When the award winning designer meet a hot builder...

Dominionng:If you call it fake bro, no prob. What I see here is a low standard drywall. Very unfit for the project it was used. It's just like saying fake tiles. It's still a tile. The production is the same but one is high quality while the other is low quality. The same thing applies to plywoods, there's marine board, HDF, MDF and a lot more based on grades and rating and their application differs. The same thing applies to cement. We have different grades for different applications but what most people do is to just buy what's available. |
FastShipping:Have you approached them? And they said "No" The Winner of the Design Company of the year 2014 award designed one of my ongoing project which belongs to a common man (a Nairalander like you) and been built by a small builder. Just yesterday, I announced the price that screeding is done in the Most prestigious Atlantic City by artisans from all over the world (whether Chinese, Indian, Mexican or African). You can get people there. They're human. However what I do know is that there are upscale developers in the US and their target market is high net worth individuals. You didn't care to ask How do I know Cadwell? Read them up on the Internet? Or heard about them through word of mouth? No, I was actually a partaker in one of their project in 2007. That's like a decade ago when I was a nobody in the field. The only difference is where you're picking your artisan. You won't find them here. You'll see them on houzz.com, skyscrapercity, etc. They don't advertise here and there, those who use their service referred them to each other. I think it's all about mindset. FastShipping:God dey sha. I'm planning to use cement board (backerboards) on some bathroom and exterior areas on my project. Truth be told, no matter how perfect a rendering can be. It can never be as perfect as using specialized boards for cladding and flooring. @ FastShipping, these finishers are also here with us. We just need to identify them. Cadwell is currently the best in Naija, they won the 2014 Real Estate Unite’s ‘Developer of the Year’ award. Checkout what they're currently doing with "Cuddle" on Bourdillon road, Ikoyi designed by Pieach Limited (another Naija's best architecture firm) for the high net worth individuals. Not yet open to the public. It's world class. |
FastShipping:I agree with you. This is a low quality material. There's drywall, plasterboard and sheetrock. However, if the installation is not perfect, whatever is installed will look like a mess. The same material is what we used in NextHome H52 and it's not looking as bad. Take a look and you tell us.
|
FastShipping:We love new things in Naija but most artisans or contractors don't even try to upgrade their knowledge. You were so right and one of the reason why I took the picture is to compare apple with apples when the time comes. The drywall is not fake but unfit and unsafe for the attic. It's not fire rated. You need at least a 5/8" drywall for attic installations to meet fire rating. |
@ FastShipping, how about if I'd shown you this. I'm a bit skeptical the way I pass comment on other people's job (whether good or bad). Who knows the owner might be visiting this thread one day.
|
FastShipping:Am I supposed to say it like you just did. It's not my work and I can just pass a complement on it. It's a nice concept but bad finish. I even tried showing the best part. My word "I took the pic for a very personal reason" |

A Room in the Attic: Making Best Use of the Attic The pics below are taken from an ongoing project near me. I took them for a reason very personal. So lovely and creative.

Exposed Ceiling Joist is not unfamiliar with NextHome We make it happen. There's more to good finishes than the norm. #Change is Here

A Roofing Shall We Go!: Picking up the pieces With 2" x 10" Roof Joist and 2" x 6" Ceiling Joist, all things are possible including the exposed beam vaulted ceiling. This is different. Jumbo wood sizes minus the weight.

gabbytabby:Interesting! Some contractor must be so lucky then. I wish I had such Dasuki free fall. Any client who has paid more than 1.47m for Plastering material, labour and supervision on any of NextHome's project should ask for a refund. Including all the oversized projects twice the size of a standard 4 flats. Anyway, we really we don't need the Dasuki windfall because it is God that meet our needs. |

dudubody:In all honesty, that I cannot say but I do know 1.6m is too much for plastering a 4 flat (labour only) in Ibadan. Get an option quote as suggested by Twinskenny and give your own budget to the builder. Me think 200 - 250 per flat is still a very fair deal in Ibadan. A mouthwatering one sef. I'm not sure you know that your material cost for rendering the house (whatever size it may be) is just about half of the labour cost. |
Dieumerci:Using 10cm ceiling strip, you'll need 22 lengths including joints. 36 length without joints but there'll be offcuts to use in other areas. Using 20cm ceilings strip, you'll need 11 length including joints. 18 lengths without joints but there'll be offcuts to use in other areas. |
abdulwastecx:Rough is never good, Bro. |
dudubody:Breakdown as follows: Each flat - 400k Each room (assuming 3 bed, 1 kitchen, 1 lounge) - 80k Labour charge per day (Assuming 4 men rendered a room inside out) - 20k per day work. Can I apply for a job under you bro? ![]() _______ Hear it first from me, screeding job done at Atlantic City project is just N350 per sqm and it is top class installation. I think Atlantic City project is about the biggest ongoing project in Nigeria as of today. |

Teebawse:Sure there is. Twinskenny - Give us ballpark figure for the Electricals (rough-ins and wiring to service panels) Rotecch77 - Give us tiles and plumbings guesstimate Abdulwastecx, Segzy14, KolaShangOne - Let's have figure for the carcass and plastering Adeekiti - what should the client budget for the Windows. Dominionng - Baba, you know what to do. Just give a budget. Tinotino, sova - food don ready. We need a budget for this kitchen. Teebawse - please kindly provide the key datas. Cost of sand, granite or Chippings, iron rods blocks in your location. And more importantly accessibility. It may help the guys provide you a near perfect guesstimate. My benchmark for this build is between N8.5m - N9m.
