Quantifiable economic benefits • The digester is cheaper than the conventional septic tank. • Long-term saving as a result of eliminated need for dislodging. • No operating cost. • Appropriate for any soil condition (clay, rock or high water table area). • Requires very little land • Water can be reused for landscaping. Environmental health impacts • They eliminate the possibility of costly site remediation and clean-up. • No potential discharge of effluent into water courses; • Sludge is disposed appropriately. Ecological impact mitigation • The system eliminates water and air contamination. • Digester reduces greenhouse gas emissions as methane is not releases directly into atmosphere. • Waste is treated under aerobic condition. • Biologically filtered of effluent does not trigger prolific plant growth e.g. algal blooms. • The system eliminates ground and surface water contamination. Human health benefit • Prevention of diseases as there is no direct contact with the excreta. • It promotes good sanitation practice • No odour or sludge accumulation to attract flies that can cause or spread diseases. • The stand alone digester eliminates open defecation. • Reduces the risk of dumping untreated waste into the environment. • Rodent cannot burrow into the digester. Sustainability • It is fabricated from local materials. • Easy to build and quick to install. • Do not require heavy equipment. • Excavation is optional • It can be easily maintained. Usability / Maintenance • It meets the need of all users or groups • It provides privacy and comfort for users. • Is simple and promote users’ education on operation and maintenance. • If used appropriately, is of zero maintenance cost. SEPTIC TANK SYSTEM vs BIOFIL® TOILET DIGESTER Septic Tank: A large underground reservoir is needed to store waste from the flush toilet. Biofil: The Biofil system is smaller to septic system and there is no need for reservoir for the same number of user Septic Tank: Soil conditions (such as rocky and clayey soil or areas with high water tables) may make it difficult or inadvisable to excavate. Biofil: The ground does not need to be excavated to be installed; it can be placed above the ground. Septic Tank: The waste from the system when extracted requires further treatment before releasing into the environment. Biofil: No further treatment is required, as the solid waste is rapidly decomposed. Septic Tank: The waste decomposed under anaerobic condition, creating a semi-solid sludge. Harmful gases (methane and hydrogen sulphide) are also released. Biofil: The biofil toilet operates under aerobic conditions as liquid waste is immediately filtered out. The only bye products of the system are water and carbon-dioxide. Septic Tank:The reservoir may get filled up with waste and leak or overflows requiring its contents to pump out. Biofil: It does not get full, leaks or overflows and there is no need to extract waste. Septic Tank: An improperly designed or ill maintained septic tank system leads to pollution of the ground water Biofil: The danger of ground water pollution is minimal, as all feces is removed from the biofil digester and waste water is discharged into the biologically- active layer of the soil (top soil). Septic Tank: The septic system requires inspection chambers in addition to the tank, and the tank must be placed at the vantage point in order for the dumping truck to easily access it. There is never a need for evacuation of the biofil digester, it can be sited anywhere within the compound. Septic Tank: A damaged or collapsed septic tank can affect the foundation of the building as it is normally sited closed to the main building. and there's also cost issue. Biofil cost the same in the urban and rural setting whereas septic tank cost is location determined (waterlogged or dry land, hilly site or table flat etc) |
Biofil Toilet Digester is an innovative on-site waste water treatment option that offers integrated treatment of sewage in a manner that poses minimal risk to the environment and public health, and the opportunity of sustainable economic returns on natural biological treatment of waste in the long term. It is a technology that works by providing an enclosed environment for natural process of aerobic decomposition of feces including toilet paper and degradable materials. The digester is constructed as a living filter where oxygen inflow into the vault allows the seeds (bacteria, fungi, macro-organisms) within to degrade solids at the top layer aerobically and liquid are filter into the lower layers before being directed out of digester through a pipe into constructed drain field or collected and treated for reuse. This process is called RAB system; • Rapid separation of solid and liquid • Aerobic decomposition of solid • Bio- filtration of waste water This is the same type of environment in forest where wildlife droppings are decomposed and converted into valuable nutrient for vegetation. The Biofil Toilet Digester can be applied to replace the septic tanks for water-closet system; correct existing failed septic tanks and replaced non-flush systems/micro-flush system in places where water supply is an issue. In a waterlog area to dig a septic tank is an issue therefore Biofil Toilet Digester will be a perfect one in replacement of the conventional septic tank. Empiree:Your friend needs to dig further to be sure that the man is truly his dad. How else can one explain a father so mean and heartless to his son. Tell your friend "He better speak up" |
