gordonbarrett: Nice one. Well articulated. My only problem with parapet walls and hidden roof is maintenance. Kobo kobo project do not need the added stress of annual or perennial retouch.
@n3xt was comparing the paint job on his wall and that of the main building. Image if the main building had a parapet wall with coping. Just hope that architects and builders adequately explain to house owners the implications of some of these exquisite designs. You just gave me ideas. Parapet wall metal cap can be installed on my fence

Charisdesigns: Many of the potential problems of flat Roofs involves leakage, wind damage, roof drain blockage, etc.
However, it is important we understand that there's a thin line between a true flat roof and a low slope roof.( The major difference is the construction process).
A true flat roof is systematically sloped to gently control and direct water to a roof drain that connects with a downspout. In contrast, A low slope roof have a much lower slope than the traditional roofs and still lead to roof drain or off the edge of a roof. Typically their slope is usually in the range of 2'-12''. Meaning the higher the first number the more steep the angle of the roof.
It is also important to note that in the west, one don't just decide to slam a flat roof on his/her build, you have to firstly determine if the flat roof should be (cold flat roof or warm flat roof) which is usually the function of the insulation type adopted. No piece of architecture is naturally resistant to weather, and it’s the architect’s job to make sure a design is equipped with the high-performances materials and considered details it needs to protect the people that inhabit it.
Conclusively, planning/designing is everything, and it should be gotten right from inception
Extra: introduction of parapet walls that serves as wind breakers and introduction of roof drains should always be considered in construction of flat roofs. Nice one Charis! |

diordaves: All said and done, no how wey cement go sell below N3000 after retailers factor in transportation/logistics cost and profit margin.
So despite the clarification, it is still true that Dangote cement could be cheaper in Ghana and Zambia at the point of sale to the public if the countries have better logistics infrastructure and lower cost of doing business.
So no be retailers be the problem. Na Bubu and CBN Governor be the wahala. These two people dey sleep. Somebody should please wake them up. Nairaland Owner Builder Bulk Purchase Association to the rescue. I wish there’s something like this. Our strength lies in our power. gordonbarrett: How has the flat roof of The Reserve been holding up over the years. Has any major maintenance been carried out? Yes we had to do a remedial work when the first tenant parked in few weeks after construction. Maybe 10 weeks or so. I can’t remember. There was a very strong torrential rain that fell the fence and the tenant discovered water in some part of the middle flats. We realized it was caused by uplift. It was fixed and ever since I’ve not heard much of it. The rain pull off many roofs in the area including the back fence. _______ The fix We got some sheets (Pic 3) to overlap the sheets in the middle flat where the leak was experienced and that fixed the issue.

gordonbarrett: Thanks. It slopes to the back. Had to double lap the sheets to ensure it's leak proof. Just like The Reserve by NextHome. Double-lapping doesn’t guarantee it might not leak though if you’re building in an area with lots of torrential rain, fewer tall buildings to act as wind breaker and in area where the direction wind force is unpredictable. Good job! More mortar and cement to your project.

diordaves: He said that though the company has direct control over its ex-factory prices, it could control the ultimate price of cement in the market.
According to him, it is important to distinguish Dangote’s ex-factory prices from prices at which retailers sell cement in the market.[/i] The same thing I’ve been sharing here. I live about 25 plots always from Sagamu plant and I knew the actual price of these stuffs is not more than 2450. I shared that the company is selling directly to govt at 2450 but retailers determine the price the general public buy. The major issue is that the demand is higher than the available supply. |

sonnie10: Please who knows this old school design on conoil building exterior walls? I just like to introduce it in one of mine. That’s not old school. In the contemporary world, we’re using these not so new concepts to create works that wildly blend ancient and modern. I had the angled wall in my latest design but we had to change to something different based on clients preference. The wall can be made with brick/block/concrete and you can use any materials (tiles, fiber cement board, concrete, wood, etc) to clad it.

Of course, here’s the recently discussed openable bi-folding window metal protector with net done by me and the new one (pic 3) which is currently under construction.
I can make a custom metal window/door with glass using the same approach. The accessories to achieve this are in the building materials market here in Lagos.

Horlardorjah: it's not really a German thingy Sir, we've imported both two n three dimensionally opening windows for our clients from Italy and they do use it there very well. Import bi-folding or multi-fold windows? Those are easy job here. Even it’s part of @rmx project. I think his is about 6m wide if I could remember. It’s a major part of my latest contemporary design and upcoming project. There’s a Chinese company that makes large sizes used for internal partitions here and I’ve known them since 2014. There are other folks in the uPVC market that do this type of windows here. |

rotecch77: Inner net will fit in here by introducing separate track for the net as usual. Reason why I like 9” inch width block size it can accommodate any building component. Other sizes like 6”5”4” can’t accommodate all this system perfectly. Same thing with French door burglary can be fixed in there If inner nets will be used then this negates ongoing discussion. I’ve shared this many times here. I did on the last and recently. It’s even oart of my ongoing DIY project. I shared picture of a house where a casement window was installed to open inwards; burglar proofs were installed outside the windows. Here’s the picture of the house once again.

rotecch77: https://pin.it/2zvYMwi Bi-folding/Multi-fold Windows and doors can’t have nets unless it’s a multi-track window. The windows they’re showing is pretty close to our own projected/awning windows here. All that’s required to achieve the design is the hinge. I’ve seen the type of window they described before but I didn’t pay close attention to it. |

Gigaset: I will definitely ship the windows from here and hope to find a professional to install it correctly this time.
Thanks one more time you beat me to this Wonderful! My wild thoughts here. If you have the windows open inward, where will your blind or curtain be? Inside and I guess you’d shift them to one side when opening the window? I’m trying to understand how this works. What about window nets when the window open inward? Will that be outside before the burglary proof? Or it’d be completely knocked off? Don’t mind me o and my irrational thoughts here. I’m building to naija code now and also considering naija mosquitoes. If only you’re doing this because of cleaning on a single floor building, won’t a 6m ladder fix the occasional cleaning of maybe 6 - 8 windows you’d have? Or a wraparound terrace design? Or a juliet balcony (shown below)? I am not convinced this design is right for this terrain.
