@ Empiree Find below interesting reads about Omo Onile nefarious activities across the country. Ajah vs Olumegbon http://tojuflex..com.ng/2013/05/four-die-as-rival-groups-clash-in-lagos.html?m=1 http://news.biafranigeriaworld.com/archive/guardian/2005/11/14/residents_flee_ajah_as_landowners_clash_five_feared_killed_police_arrest_46_hoodlums.php Ogun http://theexpressnews.com/one-dies-ogun-land-speculators-clash/ Others http://allafrica.com/stories/200204080676.html http://www..ng/2016/04/29/one-killed-vigilante-group-clash-hoodlums-ajegunle-lagos/ http://thecitizenng.com/public-affairs/dealing-with-lagos-land-grabbers-punch/ http://www.naija.io/blogs/p/1738708/lagos-communities-on-edge-as-omo-onile-residents-tussle LFTZ Boss Killed http://www.channelstv.com/2015/10/12/lekki-free-trade-zone-boss-tajudeen-disu-shot-dead/ I can go on and on. My advice is "Be gentle where gentleness is required." |
44chux:Remember I said his scope of work includes but not limited to. I can still list scores of work that you won't take cognizance of that can still take couple of thousands from you. Window hood designs, external water runnings, screeding, concrete fascia, etc |
44chux:If I go by your comment above, his scope of work includes (but not limited to) the following: 1. Setting Out 2. Excavation and blinding 3. Foundation (block work) 4. Sandfilling and surface treatment 5. DPC Reinforcement (if required), Carpentrary work and Casting 6. Ground floor block work 7. Lintels and columns (Reinforcement work, carpentary work and casting) 8. First floor slab work (Reinforcement, formwork, Electrical, Mechanical and Casting) 9. Upper floor block work 10. Lintels and columns (upper floor) as stated in 7 above. 11. Roofing woodwork and noggins 12. Roof covering 13. Final fix pipe work (Mechanical and Electrical) 14. Scaffold installation (pre-plastering) 15. Plastering (installation of doors and windows) Let me pause here. That you mentioned supplying toiletries will either mean you want him to handle the finishes and that installation (i.e. Installation of toiletries) can only happen when he has done the following: 1. Ceiling finishes 2. Installation of wall and floor tiles 3. Installation of water tanks 4. External works (septic tank, water tank and soakaway) Now, with all the above listed job, do you still believe the quote is overpriced considering his profit/supervision fee is built into the amount. If all I listed above is included in his scope of work, I think you have a good deal (especially if he's someone who knows his onions). Wishing you all the best. 44chux: Too bad you don't have what it takes to conquer new territoryI agree I'm perfectly imperfect at most things. Guess that's why I'm human in the first place. |
44chux:I'm sure you already know what my response to this challenge will be. My answer to this remain the same as stated in the link attached. https://www.nairaland.com/2910860/construction-process-3-bedroom-block/1#43228501 If you can spell out what the contractor is handling and what you're, then I can tell if the quote is overpriced or not. Meanwhile, if I have to go by his supervision fees per stage, I think it's a fair quote which should be moderately negotiated for a WIN-WIN. |

@ Empiree, as a lover of peace I have this for your friend. When you forgive someone (now your dad in this case) you unlock old memories of their goodness. The good time you shared, the sweet memories of life you always wish will continue forever. Unfortunately, you friend has allowed his anger and resentment to overshadow this because of his (fathers) transgressions, but let me tell you, that goodness still exists. I've always thought I'll grow up to do everything without my dads support because I felt he neglected me at some point in time in life. But three decades on when I started raising my own kids, something rekindle the good old memories of my Dad like no other person. Now, I’ve forgiven myself for struggling to contend with the authority that brought me to this world. …a funny thing happened after I forgave him. A different Dad returned from the shadows, borne by a flood of the good memories. _______ I won't clap for your friend for putting his dad behind the bars. I'll clap for your friend for putting up a structure for his biological parents and doing even more because a time will come we will all like to be acknowledged for who we are instead of who we weren’t. I've actually worked with so many dads here on nairaland and I have a first hand experience of the joy they feel when they are in control of their sons project (especially those in diaspora). I know you guys always think you it better but the truth be told "You have no idea." The Beachland Luxury Block of Flats is a good example in this case. I worked with the clients dad from the purchase of the land till construction until his death and I saw a happy man all through. I am the one who always get funds to the parents of the client and we were so connected that the father told me all he wished for his son and how he wanted it to happen. All that he wished he could have done in life and couldn't do. The mistakes he made starting a project in the village and never able to complete it cos he was overbuilding... Bro's I can go on. But it was a very sweet experience. Maybe if your friend change tack, things might work differently for him. |
segcymoor:Yes nau! This platform is used majorly by people in diaspora who had no idea of where most locations mentioned by the property agents are. So, to avoid confusion, I think it's fair to let people know the distance between different locations so as not to get into any confusion. Why will I have a budget of 40m for 1000sqm and the proposal I'm getting is Lakowe? The thing no jell na. If I choose to deduct N1m for each bus stop between Lakowe and Agungi, nothing go remain for ground. Again, Lakowe is no alternative for Agungi! For every one plot of land in Agungi/Ikota/Chrevron, there's a 10 plot or more in Lakowe/Abijo/Awoyaya. |
debbyx: ![]() [s]Lakowe - Awoyaya - Abijo - Mayfair Garden - Sangotedo - LBS - Abraham Adesanya - Thomas Estate - Ajah - Ilaje - VGC -[/s] Ikota - Chevron - Agungi Oga, Lakowe too far na. |

FastShipping:This is a goodnews. The only thing I still buy in Naija is tiles and of course, carefully selected original ones. Every other thing are shipped in by my guys who knew exactly what rocks my boat. Those things are crazily expensive here. Person wey no get money like me for routine maintenance or upgrades no fit afford rework. Everything has to be quality upfront. It doesn't matter how long it took. |
Ajah Flyover Update: Practising what you preach. The Lagos state government has not only commence work on the alternative roads to ease off traffic during the construction of the flyover at Ajah roundabout. They've also stepped up by ensuring that the best engineering practices were followed in the construction. Few weeks ago, pile load test was conducted by the contractor. More on the importance of pile load test to be discussed here later on this thread.

FastShipping:Thinking ![]() Why dont you want to ship this things in yourself? I knew Furnitures are contraband but I have a guy who brings them in and that's the jankara market where me I buy. Definitely not for clients o. Some kickass Furnitures from Germany just came in recently and I just got some to upgrade the Furnitures inside H52. Anyway, I'll roll out the 2nd list shortly.