mybad:That's a very long time ago. His name is Kola but I don't have his contact anymore. Sorry I couldn't help with that. mybad:The name of that tiles is 3.8m You cannot find it anywhere on the face of earth but beyond the clouds. Lol. |
@ Empiree, agarawu23, 4nobody4every1 Family!!! I have experienced them in so many projects, we have good ones in a very few number. Have you heard! That the brother of the owner of the Reserve chop N2m from the project money. Thank God, he didn't deny it vehemently when he was asked. He told his sister, he took 1.5m and not 2m. We thank God the project was completed with the bro totally cut off the system. That the ... If I should continue with my various experience on site, I'll take up another 2 pages. @ Empiree, If your friend have his way, let him cut off his dad by starting afresh elsewhere. He'll have his peace. Don't mind me, I no read the comment o. I just remember you mention daddy vs son and I caught a glimpse of the word stepmother in your new comment. Sometimes, we need to sacrifice our right for righteousness. To be continued... May God punish those who backstab their folks and those who took part in the loot. Amen! |
@ onokwu, I no get energy to read your comment but as a "no-respecter" of privacy, don't dare me to publish the quotes, reviewed quotes, correspondences, contract agreement, project/payment schedule given to ALL the complainants. Take note, all in capital. I don't just take jobs. I take my time to see if it's a job to do or not but what surprised me is how things changes along the line. How do I explain a contract to build 2 houses and the owner has only N4m of his own money to build? After moving to site based on agreement, things started to slow down due to lack of fund. Wetin make I do? Pray, cry or take fate. Or you think I made that up too? There's every docs to back this up anywhere on earth. Ever wondered why I always ask people to present their cases without attaching emotions. If you want to accuse Brabus, you can accuse me on projects that I delegate to other people. You can easily catch me on that because you'll see the handwriting on the wall that this isn't what you expected. Baba, all the same much respect to you all. We dey learn each day. |
crisisng:Thank you bro. Once again the intention is not to slight anyone. It's just for learning purpose. Now I read some of the comments below which seem to be slight digs at some of your estranged clients which does not seem professional but that’s another for another day.Digs or no digs, it's the utmost truth up there. My only regrets is people fight to take away a project they'll end up messing up. Ever wondered why I showcased my Chateau and H52 by NextHome and some other well finished projects. It's simply to showcase the possibilities. Now, if you fight so hard to belittle Brabus or NextHome, what I'll be expecting is something that'll make me bury my head in shame and not something less. You need to see the way I plan with clients. It's beyond construction. Looking at this and all your other positive threads I find it amazing how someone with so much talent can have a number of dissatisfied clients so I’d like to ask you what went wrong on those projects? You don’t have to go into much detail about this and you don’t even have to reply but I will just like to get a feel of where it went wrong. If it is one client it could be the client or contractor’s fault but when you have a few that are queuing up to complain then it’s worth knowing/understanding this so other prospective clients can get a better feel of the real Brabus. You're very right but if you happen to know a madman who just got healed. If he laughs too much, people will say he don start. If he stay moody, people will say he's up to something. If he runs too fast, people will say keep an eye on him o. I hope this simply analogy will help you understand my predicament. The question you should ask is why is it when your projects are almost done that issues commence? Let me just share a bit about the Brabus you don't know. I'm an introvert in real life but a loud mouth on the Internet. I'm resilient. I detest failure so much that I can do anything to get result even if it comes at an extra cost to me. I don't repay evil for evil. I don't renege on agreement even if it comes at a loss to me because I detest failure. So, talking about a long list of people coming to complain about one man. I can say it's a very unfortunate coincidence which arises from unfounded suspicions. "I heard you're building your own house." "If he's working too slow, I think he's up to something" "Are you sure he can finish that job with the small and unrealistic estimate he gave you?" "If he's silent on you, he may be planning to run away with your fund" Because just like you, how else can I explain the complaint against a contractor who travelled out of his comfort zone for 5 - 6 months for a project that he did back-to-back until painting and all the client could say is that the contractor cheated him without a clear explanation of what went wrong. Even while friends are advising us to take a break from the 5 months stretch project to cool off, the client is feeling we haven't done enough. Make I leave am there. It's always something that can be managed but we felt the easy way out is to get our pound of flesh from online rants and complaints. Before I go further, don't let me forget to mention that "Brabus is human" With all these work/ideas you put on here I am amazed that your clients don’t have anything but positive things to say about you. I sometimes look at your work and wish that I am a client of yours because you seem to possess a very creative and innovative outlook with it comes to building houses here in Nigeria which is what the industry needs. Now, maybe I should explain to you in clear points out mode of operation and see where things can ever go wrong. 