EgunMogaji:Bros, no waste your money. It'll do the work. Unfortunately, all these suppliers will keep their mouth shut. I don't know why I just feel it's unfair to only come here to scout for business and not to provide info that can help others. Anyway, that's why we're different in the first place. Brabus |

abouzaid:So, why are you not using this things? You think they won't come out nice? I'll show you pics of a modern louvres house later on this thread. So lovely. Brabus |
Demainman1:And manna shall fall. You definitely know I won't stop posting. This one is courtesy of Babalose.

I don't have this in my chateau. Service entry boards under PVC ceiling is a big NO to me. I don't even need it around me. So I placed it where it should belong. 6m away from the main building. Let the NEPA man or the technician who wants to help install or service the generator deal with their issues 6m off the main building. It's part of security plan though. Brabus

Fire Exclusion Strategy Power Outage Alarm - I have this installed in each room behind the breaker in one of the shaver socket in each room. It beeps when any room is having an outage which is normally a strange thing to us. That means there's something to watch out for. The first thing is to cut off power from the breaker and trace the source of the beep. All these things are less than $10 solution so I see them as no big deal. I buy them in large numbers. It's better to be safe than sorry. More coming. Brabus |
My Fire Escape Plan The chateau is divided into 2 segment. Guest (Lounge, Ante, Guest Bed, Lounge 2, Home Office, Kitchen, Porch) and Family zone (Bedrooms, Family Lounge, Balcony, Laundry) In the guest area, there are 3 Primary exits and 6 alternative exits. In the family area, there is 1 primary exit and 3 primary exits. The family area is totally cutoff from the guest area with a long hallway that cuts down left before getting into the rooms which also have a small lobby before each door. The floor is concrete and tiles. The ceiling is gypsum and the only window in the hallway is facing the balcony. The hallway is the only connection between the family and the guest zone. There are 3 smoke alarm in each zone and each room has a breaker which automatically trigger off when there's a blown fuse or burnout. God forbid, should there be fire in Guest zone, the family will stroll out majestically before 2 mins once the alarm threshold is reached and it triggers. The noise is very annoying that it can even wake up the dead. Per adventure, the fire starts from the family area, the room breaker is cut off if it's electrical; the alarm triggers and the occupants move straight to the hallway which is like a safe room with only one window. Not saying more on this part. My Chateau | Fire Exclusion Strategy I actually implemented all the strategies sir Egunmogaji listed above. I went ahead to do more. 70 - 80% of fire outbreak are caused by electrical surges, spark and faults. I divided the house into 2. The Service Entry Level and the Main House Distribution Level. Service entry level is about 6m away from the main building, what that means is any problem from the changeover, generator, service panels, gearboxes and even the main feeds are totally cut off from the main building. How? There's a breaker between the 2 zones. Main building distribution level: anyone who has been to the H52 would know that the office run 24/7 electricity. This is where the real work comes. All lighting, 13 amp sockets, low-voltage wiring and converters are powered from the inverter sitting behind a breaker which stands in between the service entry level and the distribution level. What that means is there can never be an outage, let alone surge. The fence lights and outdoor equipments are powered from the service entry level. There's a breaker for those. Is that all? NO! What's more? Next Post. Brabus |

@ demainman1, my low guage 0.35mm roof never leak o after 5 years. No maintenance! And it's beautiful and perfectly served its intended purpose. I'm not the type who get wow with overly designed builds. Sorry that's just me! If anybody says he used low guage roofing, I'll tell the person "It served its intended purpose" Brabus

babalose:Baba crown moulding is key but... You can actually get readymade cornices, crow moulds, skirtings, coving, architrave, wall trims, ceiling roses and all other architectural mouldings in Jibowu, Lagos. As a DIY, you've got the whole world in your hand. The smart ones will buy these designs and get someone to use POP plaster to reproduce them in larger quantity to save on cost. Now that you know! ![]() Brabus |
babalose: For Naija, this is the way we design. If you're an Osupa Adinni, your house must have a moon design on the house or on the piller. So don't be suprised that there are people who wants it that way. Brabus |
Egunmogaji, I'll be part of the people that will press charges against for making good sense like Babalose. The complex it is, the difficult it becomes. Too much of make ups won't make a lady so beautiful but it'll make her look like Halloween. You don't have to use up all the colours because you got money for crayons. Brabus

