There really isn't. My instincts and resultant research just indicates that Lagos will be prime to begin at, with the population mobility towards Lagos, as well as the expected efficiencies that will cause an increase in migration trends. Lagos has the numbers and stability to successfully market this product effectively. However, Abuja as well as Port-Harcourt are candidates also. Looking at the Lekki / Ajah corridor. Recently got the Master Plan for the area to know exactly what LASG has in mind. Depending on how you want to come in, but the pricing should be around 54M-60M/Unit depending on location, i.e Lekki 1 etc. Looking at a hard cost of about 35M/Unit+Lot costs, rest is cost of finance and profit shared with investor. It all depends on the quality of your aggregates. A typical Reinforced concrete mix could be:
Water =7.99%
Cement =14.04%
Course Aggregate (Granite)=41.65%
Fine Aggregate (Sand)=36.32%

These are ratios by weight. Depends on what is being poured, I.E Beams, Columns etc, but this is usually adequate for general purpose. The point is that it could vary, and additives could also be added to make the concrete workable, increase or decrease plasticity based on method of application, or quick setting etc. Once again, most important factor will depend on the quality of aggregates.

And that still doesn't make it right. Lack of green space = Smog and bad health for people around the area. Knowing better demands that you attempt to raise awareness to better your society. And why haven't you given me a price yet on the house?

maybe Larez is only trying to tell you that the plot would be tight going by your scope,

From your brief / scope of design compared to the size of plot,
you may not have enough greenery or any green areas left. that wouldn't be nice especially if your client is the one that loves good
outdoor spaces. bungalows usually consume a lot of landspace since they tend to develop horizontally, and for a,
5 rooms all ensuite? with a home office/ study
All rooms cross ventilated
1 living Room
1 family room
Perhaps with a Kitchen, pantry, store and laundry,
This should be a palace.

Thanks for the wisdom that you showed in trying to educate dude who is clueless about impervious. I have spent 25 years designing homes built all over the United States, and definitely know what it will take to fit all that stuff in. Now, instead of asking for clarification and advise, he comes talking a whole lot of mumbo jumbo. At least we know what kind of client to expect. I won't touch it with a 10 yard pole.

And what will you know?!! Right after posting my last message here, on another thread a Nigerian that I had proposed an idea to a few months back posted a message to me on another thread. This was a guy that was supposedly into real estate and claimed he could raise funds for my project. Now he even forgot what wew had met about, and here he was now telling me that his company was going to do exactly what I had proposed.

As we can see from the recent Bank scams/issues, Nigerians even to the very top are mostly thieves. They will ask you to bring projects/ideas to them for financing, only to steal those ideas/proposals. 3 Nigerians that I have presented my proposal to are all now embarking on the projects for themselves. I know they are bound to fail because they hardly know what it takes and think everything is simple. What I spent a year researching and putting together using an average of 18 hours a day, they believe they can just steal. This is why there are failed projects all over Nigeria. Clueless people with stolen funds lacking the zeal and knowledge for particular projects think they can steal and be successful. Woe unto everyone of them, and may they choke on their stolen funds.

From henceforth, I will neither share ideas with Nigerians, nor seek their funds for anything. My funding shall only be sourced from international reputable firms and financing sources. Hope this is a lesson for all of you idea people out there. Unfortunately, we do not have laws as deterrence factors to protect your intellectual properties. Nigeria has been overtaken by corporate scammers and criminals on all levels.

Why are we so bent on over-building properties? 3 complete units on 1/3 of an acre? In the United States. people hardly find 1/3 of an acre suitable for a 4 Bedroom house. When will we start thinking about impervious space/green space? This is not a project that I will sign unto. Land is being overbuilt.

It is interesting that you will mention your aggregate granite plant. It seems like you forget where the idea came from. Maybe I should remind you that this was solely what I had discussed with you and presented to you for financing at our meeting. Oh well, surprise!! Surprise!!! In anycase, there is enough out there for everyone. This will be typical Naija for you.

It does sound like an excellent idea, my brother but what sounds good on paper might not necessarily be good in practice. Have you piloted this idea? I think you should do a pilot run with the basic idea that you have, and if it proves to work you will definitely cash in on it. One other thing I have though about is developing an iPhone application which can simply map out traffic congestion in Lagos. However, the success of this app as a business will greatly depend on how many Lagosians have iPhones, and how many will have the means to pay for an application. . .