1. Contact NextHome via email, phone or sms. 2. Discuss your project, the building design and proposed changes (if another firm designed), the land, the nice-to-haves and must-have features of the project (if we're designing) 3. Discuss the site challenges and how to manage them. Discuss the roles of each party (client and NextHome). 4. Discuss the budget. I always ask what budget the client is looking at to complete the project even though many people decline this question for reasons best know to them. 5. Prepare an estimate for the proposed development covering (a) Foundation (b) Substructure (c) Superstructure (d) Roofing. 99% of our estimates always exclude the finishing work which we always tell the client to be upfront with the level of finishes and what works for them before we budget for it. 6. Do a downward review of estimates for clients who requested such 7. Draft a contract agreement with the project timeline/payment schedule and list of expected deliverables at each milestones with specific dates of completion. 8. Move to site. 9. Funds disbursed based on payment schedule after completion of all deliverables for the milestone. Now, ask any of those who complained about me if I made up any of the above. Also, find out if there's any point in time I requested for variation on estimates given. Then, find out if the clients do their checks on the project at every milestone before payment for new stages are disbursed. So what's the problem if agreements are honored. Timelines followed. Budget not exceeded. Quality not compromised. Payment paid as scheduled and agreed. Just some food for thought and I hope you don’t take this the wrong way.Bros, by now you should have known me. I don't hold grudges. I'm still trying to get the reasons just like you why people complain about things they cannot explain with facts and figures. |

The Reserve by NextHome The property was not only able to attract high paying tenants but very comfortable guys who were attracted to the well-planned environment which is not only secure but large enough to accommodate all their needs. Getting prepared to collect my 2nd rent. Pic: Unit 3 Parking space and common area. Take note of the low-cost-yet-cool finishes. No window hood but white paint round the window. No pillar. No wall belt. No American electric fence wire but cheap barb wire. But there's ample parking space for 12 cars on one plot of land. There's no need for any tenant to call each other when parking or moving out. That's comfort and my money is paid comfortably. Let me say this is what packaging got me.

write2obi:Brabus says "Soup wey sweet, Na ingredient and good plan kill am" The most disheartening thing on this forum is that we are quick to pick faults but not to learn some good tips by the real experts or wannabes like me. I always laugh when I read "All na packaging" and all sorts. Anyway, you can only package the truth. If you package lies, it won't be long before you see the outcome. I've seen projects where clients have put in double the cost of my projects here and I always smile and say to myself "It's not always about the money" but the good plans and cost-shaving-yet-cool-ideas. Let me use The Reserve as an example. There's a client here who saw the foundation work of the reserve and engaged us for a building project. We went into the project but low and behold problems emanated and they saw the problem as been more important than the end result. Anyway, they have the money to cook the most beautiful soup but they do not have the ideas to select the right ingredients for the soup which is advantage that I have. I always smh when I read the comments on "101 books of how to kill your tenants" "25 laws of fighting trouble tenants" and I'm always like why the hell on heart will a troubled-soul rent my property if done my very good part. It's pretty simple. "Treat others as you want to be treated" and the result will be different. Still on my routine visit to projects done over the years as we are planning to commence The Reserve II, I cannot but notice that my build again attracted the "alalubarika" tenants that are not only paying on time but kept the compound clean and undisturbed. No headache, no heartache. Did we spent up to N50m (for land, documentation and the build/finishes) on the reserve? No! Yet, it was a very good soup with highest ROI. @ write2obi, I understand una very well. We are all guilty of this. We are always like "Jide don finish hin house. He don start the 2nd one for village. Will I pay another rent when my house don already reach plastering stage? The truth is I'm not always bothered because I'm not Jide. Lastly, I know you're new here. I'll want you to pick one out of the two houses below. Both started around the same time but one finished earlier than the other. One spent more money than the other. One used the best quality of materials than the other. One is maintenance-free while the other has had a major rework done on it. This is not to harm any one o but just for learning purpose. Abeg!

