You may want to try using Aluminium fascia cladding used in one of our project in 2012.

However, you'll need to ensure it was properly attached to the trusses and the wall to prevent water from entering the building.

Nice. Love the tall unit but would have preffered the pull-out type considering the circulation space.

It's one thing to know a design, it's another thing to know where to source the right materials to make it WOW.

Ise ti y'ato. House finishing is now beyond norms. Nowadays, there's cement boards for cladding, flooring, partitioning, ceilings and more applications to achieve the best finishes in a modern house.

What about Smart? How can a 21st century house boast of a gatehouse?
Ever noticed that I've not built a single gatehouse in any of my projects but genhouse/maintenance rooms.

_______
100m from my chateau inductive loop sensors are installed which automatically opens the gate once my car is detected. And all fence/security light which are solar powered are programmed to come on between 6:30pm and 7am each day all year round.

@brabus.....lets see how your ongoing project will turn out because you seem to always have something to say about everything
Owo ni koko. grin grin

At least I always showcase stuffs on my projects and not just Internet pics. If you see my contemporary collections, we just dey look for where to use them. Dem too plenty. I have a lot of Contemporary Furnitures from Germany.
There's no way you can compare apple with Agbalumo nor compare Naija local Furnitures with German Furnitures.

FastShipping seems like he really won win award for the best designed house in Nigeria. It's nice seeing people who see beyond the horizon.

People like you guys encourage us to do more. You gave us hope that one day houses will be designed and build as it ought to be in Nigeria.

It's breathtaking. I couldn't stop looking at the pictures. You rarely see such finishing in Nigeria, even in 100M Naira mansions.
babalose:
@FastShipping .....this Nicon town house on houzz is really exquisite. Alot of attention was paid to details and did you notice it doesn't have buglary proof?
So lovely job done by the pros! This is interior.

No burglar proofs. What was used is Transition Roman Blinds (also called Zebra blind) to create ambience and mood lighting. The same thing that I used inside NextHome H52.

The lovely part of the house is the lighting scheme and the contemporary settings. Most people don't really know that.

The challenge is to make the roof look good with the proper combination of fascia and soffits, like in the picture below. It's a task made particularly more difficult by the fact that there are panels on the roof already and there is no wood to attach with nails
I knew exactly what the problem was I just want you to say it.

In your next build, tell your steel fabricator to use angle trusses for you. You'll never experience such challenge using 60mm x 60mm X 6mm angle iron. This is one of the major challenge of using sections for roofs. It makes additions near impossible.

If I may ask, how have you resolved internal ceilings?

______
Proposed Solution 1

Use precast fascia and tie it to the exposed beam. Ensure its properly covered to prevent water ingress.

Proposed Solution 2

Use fiber cement board from Nigerite to install the soffit using concrete, tying wire to attach it to the beams.

Proposed Solution 3

Get a pro to burn holes in the beam to install woods which you can nail your soffit to. Do you know it's possible to clad exposed beams with wood or other materials. So it's equally possible to install wood onto it. You'll need a welding generator on site to achieve this.

The man that sees tomorrow!!! I'm with you on that ooo. With capital partnership like you, we can get that done
Am I supposed to say something to the bolded part?

Trust me, it only requires little funding and it won't be from your end. Sponsors will be queueing to have you feature their products in each episode.

Even homeowners who wants free makeover will be on a threaded list. Cheap advert for the builder. Good ROI for the sponsors/partnering companies (tiles importers, sanitary wares, light fittings, kitchen makers etc)

And the builder can just retire in peace. Don't be surprised if you see a show like this spring up any moment. Did I just reel out a multimillion dollar business idea on a public forum where we are supposed to make noise and call each other names. grin

You never know those who patronize this platform. I've met kokomasters promoters on here and many more.

Let's make something cool out of this.

Make God give us money grin grin What stops someone sponsoring a programme "Drab2Fab" where Skimanski turn a boring design into something modern.

I tell you, it'll make a lot of sense. I'm looking in that direction especially with some estates (their showhomes), or just face lifting a boring shop design.

It's season of reality shows. A builder takes a part of the house (say Kunle Afolayans studio)and make it over.

Skimanski, that's up to you. What's your take?

I like this door below.

Don't you know the workshop of the person who made the door last time? If you lost his phone number, you should know his workshop still.
I'll get him. The last time I tried getting someone else to do the same job, the guy who has never met him before confessed he (Olu) is the best in the game.

