Seems u are only house hunting in d expensive side of Abuja. There are other places with much lower prices in Abuja. It's wise to rent houses at estate or nice environments cos of security but there are lot of places in lugbe, kubwa, galadimawa, kabusa etc where u can see affordable rent. Just remember that if d accommodation rent is more than ur 4 months yearly income, u over spending

I know someone that pays 400k for her self contain in Gwarinpa.

You can get in the following Villages in Lugbe (Tudunwada, peace village, Sauka village, One man village, Lugbe Across(zone 1 to 9), Sabon Lugbe and Sauka village (opposite immigration).

But if you add 50k to the 200k, you'll easily get a self contain in Federal Housing Lugbe for 250k. That's like the flat rate for most self contain there.

read my comments very well oga,abi did you not see where i said and above,i personally used my 2 legs to search for a house myself in gwarinpa and when my money no reach i enter kubwa,i saw a lot of cool apartment,i saw a 1 bedroom for 400k there,might be scarce to get for that price now.if you waka urself u would get something reasonable,most of us prefer to use agents.i cannot be telling you the number of cool places i saw ,both the ones the owner needs someone to stay and pay something reasonable.na selfcon i bin dey look for,i got at 69road for 250k but before i wire money,person first me pay.if you know your way u wud get a 1 bedroom for 400k and above.only the wise understand.nothing wey you fit tell me about Abj

if u need 1 bedroom inside town,hold like 400k and above,it also depends on the area too,some area you would not get for 400k.But check out gwarimpa 69 road ,u can be able to get 1 bedroom for 400k and above.If you need cheaper 1 bedroom check places like kubwa ,lugbe and dawaki.