@ babalose, those are luxury range. They cost more than 3.8m @ FastShipping, I'll share some details here. Sellers and Furniture Companies that had franchise to do custom built furnitures. |
agarawu23:And our noisemaker attendance marker no talk anything. Abeg find the thread, make the man come argue for here. Meanwhile, this is a living room in Lagos, Nigeria that qualifies as midrange. This is what we are working to achieve in K-024 and Atlantic View.
|
@ agarawu23, I want to believe the room you attached above is not what you claimed they spent 3.8m cos everything from blind to furnitures looks so cheap. It didn't not even qualify as midrange in my class of choice property. Check the rug, light switches, even the tv. The man should say that figure to people in Sambisa and not lagosians. Could this be a case of money miss road? Come to think of it, the room is even less than 35sqm? Paying 120k per sqm for this is a colossal error. |
Talking about budget-friendly or economical finishes, here's a kitchen done in 2012. I couldn't get the finished picture but it eventually came out like a fully-built kitchen cabinet. The total cost was not more than 40k.
|
@ babalose, agarawu23, By the time you put over $7,000 on floor, will you still have a bed on that floor again? If na me, I go dey sleep on the floor like dat o
|
agarawu23:Pretty cool technology this is. Such type of work should be entrusted to professionals. I'm not saying we can't have it done here but even till date we've not perfect stained concrete floor installation which is relatively easier than installation of 3D polymer floors. Not even 3D floor. I no know person for naija. The only person I know in naija is the Oresegun Olumide guy who paints photorealistic images. And it's not even close to 3D polymers.

If Maverrick is looking for affordable, yet super stylish. He knew I can come up with something cool without breaking bank. He just needs to ask. That won't affect our repayment plan. A sliding door wardrobe will make more sense to me in this scenario. Here's how to achieve a budget-friendly yet stylish and modern wardrobe in a rental property. 1. Build a wall enclosure for the wardrobe. 2. Get 2 sheets of marine boards or very good plywood to build the internal partitions. The more the partition, the more expensive it becomes. 3. Get an aluminum specialist to do a very beautiful sliding doors for the wardrobe. The cover can be plywood, polycarbonate, MDF instead of glass. You can even put your creative juice to work by putting mirror on the door. 4. Paint and finish. 5. Light it up. Get creative with colours. Cost shouldn't be more than N30 - N35k per unit considering the large number, you'll have more savings and your tenant will love it. The aluminum man will eat the largest chunk of the budget. 65 - 70% Not only have you solved your wardrobe budget issue, you've also succeeded in saving space with a sliding door wardrobe in a very stylish way. We just need to think outside the box. NextHome.

babalose: Bro, is it like?Hi, my name is Brabus. I'm a wardrobe specialist. I can do your wardrobe cheap cheap. Call me 080111111111111. If you can't reach me on this line, pls call my other line 071202020202020Sorry bro, the right jobs find us. We don't look for jobs. No advert. Moreso, I don't understand the term pocket friendly so much but cost efficiency and getting value-for-money which everyone (landlord and the tenant) is entitled to. I'm sure Maverrick too knew I won't subscribe or support him on this. At least, he's the only client on Nairaland that I've ever designed a kitchen for in collaboration with an international furniture company (Wickes). And the design was approved, produced and delivered to Nigeria. 8 units of fully fitted kitchen. But these "anko" "copy copy" or "egbejoda" wey hin dey do, I really can't understand. He may have his reasons sha. |

With the above said, there's nothing like having movable wardrobes in a house in this time and age. First thing that should be at the back of the mind of property owners (especially those in the rental business), is that it's not always about you but the type of tenant you wanted to attract. The question I always ask myself is "Can I live here myself?" "If I had a better option at a little more cost, will I jump at it?" Maybe, it's me sha but I do know it works where it is well implemented. Funny enough, it doesn't have to be overly expensive for it to make meaning. You just need to know those area where it should be quality upfront. If I have 5 rooms, I'll rather finish 3 to good taste than finish 5 and live in regrets. Dem no dey catch late comer, neither do they give awards to first to finish. |
Good, Fast or Cheap? We may be used to hearing "Good, Fast or Cheap - Pick Two" in a humorous way. There's Real Truth to it. Service and quality are remembered long after the price is forgotten.
Cost Saving, True Savings
To save money on building materials you need to analyze design and function. It is important to review the layout of the home, the function of each rooms, and to see which material will work best. I would rather spend less on roofing and have a nicer kitchen than spend more on ceiling and have leaking pipes. Cost saving should be achieved by having efficient design, not efficient negotiation! The durability and longevity of the products should be the priority. You might find a great deal on laminated flooring in the lobby, but if it starts peeling up in two years due to traffic, you will have to spend thousands to fix it. In this instance, the cost savings were consumed by having to fix or replace the materials and hire a contractor to install it - all of which cost more than using a quality product upfront. So, where's the saving? __________ When it comes to finishes, I'd rather skip some things to fix them later or build a smaller footprint than compromise on quality. Sorry to say, the number of people I've met here on Nairaland who wouldn't compromise on finishing are less than 2%. And that (finishing) is the real deal. |
Assembling from the jigboard.
