YesDaddyTill203: Stop your lies. This cancer is already one that most people survive from. My cousin had it at a young age, and he's cured now. This cancer is the only cancer that is curable. It affects people in their 20s and 30s. Always trying to promote your religious masters.
Your comment does not make any sense at all. The cancer is still killing people all over the world. Your cousin might have been cured now because he could afford the treatment Do you wish or pray to have the same cancer so that you too can recover from it like your cousin did since it is curable? The world prays to have medicines/solutions that provide healing to people with sickness and diseases, and every effort must be appreciated
Valthegreat: Somolu to be precise. I had a one on one test of the prevailing rent cost in the location while discussing with the agent. The client he arrived with from inspection while I was waiting for him had 1.5m to rent 1 bedroom flat but they haven't been able to find yet. All available ones are going for 2m according to him. 3 bed according to other agents within the location is going for between 4.5m-6m per annum.
You are wrong on the demolition part. This is a redeveloped property by a lease developer, in fact he is redeveloping to transfer to the land owner after 15 years. They are yet to even complete electrical fittings but wiring, pop, tiling and every other thing are in place.
Note also that there are a total of 6 flats on the property and I am only getting 2.
If the transaction is a lease (and not outright purchase), then be extra careful and reassess it properly. Take note that the N28m (which you would invest in the lease) would not be returned to you, and the property would not be yours at the end of the lease. In that case, it is better you go for fixed income instruments e.g. bonds, TB, CP etc. which would give you 17% interest (or more) annually and still return your capital at the end of the tenor. Alternatively, you invest in a very good dividend paying stocks
pluto09: Either dollar or naira, the dividend yield is the most important thing.
Yes. But as dollar rises (from experience), the dividend yield becomes better if the original purchase was naira-denominated and dividend is in dollars.
Valthegreat: Good news for investors but may likely turn a bad news to the Nigerian economy because Dangote may insist on selling refined products on dollars to the local market which means farewell to exchange rate stability at the long run. it is hard to earn naira ( from the major market) and pay dividends in dollar.
Dangote would not sell refined petroleum products to Nigerians in dollars, unless the FGN sells crude to the refinery in dollars. The refinery has a solid export business and that is where the dollars would come from.

I don't mind a pastor celebrating birthday, especially if he does so in modesty, humility and uses the occasion to sow seeds into the lives of less privileged ones, widows, orphans etc. That is why I respect late Prophet T.B. Joshua
emmanuelewumi: 17% rental yield is abnormal in the real estate market check the annual report of SFS REIT, UPDC REIT, the maximum rental yield from their luxury apartments is 8%.
He should be careful about the genuineness of the property's valid documents.
Lagos State government might want to demolish the property in the next few weeks and the owners wants to sell in order to transfer the risk to a novice in the sector
Valthegreat: My fellow investors please help me to evaluate this investment decisions:
I have an offer to undertake a long term lease for a property containing one unit each of 1bedroom flat and 2bedroom flat for 15 years at 28,000,000. From my investigations I can rent the 1 bedroom currently at between 1,700,000-2,000,000 while the 2bedroom can go between 3,000,000-3,500,000 per anum. The building is just newly completed and at a very good site in Lagos mainland.
Now here is my question: Investing such amount on this real estate offer and investing same amount on good dividend paying stocks like GT, NAHCO, PRESCO or Okomu which is a better decision at the moment considering preservation of my capital, better ROI and consistent cash flow within the next 15 years?
Please your candid opinion is required.
From your analysis, your rental income should be a minimum of N4.7m per year (excluding expenses like maintenance, repairs, insurance etc.). That is about 17% ROI and 6 years to recoup your capital. It is also possible to rake in higher rental income with time.
With N28m, you need to consider the units you could buy at the current prices of GT, NAHCO, Presco, Okomu etc. Then consider the current dividend per share and possibility of growth in the payout amount in future. Can you buy enough units right now that would give you dividend of N4.7m p.a. after deducting WHT?
In my Opinion: If you are more interested in preservation of capital and consistent cash flow, then real estate in a very attractive location (i.e. rental income) and fixed income securities (interest on bonds, CP, TB) are the best bets. . Real estate also appreciates in value with time, generally.
If you are more interested in return on investment (ROI), and willing to take risk with your capital, then you can buy some of the stocks you listed. But the higher returns come with higher risks.
PMForce: They never returned west Bank which was controlled by Jordan.
Why don't you tell us how Jordan captured and annexed Jerusalem, Hebron, Jericho, Bethlehem, Shechem, Judea and Samaria? These are the names of towns and cities in the so-called ''West Bank''. The towns inside West Bank were never part of the land of Jordan in their history, but they took advantage of the 1948 war to capture the place. For your information, Jordan captured and took control of ''West Bank'' during the Arab-Israeli war of 1948 and they officially annexed it in 1950! Meanwhile, the Arabs were okay when Jordan captured and annexed these places. There was nothing like agitations by some people called ''Palestinians'' for a ''Palestinian state''. Israel waited and took back the ''West Bank'' during the 1967 war. Then, all of a sudden, some Arab people started calling themselves ''Palestinians'' and started demanding that the ''West Bank'' should be given to them as their own ''State'' and Jerusalem must be their ''capital''.

