The Reserve by NextHome

It's almost a year now that we built this house. So I decided to pay a visit to the Reserve by NextHome, a budget-build designed, built and finished by NextHome.

Still so neat, fresh and almost undisturbed. I believe the property attracted the right tenant.

We built it!

@ babalose,

As a matter of fact, I can have it ready in matter two days using vinyl on clear polycarbonate sheets.

It's that simple.

And the beutiful part of it is that you're not stucked with one pattern, you can choose to clean or remove the patterns with vinyl remover and put something different.

All at your fingertips in Nigeria.

Babalose

This is vinyl on glass (another translucent material). And I think what I'm seeing here is shadow.

And as per bending, the second pics below shows polycarbonate as used in a parking lot.

I'm back.
@ babalose,

I still maintain the material is Vinyl on Polycarbonate or Glass. I've actually explored all other options before and I know the easiest and most perfect solution for such is vinyl.

Interestingly, I've used wood, fiber and pvc decals for such before now and I'm never satisfied with the result until I went for vinyl which is been handled by a professional company.

Pls find below in pics attached other materials that can be used.

Pic 1: Treated Wood well stenciled out by professional wood carver

Pic 2. Decals installed on glass at NextHome H52.

In few weeks from now, I'll be unveiling the remodeled H52 where vinyl was used on glass and old barn door replacing the swing glass door.

In the past few weeks, I've spent much time working on clear polycarbonate sheets which I planned to use to cover the 2 atriums in one of my project and a conservatory that we are building. So I have a first hand info about the materials and its application.

Lighter, cheaper, and easily installed.

@brabus(n3xt)....Obviously from the picture, it is a material that is foldable and can withstand all the elements of nature while being durable to stand the test of time. The lace pattern is cut into the material. Would you like to rethink your suggestion?
Polycarbonate materials can be bent and it can equally withstand harsh elements.

The lace pattern is vinyl. Just look at the symmetry. Its possible to etch the design through engraving or laser onto other materials but look at the coverage area, it can only be vinyl. No be sticker o or agbole frost.

Lastly, engraving and laser etching costs more than vinyl.

That can be achieved with a clear polycarbonate sheet with pressure applied vinyl design.

Could be glass also but it won't be safe.

Thanks for clearing the air. 200k balance to Maverrick at 10k per week.

Sorry I asked. I just need to know how much I'll set up in the standing order and the due date.

Hope you're cool bro.

Have a good day!

Baba, am I wrong to assume that the agreement of 50/50 reached at the "Excuzeme Peace Accord" in March is broken because 50% of 400k is not 300k.

Pls kindly confirm this is in line with what we both agreed offline and online. I just need to know things have changed. Simple.

I'll definitely get used to that system with time.

Thanks.

Good move, l think we can now allow the matter to rest since peace has been restored to both parties, the balance of 150,000 Naira might also be paid on or before the due date all things been equal.
Thank you. Just remember me in your daily prayers that God will help me not to default in remitting the balance before September due date.

Oga esoorita, you no try at all. You go stand by ringside dey watch things degenerate.

I'm sure no one knew I went through all that I was revealing in the past few days because I was silent about it since last year. Everyone just feel Brabus don kill another big fish again. Otherwise, why will he be the only one to be attacked by all client as if I be ojuju calabar.

What will do you when your life, your family, your friend is been threatened because you collect work? I should continue to work in such site so that Nairaland go clap for me say I finish house.
What will you do when a client who wanted to build 2 duplexes at the same time had only N4m of his own money and is only hoping to get loan from friend and bank to complete work? Meanwhile, I no get X-Ray vision to scan which client be fully loaded or acting big man. I should continue to work with which money.

They're all humans of Nairaland.

Good to see you brought back good old memories of how myself, am_alone and spyder880 were building our individual houses back then in 2011. There was no bickering, no insult. Even though everybody knew say Na chicken-coop-later-turned-Chateau I dey build that time (one block, one month). Everybody is just trying to do their thing it was cool. No beef.

Pics to refresh our memories.

Here's another twist to it (except you believe some people are not prone to error in life). Maverrick took a loan from the bank to build a house. And he contacted his old friend, Brabus to build the house. And you are the manager of the bank. Maverrick's loan is meant to build a house but he couldn't got what he bargained for from Brabus.

Now, as the bank manager, here's you word to Maverrick:

adanny01:
Does it really matter, when a client gives you money, am sure there is an agreement of what he gets as value of it. If you fail, you renegotiate and pay back what you are supposed to. Thats the point. I dont need all the break down since i am in the field, same as you but bigger as in BEME.

We are talking of value here. The value of the carcass above to a builder and to the client differs. The difference is the profit. However, since the contract involves you delivering a non existing carcass. You have to be sure that your value plus a reasonable profit margin say 10-20% is equal to the clients value. If its not equal, you will have a serious problem such as you have at hand.

The value of 400k to Maverick is orginal building permit but to you as the contractor it wasnt, hence the problem. Learn to give value for money as agreed or refund when you fail. If you cant refund show serious commitment and regret.
Now, let's consider the plight of Maverrick in this case. He was been haunted by the bank manager for an unintentional offense and at the same time couldn't recover the fund from Brabus. Worse still, he's been called names for falling victim.
Wouldn't it be better if the bank manager work with him to recover some of the lost fund. You may believe there's truly no need for that.
If we continue to shout Dasuki is a thief (like we are used to back in the days), nothing will happen until we the populace work with the law enforcement agencies to bring Dasuki to book.

Anyway, do you really think I'll pay Maverrick in 10k installment. Let's see what happens by September.

I just hope he pays non stop to the last 10k which should be around ending september.
The prayer is that I don't employ someone who'll be collecting N250k per month as staff again. I used to have them before.

God no go let us fail.

Their irresovable grieviance is a lesson, if it is not to you, give Brabus 10m for a 4bedroom duplex. I am eager to see how you will end the next episode.
Baba, 10m for carcass or finished duplex?

____
Doing calculations... If 5 unit of 2 bedroom flats on 3 floor cost N10m, how much will a 4 bedroom duplex cost?

5 unit of 2 bedroom flat = 10 rooms, 5 kitchen, 5 Sitting Room, 15 bath/toilet, 2 staircases, 5 balconies, 3 floor, footprint = 220sqm

4 bedroom duplex = 4 rooms + bonus guest room, 1 sitting room, 5 toilet, 1 kitchen, 1 staircase, 2 balconies, 1 ante room, 2 floor, footprint = 150sqm

If you don't ask for more than agreed (such as changing terms of agreement after moving to site, or requesting completion earlier than schedule, or starting 2 projects when there's barely fund to complete one), the carcass is doable.

A visit to our showroom will show you some work done within that price range.
