50 x 100ft. in Nigeria.I guess that stopped in the 70s.

It is general language and half-informed professionals that use plot loosely to mean any delineated parcel of land. But as far as real property is concerned the above holds true. Anything higher is the surveyor wounding seller, anything less is wounding the buyer.

Excellent!!! I still don't understand this mentality of Nigerians trying to redefine everything. Everywhere else in the world, a plot remains 60 feet X 120 feet. Seun clarified this much earlier, and people chose to give many reasons such as costly land why it should be different. Nigeria did not define the word "plot" and it remains an international standard. Hence a plot is and will always remain 60'X120'.

This can be fixed but your builder will need special tools like the concrete cutter and concrete drill bit. I've seen these things used in the States and boy this stuff works like magic. It cut and drill thru concrete and steel so smoothly with no vibrating effects on the foundation or the entire building. Oh boy, how I wish our professionals can invest in high tech tools like this.

Proper planning and experience has no substitute, and I have constantly told Nairalanders that they will always get what they pay for. Ajileko, do you understand the concept of the raft foundation? I will suggest that you search google for some education regarding this. If you were aware of it, then you will know that the foundation concrete integrity must not be compromised because it is solely responsible for keeping the house in place. It acts similar to an overturned bowl (upside down)on water. You will find it hard to push down on it. But as soon as you make holes in it, it will promptly sink.

To suggest that a raft foundation should be drilled or cracked is similar to making holes in the upside down bowl, which will allow it to promptly sink, All plumbing pipes should have been previously run, crushed stone was to have been in place to buffer sub surface water, steel, and proper waterproofing membrane should have been installed. Nigerians have a way of undermining the efforts it takes to do things and each person becomes an instant expert in everything.

A Home is not a toy and it is unfortunate that people will allow others to use their projects as learning tools. There is no better value than an experienced professional.

Change is constant. I am sure by the time the Estate agents start realising their vison. The story will change. The effort of the agents have opened peoples eyes on the area. You cannot see any vacant land to buy in Mowe environs except if you are looking for trouble. All the lands along the roads are already bought by one owner or the other. As soon as every of these buyer start the development (some already started) I am sure the cost will not be cheap even for the lands in the interior of ofada.

Double digits? Are you kidding? The Banks alone get double digits with their interests and fees. Nigerian business usually look for triple digits as markup. Venture capitalists are Saints compared to Nigerian Banks.

More prelim stuff

This is for all the people that I discussed going ahead to design a Townhome project with. Here are some preliminary renderings of the project and a list of features. As I had mentioned before, these will be built with Insulated concrete forms (ICFs) and will be completely done in poured concrete. The building will be certified green because of various reasons, and the concrete roofs could easily allow Solar panels at the rear.

Following are the proposed features, and potential partners are welcome to contact me. I will not be posting the great livable floorplans for obvious reasons, such as intellectual theft. I find it unfortunate that we disagree on the subject of Ribadu. Going by what you wrote, it has the implication that my last post was addressed to you in particular. This is incorrect and yes, it was addressed at a couple of previous posters just before I added that post. In a bid not to miss any of the points that you have raised, I will edit your post with my comments. Here it goes:

It was not the wealth that Alams stole that cost many lives on the highways, because firstly, highways fall within the purview of the federal Government, and secondly, the budget of a state cannot accommodate the construction of highways in a difficult terrain like the Nigerdelta. Your accusation should be directed at Tony Anineh and past minsters of works who spent billions maintaining the roads to give us pot holes. (See above, same applies. It was a general statement directed at all the crooks)

I oppose to your categorization of people into incorruptible and corruptible based on which side of the Ribadu divide one falls into. There is no basis for it. It is like me accusing all Ribadu supporters as Lawless and human rights violators. (Ribadu has been a measure for me about characters in Nigeria. Outside of Nairaland, I have seen a trend where all the 419ers and crooks that I came across all hated Ribadu. However, people who live upright and are not involved in scams or frauds could care less which of the crooks Ribadu locked up).

I am sure if a poll is carried out among Nigerians living in Nigeria, i do not think Ribadu's supporters would carry the day. I wish the governments stops its vindictive persecution of Ribadu and allow him to run for office, then all Ribadu's human rights abuses would come back and hunt him. From my experience, I will bet against your poll result, as I have stated above. But if the poll sampling was done in the midst of many crooks as we see in Nigeria, then you may have a point.)

