mufutau55: NO. I cannot live there.
Hajji M. That's only if you're aware of the challenge before paying for a property in the area. Otherwise, the beautiful structures and lovely edifice around would make you pay. The consolation will be "Orun nya'bo... Bi t'enikan ko" Meanwhile this is no big deal if there's proper water exclusion strategy. #StopTheWaterBeforeItStopsYou |

agarawu23: how much is land in these areas presently? +/-500 - 1m Max. They are not estates but smart investors can pull resources together to buy land in mass and build a mini-estate. It's also not a bad area for those looking to build country-homes. Iperu - CountryHome and pad of the likes of Dapo Abiodun, Adebutu-Kessington, Gbenga Ogunnoiki, Salako etc. Just to mention a few. Ilishan-Babcock - Not a bad area to invest if youre delving into commercial properties (hostels, resorts, hospitality, apartments for city dwellers working in Babcock etc). Yeah, I mention resort cos of the success of LivingSpring resort, Iperu. You'll discover people in these areas are yearning for something missing. Pic: Dapo Abiodun CountryHome in Iperu.

Chekitaut: That land is a services land by Opic, there is another at Kuluku PMB estate before police college going to abeokuta,
Ogun state plan sell land to investor for manufacturing purpose there by creating enabling housing environment for expertrate. Interchange, kajiola and some other areas will be exppse soon. Ok. I'll be meeting the OPIC guys again this October at the Real Estate conference to hear the latest. It has been a disappointing feedback for 3 consecutive years now. I'm a friend of OPIC for almost a decade now. |

Chekitaut: Go officially to OPIC office @ Abeokuta. The property is very ok, I dnt knw the price now becos is review downward. Baba Chekitaut, if I may ask what do you think makes the Makun City very ok? Is there any good reason for the downward review? Are you aware the proposed city was the former Games Village called Gateway Paradise City which was conceived 10 years ago and later scrapped by demolishing already built structures? Just asking because I may be interested if there's something that can convince me it won't be a failed project like the Gateway Trailer Park at the interchange and the Paradise City. I still believe it's a good plan though with Lafarge and Tye-Walls' proposal for a lightweight steel construction. I'm not following up with the development of that project. If there's goodnews, bro lets have some. What I'll be more interested in is the infrastructure development plan and security. |

true2home: Hi NL,
I'm trying to purchase this land property from Opic. The place is called New Makun City. I like the location cos its a strategic point for someone like myself that love country living. I'm original from Ilishan right opposite ikenne; and not working or living in Naija full time, i think that location, which is just before the Sagamu/Ore interchange, can be a nice location for a weekend/retirement gate-away house for our family.
As always, the problems with this process is the NIGERIAN WAY OF DOING THINGS; i just find it difficult to give my hard earned money to someone in anticipation of get a land in the near future. I was thinking that by dealing with GOVERNMENT, i will be shielded from fraudulent practices. Nope, i was wrong again!!!
Can you believe someone is telling me to drop #3M+ and go sit down till they decide to allocate land for subscriber( More like Gullible People)?
1ST PROBLEM: I DON'T GET TO PICK THE LAND AM PAYING FOR 2ND PROBLEM: AM PAYING IN FULL WITHOUT ANY CLUE WHERE WHAT IM PAYING FOR IS 3RD PROBLEM: I WILL HAVE TO SUPPORT FRAUDULENT PRACTICE THAT HAS BEEN MADE NORMAL IN NIGERIA; I AM A CIVIL ENGINEER THAT SHOULD KNOW BETTER HOW CIVIL PROJECT SHOULD WORK
NOBODY SHOULD PAY FOR ANY LAND WITHOUT KNOWING WHERE IT IS ( aKA awaiting ON ALLOCATION) ; THATS OUTRIGHT FRAUD!!! GOVERNMENT FOR THAT MATTER!!! If I'm to advice you, get into installmental payment with OPIC. Or get something from PropertyMart "The Cranbel" also inside the proposed Makun City. The design looks so good on paper but like you rightly assume it's not going to be ready anytime soon. They (OPIC) should have adopted a model where people gets allocation on paper and are asked to pay certain amount of money to get physical allocation and pay the balance over certain period of time. They'll get more subscribers using that approach. The guys are trying to do something but I don't think they've got the capacity to manage such a big project yet unless there is reincarnation of the OPIC of the 80s. Even go through OPIC website, you'll see that you're very unfair to take them too serious. If it's "buy and tie down money" investment you're planning to do, then it's a good place to invest. Note: The Makun City will make more meaning if it has alternative access roads apart from the expressway. I'll ask about that before I pay kobo o! ____________ For me I'll be looking at having something around Iperu, Ilishan-Babcock and Sagamu-Benin Expressway as those areas are going to witness exponential growth pretty soon. There's a big shopping mall planned in the key cities in Ogun state (Mowe, Sagamu, Ijebu Ode, Abeokuta)

true2home: I'm always surprised when i see people back-filling to height above 3ft without embedding outlet drainage. I'm glad to see that you are doing it now. I'm sure you have being reading a lot on Foundation Engineering and learning one or two things. Even some foundation should include such pipe to help drain raising ground water under the foundation floor. I know our people at home are use to plastic bags for capillary. Piping will do a better job. Keep thinking out of the box and in a few years, you will do wonders. I've been reading those books for years and all my foundation always have perimeter drainages. And water outlets with backflap near fences. The best strategy to stop deal with table water is to stop it before it stops you! |

Hajji M. Professional Tiler and for a perfect installation you'll need spacers. Good job sir. |
