babalose: The Contemporary style house grew out of Modern architecture, which arose with the Industrial Revolution of the early 20th century. Modern home style is marked by simple, clean lines; the idea that “form follows function”; and the use of what were then newly available building materials (iron, steel and sheet glass). Modern and Contemporary in design are not one in the same, as many people might think. Modern design refers to a period of time. It doesn't change, it is a defined style, and will remain such for ever. Contemporary design is ever changing, ever evolving. Contemporary homes are defined by their largely geometric form — cubes play a big part in the design philosophy. ... yet, conversely, an attempt to get the house to in some way welcome in the outside. The simplicity and functionality of a Contemporary house makes it appealing. It defies time and age. It is not in vogue neither will it stop being in vogue. You're very correct. What we are doing is a modern architecture. Contemporary architecture is with the likes of Zaha Hadid of blessed memory

thanks, we dey try small small. Table lamps, and non-fixture mood lights are not really things you can put in an electrical or buildin plan unless you're designing the interior aswell or furnishing it... That's the problem., Of course that's the case in incomplete plans. I've been privileged to see a complete plan and I know the difference. Though it came at a price sha. For just one building, I got a whooping: 80+ pages for structural details/drawings. 35+ pages of electrical drawing. 40+ pages of mechanical drawings. You'll want to ask what's so special about the building. Nothing! Everything is just so detailed that even a DIY won't miss a thing. |

rotecch77: Yes boss, there is the central water heating system that is been installed outside the building and it's serves all sections of the building. It is available here in nigeria. In using the central heating system, provisions for it has to be made right from the building plan. So as to know where and where it will be channeled to. It does use electricity and it saves money. In 150, 200, 300 litres. People prefer the single ones( 10, 15,30 litres) because of individuality,
At endia samy you are right.but the problem I see with central water heater is that ones it has fault it means the whole building will not have hot water ,that is why I prefer individual heater for each toilet or 2 toilet to share 1 heater, where we have about 4 toilet so the whole house will not have shortage of hot water if one develop problem and at time it take some days in most home to rectify fault.more so as some said that Nigeria don't need much hot water ,to me, we are much used to the weather conditions here when its amathan almost every body here in Nigeria wioo like to use hot water even when in raning season more so in some part of Nigeria when woman gibe bath to new born baby they most use hot water to massage there body ,make tea etc From today on, make una dey recommend central water heater system to clients. mavverick: Will the roofing company supply sheets that will work with metal trusses ? Does it also mean that the running of cabling will be tied to the metal stuff using binding wire, you know with wood the pipe work can easily be nailed down. I mainly see this kind of roof with industrial building where the requirements are different to that of a residential build. The roofing sheets will be installed by professionals roofers with proper insulation material. Cabling (which will be color coded) will be done inside cable trays and pvc trunks like its done in commercial buildings and network centers. All exposed cables will be tied together with cable ties. |

abdulwastecx: I may disagree with some of these points
The most comon roof truss Materials are angle bar, rectangular hollow section, universal beam etc. The minimum angle bar that can be used for roof truss is 50x50x5mm, this cost about N2,5000 per 5.5m that is around N450/m of angle bar compare to hard wood like apuntu or mahogany that cost about N450 for a 3 to 3.3m with a section of 100mm 50mm, that is N136 per meter
Some roof wood don't rust when treated, wood like apuntu, mahogany never rust or affected by termites.
Wood can be designed to have connectors like steel, if this is done the wood can be re used.
Wooden truss is considerably lighter than steel because wood have lower density when we'll seasoned than steel.
Wood truss can be more flexible for complex roof pattern.
Wood truss is easier and faster to construct compare to roof truss, hence it cost more initially to construct steel trust.
Some certain roofing sheet type can't easily by fixed on steel roof, roofing sheet like step tiles.
The z purlin commonly use in steel roof is much more expensive than the 75x 50mm commonly use in wooden roof ______________ Initial cost outlay - YES, iron is more expensive but in the long run it is considered cheaper. I really don't need to expatiate this further. The only point to buttress this is "Why do commercial projects consider it most suitable option for large scale developments?" The simple answer is because steel requires no maintenance and it is 100% recyclable especially when you use bolts and not welded. There's no wood that doesn't have its shortfalls unless it is engineered. Even the Ironwood, Charcoal wood, Mahogany, Teak and requires so many special care and treatment to keep them in tiptop shape. These includes keeping them away from moisture, excessive exposure to sun. Now, this wood are very scarce in the market and are often mixed up with lookalikes for those who knew nothing about woods. The weight of woods varies according to their water (moisture) content and unless you're going to kiln or season your timber yourself (which is nearly impossible in our part of the world), the weight of various woods used on a building will never be the same. This cannot be said of steel! 70mm by 5mm is the same even if you have them in thousands. Steel to wood connection is possible but remember the wood joists rest on i-section beam which is also an additional weight itself. I agree the wood have a lower density than steel but can you use the same amount of wood when compared to steel to construct a marquee tent (the ones event centers are building this days). Definitely No! Or very impossible unless it is engineered and I'm sure you know it'll definitely cost a lot more than using steel. Woods cannot be used for flexible application more than steels. Check most of the domes, sports centres, stadias, monuments and even towers, you'll see them constructed in steel and not woods. I'm sure you definitely know the reasons. Longevity and Durability. Stadias are built to last forever!! I believe steel is faster to install than woods and more importantly is the possibility of off-site and work-to-suit fabrication which makes it less stressful installation than wood. All types of roofing sheet can be installed on lightweight steel roof. It depends on the installer and the degree of slope. I'm sure you won't propose step-tiles on a 12deg slope roof be it wood, concrete or steel. I agree the Z purlins is more expensive than woods but a steel roof will use lesser quantity of purlins when compared with using woods. For the build at hand, I'm getting just 100 purlins which equates to about 200 woods. Can you use 200 pcs of 75 x 100mm woods for a roof of 500sqm? Steel roofs when properly done can withstand strong winds and are more impact-resistant than woods. When you use steel, you just go to sleep! |