But he was corrupted with position, power and ambition. I'll give you credit for this statement which confirms my previous comment. Ribadu can be compared to Dora Akinyuli, when she was at NAFDAC, she was fearless and uncompromising, she got everybody's support (including mine), but what happened when she got a federal appointment, she became a government stooge. So you can see that she was more ambitious than principled.
[i]Ribadu still single-handedly made change in Nigeria. He brought back some credibility which brought investors back to Nigeria, and also created a better risk rating for the country. How many Nigerian heroes have there been for the current generation? Why is Nigeria a joke among Nations? Why are we being treated badly at Airports and cities abroad? The reason lies right here in this argument. We hang and kill all our heroes, and end up being left with none. For what Ribadu achieved in Nigeria, he deserves much credit.

Keep up the good work and up the ante of the credibility of some Nigerians. Scammers have been holding the day and it is time that we begin to challenge them to get rid of the rut in our society. I forget who said " Evil fosters when good men stand idly by". The good men of Nigeria should begin actively participating in redeeming our society. Wow!! what a world where even scammers feel like they have a right to their criminality. Many of them will have been arrested and serving prison sentences in the United States for false advertisement, theft by conversion, and racketeering practices.

He chased Adenuga out of Nigeria not because Adenuga was a filthy politician but because Adenuga was funding opposition to his master's third term plan. He went after Alameseigha not because he was filthy (which he was) but because the man was one of the governors that nearly frustrated his master's second term comeback, the list goes on and on!!Is that anti=corruption? looks like grand standing from my own view point

I wish people will read what they are saying before posting. Just how in the world can you justify that statement while tackling Ribadu? It is very hypocritical at the very least. As far as i am concerned, Alamesigha should be rotting in jail for the rest of his life. The wealth that he stole could have prevented many lives lost on the highways if it was used to fix them. As I have said before using Ribadu's words: "Crime fights back when you try to fight it".

Most of us (the incorruptible ones) will not even bother responding to this thread if we were indifferent about Ribadu. The Energy some people are using to debase him obviously show that it is a personal thing. In my many debates online and offline, I am still yet to meet a honest Nigerian ho wasn't happy about Ribadu. There may be some "buts" but, overall, we are happy that there was a Ribadu.

And then there is also the issue of these people pointing fingers and looking for faults in the man, I am certain that many of these people have highly flawed characters, which makes them very hypocritical when they seek the perfect human being in Ribadu. With the enormous burden of being within the power play of Nigeria, and constantly being sought by people with mega-amounts of cash, Ribadu has come out with flying colors. With all their loot and power, not one of them could compromise Ribadu with cash. If they had, we'd have heard it ages ago. If these power houses cannot find one instance that they can use to degrade Ribadu, other than going after Obasanjo's enemies, who happen to also be crooks, then eat your hearts out.

Ribadu has still been the best we have had so far!!!

Why? Because like you mention, our Nigerian lifestyles mean that we talk on the phone a lot. However, if the call volume from a certain area increases abnormally, how are we sure it's due to traffic congestion, and not because Arsenal just scored?

Funny that you will say that because I thought about it as well. Here is the difference between static traffic and moving traffic: The moving traffic will have to forward communications from one Tower to the next. When an initiated call was established from a different tower, and had transferred to at least 2 towers to indicate movement, but suddenly stays on one tower while other similar calls are doing the same, then it will be due to traffic congestion. Do you get it?

Let me explain how this traffic monitoring device can be made cheaply. The Engine's brain will be a database. This database be loaded with information on typical telephone loads at Cellular sites. Whenever calls increase in particular cellular sites outside the norm, it will be an indication of traffic congestion. This theory is based on the simple fact of Nigerian lifestyles. We talk a lot on the phone. When there is a lot of telephone origination within certain areas, it will be an indication of traffic. Send me my share of $$$ for giving you this for free.

What a very smart approach to steal ideas from people without duly compensation. It's a shame that many fall for this age-old trick.

It is nice to see many appropriate responses to this thread. It's also unfortunate that the poster will assume that there is no trusted person in Nigeria. However, I can understand where he is coming from. Relocating from the US has been hell for me, and I've developed a habit of reclusivity. When you are honest in Nigeria, you will find yourself easily labeled as a fool. The general atmosphere is that of a dog eat dog. However, we should hold on to faith and persevere more with looking for like minds. Criminals tend to be the loudest in societies, and the righteous are usually quietly hidden away.

The question therefore should be: How do we motivate the good people of Nigeria into showing more of their presence?

The question itself sucks. Nigeria is a democracy and should not/does not have rulers. Rulers head Monarchies and not democracies. I am appalled at the mindset that our politicians have caused the "common Nigerian" to have and still think they are a country led by rulers. It's a damn shame that we don't know the difference.