Those wood are not ordinary woods. He takes time to ferment and process them before usage. He's type that will tell you to go to bed and he'll call you when he's through with his installations. So, I got to meet him through referral and the referee told me the same thing I just said above.

I'm sure by the time I check all my contacts on iCloud, I'll recover his details.

Sadly, I've lost his (Olu's) contact and the contemporary job is here once again and it requires the masters' touch.

Can you do any of the doors below or something even better and you have a reference site to show your work? I'm more interested in the double door. Call 0700-NEXTHOME or 08023429122 or email bosun@nexthomebuilders.com

Material Preffered: Solid Oak.

I'm sorry those guys can't attract the best in the trade. Forget the headlines.

What kills most of these architectural 3D work is the use of wrong materials. Wrong in this case doesn't mean "inferior" or "cheap"

If a good makeover designer handle that building, what he's going to change is the facade and the feel. He's not going to demolish it. So, that tells the difference.

The house look like father xmas' grotto at night. POP spot lights boku like hell.

I am having something somewhat similar. My neighbours' inspection chamber is leaking and the water is flowing into mine from under the fence. Since its a commercial (tenant) house I would prefer to handle it from my side of the fence without involving my neighbours if its possible to.
The beauty of this platform apart from Boise making, name-calling and chest-beating is information sharing.

A lot of water issues in most houses are from the inspection chambers, leaking drainages and faulty installations. Often times, these issues are unresolved due to wrong diagnosis.

One thing that I do when called for maintenance work like this is to try and recreate the problem.

I would have expected a question "How did the black sand shown in the pic above got into the chamber?"

The sand is from the paving stone. When the inspection chamber overflows, it pushes water under the paving stone damproof and fine sands are flushed into the pipes during heavy downpour. This is the reason why misdiagnosis can lead to bigger problem.

We all don't want a very large inspection chambers in our house. At the same time, I believe we don't want water issues too. A wrongly sized chamber is a bigger threat to foundations and is often the cause of cracks seen on most floors.

Mr AZUH, forget the DPC for a moment. Stop the water.

I can choose to have a basement in my house if I have the proper water-exclusion strategy. I can choose to step-down some part of my build below natural ground level if I can do proper waterproofing.

Everything is all about getting water off your property first. Achieving 3m room is no big deal because you can play around with ceiling designs, do epoxy floors instead of tiles and explore everything that can give you extra space.

Even with all your complaints and fear, I can still take a bet that your headroom is not less than 2.8m - so what's the headache.

Oga, watch LASTMA o!

Water Issue | Wrongly Sized Inspection Chamber

Here's another culprit found on a site I just diagnosed. Their fence is giving way and we found out that the inspection chamber is blocked and the water is pushing the fence.

I'll show you the fix later on this thread. I have a site inspection to carry out.

Drainage, Kerbs, Water-hungry plants, Concrete flooring.

The house has been built and nothing can be done about it. So we implement a water exclusion plan.

It's not just talking about it. I have fixed a lot of water issue. As a matter of fact I'm doing 2 presently in another site.

Baba enugu6br, I go like follow Hajji's entourage to the house warming ceremony. It's been a while I visited the coal city. May God give you the grace to finish well.
In construction, there are too many dependencies and if there's delay in any part it may lead to budget overrun.
Every extra minutes spent on a project (resolving issues, awaiting approvals, amending designs etc) comes at a cost to the owner and builder.

The middleman is doing a 'no-risk' obligation. So you want want to look at that area and ensure things are well managed on your site.

Best of Luck!

Dont mind me jumping on issues. I didn't bother reading what happened, who's right or wrong. I just felt I should register my presence on this wonderful thread.

________
Not old. Started the same time with my chateau but while I was busy dealing with water issues, the guy was busy calling the whole world to come and see his problem. And his builders were performing different surgical operations on the house. These includes using 2 X 3 wood as reinforcement in concrete etc.

At a point he got tired and advertised it for sale and I told him I'm only buying a land from you. In fact you ought to pay me for demolition and removal of Rubbles.
This is someone who saw exactly what I was doing at my chateau and decided to do exactly the opposite.

Anyway, I thank God for the opportunity to choose the building next to my chateau and chance to build up my real estate portfolio from a dirt cheap property deal. I'm still looking for more though.

If he gets to see real construction defects on site, I wonder what he'll do.

I wasn't talking. I was checking and fixing. I've never seen anyone talk a problem into solution.