gabbytabby: A majority dont put their financial hat on and get sentimental unecessarily. I am guilty of this but as I see how houses get treated by tenants the functional and necessary becomes a focus and keeping build cost down to well below 20m for a build of 6 units of 2 beds is now achievable. A good majority wanna impress. I'm sure owners of multi dwellings will have a lot to say in this crunch. Little to zero occupancy rate and tenants owing rent. However, it's just basic things will do and not the paparazzis. The Reserve by NextHome has made me to realize that property price are dependent largely on location and not the finishes. It's one of the cheapest build I've ever done. No window hood design, no special tiles, no ante, no expensive chandeliers, no special types of doors, no special roof, no special landscape - yet the landlord is getting almost $10,000 per unit multiply by 3. Yet some over designed structures struggle to get $1,500 with the most difficult tenants. |

PM Sent. As I type, I've sent the template of the Aluminium parapet I did in 2014 to China to produce a polycarbonate version which can just be bolted to the 2*2 noggin on the roofing woodwork. The aluminum is too expensive. We need a better and cheaper alternative so I want to explore the cost of using polycarbonate and fiber. You see you 2*2 stuff on my roof done in 2014. We hanged the parapets on them. The carcass of 2 unit of this house had an estimate of N20m from foundation to completion. That's what 20m can get you! And not a bungalow PM Seen. I'll respond.

I am thinking if l lay my hands on such a lock, l can fabricate a Window Burglary-Proof Iron which will fulfil the the "Security requirement" in preventing Burglary while at the same time fulfil the "Safety requirements" of the house occupant by providing them with an emergency escape route, in case of fire and/or siege. We shall overcome. I'll be expecting your PM and I believe one day Nairaland Properties will be recognized in Nigeria as a force to reckon with on innovative ideas. How do we nail aluminium, stone tiles, asbestos and zinc on steel ? Ijebu man! Na money side you see It's almost the cost of timber roof + 50%. The bulk extra goes into installations, consumables and workmanship. Material difference is almost negligible. If you consider it in long term, it's truly worth the extra cost. |

The distance between two intermediate support in lightweight steel roof construction is over 8m. You can never try that with timbers which means less trusses for the steel.
The most interesting part is that lightweight steel are self supporting and the weight is not imposed on the structure but on the beams. This explains why you can see a steel roof built without resting on partitions. Timbers (ordinary) cannot achieve the same feat without supports except it is engineered. |
Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by n3xt(m): 4:05am On Jun 15, 2016*. Modified: 4:31am On Jun 15, 2016 |
Steel goes a long span than timber and as such requires less trusses than wood. And the spacing from truss to truss is wider than wood
Because steel goes a longer span, it does not require joints unlike woods which requires joining of woods to make up the length which is additional weight on itself. Steel can span 40ft. Hardly can we see wood of 18ft or 6m.
In my ongoing project, I have a span on over 11m which cannot be acheived without joining lengths of timbers. Now this joints and braces add up to the overall weight of timbers. |

Type of steel, what makes it comparatively lighter, cost implications compared to using wood and other advantages you have deduced.

STEEL VS TIMBER Re-usable (just remove the bolts and remove) versus one-time construct. Cheap versus Expensive (long term) Straight versus warped, bended Non-rotten versus carpenter ant/termite Light weight versus heavy weight (I'll still proof it) Incombustible versus combustible |