Wasn't trying to do this, I thought it was an idea that you considered developing. Was just contributing to how to achieve the desires. You know, when people come up with ideas and others can contribute in moving it forward, it is a great thing for Nigeria. Unfortunately, many ideas are stolen without due compensation to the initiators in Nigeria. Banks are ven known to refuse finance for business plans only to then steal the same plan, hand it to a friend and then finance it for the same.

A top executive of one of the biggest Nigerian Oil companies told me a couple of years that: "Graveyards are full of great ideas". This stuck in my mind for a long time, and I realized that Nigeria operates only by who you know, and not what you know. Intellects are not appreciated and are usually left to rot.

This is a great thread and may redeem intellectualism, if we can get philanthropic investors to begin scanning and adopting our intellects. They have to survive to develop their great ideas. For survival they need cash. Unless Nigeria finds ways of encouraging these people, there will continue to be a brain drain. This is why China can never be as great as the United States. The United States sets special funds aside for research, and value their greatest assets which are inventors. The rest of the world loses the greatest minds to the "good ole USA". This will continue until they begin to set aside funds to preserve and encourage talents.

From my understanding, the Governor's consent is only required for a C/O. So if there is none for the property already, then it will be required before you can commence construction. Lawyer has already broken this down somewhere here on Nairaland, which you may search to get that information. From what I understand, you will be required to have a tax clearance certificate as well. If you do not already have this, since you live in Diaspora, a fixed fee of N60,000.00 is what the government charges to give you this in Lagos.

With the exception of approval fee and Governor's consent, I think the prices are relatively fair, if the guy is reputable and professional. You should narrow your search down and decide and stick to one so you don't destroy goodwill by flirting with others or trying to cut him down based on other quotes that may include quacks. Remember, goodwill is always the best and foremost investment in any project. Wish you the best with your home.

It is usually not my style to openly criticize anyone with a contribution on NL.  But i feel compelled to address your assertion that everywhere in the world, a plot of land is 60' X 120' and will always remain so.

Firstly, when referring to everywhere in the world, do you mean the UK, France, Germany, Angola, Japan and the rest. the truth is a lot of these countries use the metric system of measurement, how would you then expect them to have plots measuring 60 feet X 120 feet. it's simply not logical.

Secondly, one does not need to be a professional Surveyor or architect to recognise the fact that in any urban planning environment, plots are made up of different sizes to allow for different types of use either residential or commercial.
A plot of land can only refer an area with a specified perimeter.  for example in Abuja plots allocated by the FCTA come in different sizes and you cannot say a plot of land in Abuja is always 60' X 120'.

It would be helpful  if you can correct the impression you gave regarding your statement that " A plot of land is and will always remain 60' X 120' ". as if that is gospel.   The facts point to the contrary.

Let's not be pedantic here, we should agree that people can carve up their land into any sized plots they so desire as long it conforms to the local planning laws.

I was expecting some response such as your's so it is not surprising. Once again, a plot remains a plot. Not if you are referring to "a lot" or "a piece of land", then it means something different. However, a plot is a British colonial creation, and was used as a measure of "parcels of land". I will suggest you read up on the historical precedence before being all assuming. the word plot itself is a measure, hence you can say something like " Parcel of land available 1-1/2 plots. Anyone who understands what a plot is will recognize approximately how large the "parcel" is. Peace,

Just out of curiosity and especially directed at Ajileko. How much do you think it would cost to build the attached home. It has a separate Garage at the back with a Bedroom suite complete with a walk in closet and Bathroom. The main House itself is a 3 Bedroom, 2 1/2 Baths. Huge Family room, and a breakfast eating area off the kitchen. It of course has a formal Dining Room as well, and a 1/2 Bath on the ground floor. How much should it cost to build conventionally, with a raft foundation? Thanks.

Somehow, my laptop managed to produce some photo-realistic models of this project. It was surprising because it's rather old and does not have the memory that I expected it will need. But carefully tuning the program and freeing up some memory did the trick. Here is the picture that I had in mind. Please note that I have left much details out. Y'all know I gotta hold back some to protect intellectual property. If you think you like what you see, then you will definitely love the detailed and finished work.

Much progress was made with less than 3 hours of sleep per day and doing nothing else over the weekend. The concept has been developed.

Will suggest you get a little more detailed. Quite a few Nairalanders recently shipped Trucks to Nigeria. You may want to give them an idea of exactly what you need and what kind of downtime they should expect, ie. How many loads a day will each truck be able to move.