EgunMogaji:Baba Egunmogaji, this is me and my way of tackling issues. I try to understand the likely causes of issues before implementing a fix. Now, what are the causes of fire outbreak in Nigeria. Let's start from there. I know of the following: 1. Power Surge 2. Heat 3. Overloaded Circuit (not even faulty wiring as most people assume) 4. Faulty wiring and installations 5. Gas Leakage 6. Flammable liquids (fuel, paints, thinners etc) 7. Lighting (installing a bulb with higher wattage in light fixtures) 8. Exposed Fires 9. Carelessness 10. Add yours So, I prepare for everything and anything that can cause gbege for me. I'm not so rich to be building castles here and there; neither do I have energy to be doing maintenance with the little God gave me. I just like to put in place an exclusion strategy that reduce the risk of an outbreak by 80%. If all failed, then it means God of Elijah had send down fire. What did I do differently? Next Post |
EgunMogaji:Knowledge is good when shared o. Wetin you and your architect did about fire protection? You no wan tell us? It's not fair o. Maybe we could have learnt one or two thing from it. How about a 2.5 minutes fire escape and cut-off plan? I didn't know the decking could prevent spread of fire. Brabus

Miscellaneous:I'm not taking you up on that. I'm just making citing those things that could lead to the figures gotten. Brabus |
EgunMogaji:When there's no paper qualification, you need to show everything with your experience and reference works. Now, NextHome is a niche that targets a particular demographic. So it's fair to showcase your best in where you operate from. The Fortune 100 companies of this world are doing it. Why shouldn't I? I appreciate the feedback I'm getting here because it helps us to raise the bar high. Watch out for H52 | Model Remodel Edumare fun mi ni money. Pic 1: Reflecting on what memejem said about me. Miscellaneous:The truth is coming out gradually. 28 days no too lengthy for concrete cube test. |
@ Demainman1, I see you. Are you in support? Are you for or against? Make I carry on like Babalose said? @ Babalose, you no see the brag part but the information to do everything and anything to keep water from your house. Thanks for that. Brabus |
ceelog:I'll attend to this later pls. Brabus |
This one wey it seems like I'm bragging about my village hut. How I wish we can discuss fire prevention plans in residential houses and we have people who can show us what they've done to prevent fire and also share their fire escape strategies. Maybe we can enlighten others. Make I share my little experience. But if I talk I hope I won't get on people's nerves. It seems this site is only reserved for discussing certain subjects (colour of sand, colour of Windows, price of cement, etc). Key topics like structural failures, foundation issues, home security, automation, fire prevention, and more don't receive good patronage. Brabus |
back2sender:Baba, I built on a terrain where caterpillar had to work for 2 days to achieve a level ground. It's beyond hard. We dug out gravels from my site and not vegetable (grass sef no fit grow) soils. I only planned for the unknown future. I already knew one day people will start building on drainages, clog up waterways with dirts, and water level will rise as number of buildings in the area increases. So I planned for it right from the beginning of the project. I'm in a flood zone and not a waterlogged or high water table area. Today looks like my lucky day with Sir Back2Sender.

Miscellaneous:Where's your location? I want an open test with video recording and we will send to LSMTL for lab test. Is that fine? Maybe that will really help us here. |
Memejem:Comment well noted sir! |
@ Babalose, pls pick any from the pic posted. Take note my thumb is less than 1in. Pic 1: 2x2 Pic 2: 2x2 Pic 3: 2x4 Pic 4: 2x6 That's the big difference. If you don't know, don't assume. Pick what you think Brabus would have used in any of his project before I'll ask you to check all my threads and finally show you what I used on my personal build. Brabus

adanny01:Absolutely the truth. The difference can never be so wide. Brabus |
Memejem:Bros, kindly ignore. Thanks. Fact: The water that will affect my build will have taken off a whole city. I paid the price. Brabus |
Breaking News: SAGAMU Flooded again yesterday. Yet again, Brabus is sleeping while some fish farmers are reported to have died and some building collapsed. I'm a man from the future. If you build on waterways, it'll only be a matter of time before you reap what you sow. Brabus Aftermath of the flood Though I was not affected at all, I've asked my house man to gimme report of water level and ask that they raise the earthbags by 300mm. I learnt the Akarigbo Palace fence (in Sagamu) went for it. |
babalose:I never had to compromise at any part of my personal project. I lost the books at some point and quality at whatever cost was given a big priority. I saw cheap Chinese light fittings but went for a gate pillar light of 70k for a pair. That cannot be said of client who wanted to spend 300k to buy all the light fittings in their house. Check what you see at H52. I bought Roman Blinds which is 100k plus. Most client won't pay for that. Sorry to say. What about toughened glasses used for my glass partitions? I had option of buying ordinary for less. My tiles are real Spanish and I paid its real price and not having a champagne taste on la casera budget. My build is in Sagamu. Yet I did raft where everyone is doing Strip foundation. I bought an electric mixer solely for all my backyard DIY project. I could do it with hand. So like we say in computer world "GIGO" |
agarawu23:Quality Stone Tiles agarawu23:I didn't use it on my fence. I use another style (afterall na my build, my money). I used gravel, stone dust and sharp sand for the fence. That pillar is the strongest I've ever done in all my years in this game. I can subject it to any integrity test (crash, crush, compressivity etc)