DyshApp: A Nigerian woman living in the United Kingdom has gone viral after sharing an emotional video in which she lamented being dumped by her Nigerian boyfriend for a Zimbabwean woman.
The woman, preciousonyegu1 took to her TikTok page to share this.
In the clip, she tearfully expressed her frustration and heartbreak, questioning what she described as growing competition between Zimbabwean and Nigerian women over relationships with Nigerian men abroad.
She said she could not understand why a Zimbabwean woman would take interest in her partner when, according to her, there are men from her own country to date.
Visibly distressed, she revealed that her boyfriend ended their relationship because he preferred the Zimbabwean lady, claiming he was attracted to her physical features. The Nigerian woman said she felt deeply hurt, adding that she is worried because she is approaching menopause and feels time is no longer on her side.
“Zimbabwean ladies, what’s this competition between you and Nigerian ladies over own prosperity, our own men. Don’t you have men in your country? My boyfriend left me in the UK over a Zimbabwean lady just because I don’t have big nyash and front… I’m really frustrated right now cause I’m nearing menopause. Leave our men alone.”
If it's about menopause, why didn't she get pregnant for her boyfriend when they were together? I think the general attitude of Nigerians (and by extension Nigeria ladies) is also making Nigerian men to prefer women from other countries who may be calmer, more respectful, more submissive and nag less. Big nyash and boobs may be the bonus

If Israel wanted to steal lands, they would not have returned lands to Egypt, Jordan and Lebanon which they had taken over and seized during previous wars. If you see them on any land, it is for their security because they are surrounded by people who want to annihilate them in a second. But Judea and Samaria (the so called West Bank0 is purely Israeli and Jewish land.

KarlTom: INTERIM REPORT FROM THE GUARACARA (POINTE-A-PIERRE) REFINERY RESTART COMMITTEE
The Committee was tasked with, inter alia, reviewing the technical assessment and readiness of the Guaracara (formerly Pointe-à-Pierre) Refinery, as well as its infrastructure and utilities and developing a plan for its restart within the earliest timeframe. The Interim Report examines the technical commercial feasibility, estimated capital requirements and human resource demands of a possible approach to the restart of the Guaracara Refinery. The Prime Minister considers the health and safety framework of paramount importance as any restart must meet rigorous health and safety protocols to ensure the protection of human life, environment and assets.
The Interim Report notes that despite its closure seven years ago, the restart of the Refinery is technically, commercially and financially viable given the current market demands for refined products and crude availability. The closure of the Refinery for seven years has led to degradation of the units and supporting utilities and offsites. However, the Committee concluded that the newer plants which were part of the Gasoline Optimization Programme (GOP) were in relatively good condition. The Committee also concluded that time was of the essence as further deterioration of the units and supporting utilities would eventually render a restart un-economic.
The report recommends four phases to the restart process based on favorable economics, ease of repairs, availability of resources and availability of capital expenditure. The report notes that restarting the Refinery will create significant direct and indirect jobs and local-contractor opportunities and generate foreign exchange, thereby stimulating the national economy with benefits for the fenceline communities that once supported the Refinery’s operations. A reactivation will also reposition Trinidad and Tobago as a major regional supplier of refined products as well as strengthen regional energy security and resilience.
The Committee noted that in the year of closure 2018, the refinery was making an operating profit before hiving off its revenue to satisfy the Malcolm Jones era multi-billion-dollar debt.
The Prime Minister has directed the Minister of Energy and Energy Industries (MEEI), to undertake a review of the Interim Report and propose possible options and models to adopt given the conclusions of the Committee... A Final Feasibility and Restart Recommendation for Options is expected to be submitted to the Cabinet very early in 2026.

The mere fact that the wife provided the documents does not mean she has the powers or authority to do so, and relying on that such documents would be null and void.
Agbalowomeri: Una really think that it's the CGT that's stopping bull. Far from it. If bull go come, e go come irrespective. I think it will be more of market cycle than the CGT
WouLd you be willing to put your huge money in the NGX if you are not sure whether your gains would be taxed up to 30%? The statement by the chairman of the new tax committee clearly shows that the CGT issue is affecting the NGX and the uncertainty is partly responsible for the poor run in the market. Once it is done away with the market will respond positively. We live to see.
A clueless govt trying to flex muscle to impress outsiders while it's own country is ungovernable with insecurity, banditry and terrorism all over the place and citizens being killed cheaply everywhere
The same nonsense they did that made Niger, Chad, B, Faso, Mali etc to leave ECOWAS and mafe it more difficult for us to fight the Islamic terrorists in our country. Now, Benin Republic may be forced to close their borders with Nigeria and that would create problems for traders
zendi: Exactly, if they announce reduction to say 15% now you will see the father of all bulls in the market. How can you be imposing oppressive taxation on the few people that play the market while lamenting that more people play Baba Ijebu and Bet9ja than in Ngx?
The CGT could be reversed or reduced drastically . Even10% is still high. From the way the chairman of the committee spoke, they are likely to maintain the status quo i.e. no CGT to be charged.
The CGT law would most likely be reversed or reviewed drastically. Kudos to the Finance minister for listening to industry players on this mater This new committe is a clear indictment of Taiwo Oyedele's committee recommendation on the CGT. And he made things worse for both the NGX and govt by his reckless comments. Clearly, there was no wide consultation before they recklessly raised it to 30 percent for companies and PIT rate(s) for individuals.
A positive, much better recommendation by this new committe could engender another round of bull in early 2026.
emmaodet: According to Bismarck Rewane, the economist he is predicitng Ngx ASI market cap to hit 260 trillion naira in 2026 from the current 93 trillion. That is a 150% rise from the current ASI number. He predicts a bull.

Elusive001: Israel planning hospital for Jordanian patients in joint cross-border industrial zone.
Head of the Israeli side of the Jordan Gateway project tells ToI that it will also be a key node in the India–Middle East–Europe Economic Corridor, piquing interest of US and EU
By Nava Freiberg 3 December 2025, 10:27 pm
Israel is advancing a plan to develop a hospital on its territory to treat Jordanian patients as part of a joint Israeli-Jordanian industrial park along the border of the two countries, the Emek HaMaayanot regional council head revealed to The Times of Israel on Wednesday.
The industrial park, dubbed the “Jordan Gateway,” will enable Israelis and Jordanians to cross the border to work on joint projects. An existing bridge, the Jordan River Crossing, located near the Israeli city of Beit She’an, already connects the two sides of the proposed Jordan Gateway Zone.
Itamar Matiash, who heads the council that will house the Israeli side of the industrial park, told The Times of Israel on Tuesday that one idea for the hospital was for it to function as “a center for cancer treatment, so that people from Jordan or further away could come and receive treatment.”
The industrial park, he said, would both strengthen Israel’s economy and ease the high unemployment rates in Jordan, which stands at roughly 18 percent, compared to around 3% in Israel.
“The Jordanian side suffers from high unemployment,” Matiash explained, “and Jordanian workers will be able to cross and work on both sides. And Israelis will be able to establish factories on the Jordanian side.”
First proposed during the 1994 Israel-Jordan peace talks and approved by the government in 2022, plans for the industrial zone stalled in recent years due to mutual lawsuits between the state, the contractor building the bridge, and the regional council, according to Matiash. Over the past year, however, the regional council led a mediation process together with the state and the contractor, during which “the disagreements came to an end, and the project is now getting pushed forward,” he said.
In the meantime, Matiash said multiple “low-tech factories” aimed at employing Jordanians already exist across the border, and more are being planned. On the Israeli side, he said, the council is focusing on “high-level projects like medical tourism, the potential hospital, academia, innovation hubs, and so on.”
With development back on track on the Israeli side, Matiash said the Finance Ministry was working to budget a new road into the Israeli zone, in cooperation with the Transportation Ministry and the Regional Cooperation Ministry.
He said that the council overseeing Israel’s portion of the Jordan Gateway project was also hoping to form a “joint management team” with the Israel Land Authority, which is expected to soon begin working on issuing a tender for a developer to build up the Israeli area.
This is necessary, he said, “so we can bring in companies and organizations that fit the area and strengthen the regional economy.”
While the main purpose of the bridge and the side-by-side industrial zones is to promote cooperation between Israel and Jordan, it will also serve an additional purpose as it sits on a key node in the India–Middle East–Europe Economic Corridor (IMEC) — the US-backed vision for a rail and shipping corridor linking India with the Middle East, Israel and Europe.
US representatives, including an official from the office of US Secretary of State Marco Rubio, will be in Israel next week to view the site, a US official told The Times of Israel.
Under the IMEC vision, goods from the east would cross into Israel at Jordan Gateway to be loaded onto trains heading for Haifa Port, and then onward to Europe.
"The European Union and the US are very interested in this area and are coming for visits,” Matiash added. “This is basically a commercial zone sitting exactly on the midpoint of this entire corridor.”
Though the cross-border initiative has been long in the making, there is heightened concern over border security in the wake of the October 7, 2023, Hamas-led invasion of southern Israel that sparked the two-year-long war in Gaza.
The lengthy and porous Jordanian border is not one of Israel’s more dangerous borders, given the decades-long diplomatic ties between Jerusalem and Amman following their peace deal in 1994, but it poses its own unique challenges due to frequent weapon smuggling attempts.
And the border has not always been quiet. In September, a truck driver entering Israel from the Jordanian side to deliver aid to Gaza killed two soldiers at the Allenby Crossing in the West Bank. Before that, in September 2024, three Israeli men were killed in a terrorist shooting, also carried out by a Jordanian truck driver.
To ensure that the Jordan Gateway initiative remains a safe one, Matiash said the council was waiting “for the state to finalize the security and safety arrangements with the security bodies.”
He stressed that the industrial zone would function as an “ex-territorial bubble,” whereby Israelis may cross into the Jordanian industrial area but not into Jordan proper, and Jordanians may cross into the Israeli commercial/medical side but not enter Israel beyond the zone.
Full entry into Israel would still require the nearby Allenby Crossing, he said.
These are the original countries/states that make up that region: Egypt-Israel-Jordan-Lebanon-Syria. Any other form of ''State'' is an imposition and a deception.
The Committee charged with looking into ways of reviving the Pointe-a-Pierre Refinery has submitted a preliminary report to the T&T Minister of Energy.
The Comprehensive Report is expected by mid-December...

Airlord2030: I only recognize fella. A man than invented a genre of music. The other bozo I don't know
Fela did not invent Afrobeat and he is not the creator. This lie has been peddled for far too long! If you care to know, Fela was playing Highlife music. He later travelled and lived in Ghana 1967-69 and joined a band in Accra called Hedzolleh. That is where Fela learnt what is now called ''Afrobeat''. He was later joined in the same band by Hugh Masekela of South Africa. That is why there is some similarity in their instrumentation, rhythms and percussions. Ghana was like the mecca and hotbed of the best musicians in Africa at that time, coming from the huge influence of Highlife music. But Fela became the most famous musician partly because of his radicalism, revolutionary message, political activism and controversies.
