The person supplying the owner has to cut the 9" from the sawmill.
Nobody buys full plank and cuts it to 9" at site.
I don’t understand this though?

So what exactly does the labour fee in construction cover?

Assuming you chose to use native boards instead, will it be sawn into sizes by the supplier?

Another good example is iron rods, would it be supplied according to the bending schedule?

The only thing contractors should worry about in a labour only construction contract is timely delivery and the quality the of materials supplied and nothing more.

I think I like this approach well cause a contractor that I awarded a job to and has been mobilized since June 17th. Out of 1.4m you've received 1.150 and you've not completed half of the job, you're using just only one laborer and you want to collect the remaining balance without even finishing the work. All in the name of Trust me boss smiley
I’m trying to understand your message.

Who is the “you” that you’re talking about here?

"Fit-out constructions", "customer is always right projects"? Please explain sir. It's time to learn again.
He he he!

My Oga @secgymoor is not here. He’d be able to relate better. We were both in an environment where hundreds of office fit-out constructions do happen annually.

Fit-out construction is all about making commercial spaces (office, retail, apartment etc) suitable for occupation.

Fit-out is different from renovation and fit-out contractors are better finishers than contractors in the traditional build industry because of the complexity of their projects..

The best is to fix all fittings after first coat and tape them round with masking tape before the final paint
Same way it’s done in fit-out constructions.

But not always done the right way in a “customer is always right” projects.

Really love this. I’ll save it in my inspiration folder.

I have a similar space that I intend covering with steel roofing like this soon.

It will be a little drop of paint
Reason why you need to engage good painter as I mentioned in my quote up there.
That system is just the best approach but ONLY to who knows how to arrange for such
You can even avoid drips/spills messing up your floor during final touches. Some use old newspaper and other materials to cover their floor.

Na! We are talking professional touch here. I mean those who will avoid completely drips and accidental spills during painting.

That’s why we paint twice. The final coat is just touching.

The same applies to electrical fittings installation. I always do mine after paint work.

The painter simply returns to do touchings after cleaning.
Yes more like it. But instead of just touching some parts, I ask him to apply one last coat on select areas.

I hate having different shades on the wall.

gbadexy:
The question wasn't complete.
@sinorte, painters prefer the cleaning is done after they are done. This may be because they don't want to do any cleaning of the mess they leave behind. They could easily touch stained walls while cleaning their mess.
Walls may be stained while cleaning after painting is done and with no painter and exact color for the part stained available, it would not be easy unless it's a cleanable paint.
For me, I do painting before and after post cleaning.

It depends on how much you’re willing to spend.

he didnt ask for variation, police said they will pick him up next week. i think the best thing to do is to get another driller on site to finish the job.. well to me its like a new job but since the client has bought some materials the fee should be minimal.. we cant afford to give him another 50k that time @brabus since we already discover that the guy is not straight forward... i actually offered him 30k and he should source for 20k to finish up but he refused!
What if the police ask you to give him the N50k balance which is almost a 90% probability because that’s the only way they can extort money from the guy.

I’m speaking from experience.

Or izzit like you just get to police station, they’ll lock him up and money will just come to complete the work? Or the job will just be concluded without extra spend?

Anyway, we learn everyday!

Some few years back, a woman (a little older than me) approached me to report her husband to me and asked me to talk to him as I’m one of his close friend.

She talk plenty about her husband’s insensitivity and how she has always been the one doing most stuffs in the house bla, blah...

I smiled and asked her a simple question “Aunty, do you want to be right or you want to be married?” If you want to remain married, you must be prepared to make some concession and stop listening to those who are giving you wrong advice.

That was the end of our discussion.

Pay him the 50k when all the FACTS are pointing to the opposite direction? Na so the money dey shack you?

They (client and twinskeeny) must have assessed the situation to come to that conclusion. I don't believe they 'assume'.
And what FACTS do we have to reach this conclusion when it’s not like the borehole guy is here to give us his own side of the story?

Here’s a question for you “Do you expect the guy to keep his faulty equipment (or the faulty equipment he hired from another company) on your site for a month?”

The guy hasn’t asked for any additional cost. He simply (according to Twinskenny) want his balance before he can move to site which is no big deal for me so long the job is done to satisfaction.

I’ll use that N50k to draw him out and make him an offer that he cannot refuse.

thank you sir I really appreciate you and every other person that have contributed so far, the body language of the guy has already given him away.. even if we sent him the 50k he won’t still do it cause that won’t be enough for him to hire a new machine or pay the people that he will hire… the mistake has been made by allowing him to move his equipment out of the site…. I believe we will sort it hopeful before next weekend.
If it’s me, I’d still pay him the N50k sha since that’s all he asked for. I won’t assume his position.

But that’s me anyway.

depends on the type of handrail is it plasma screen of wroungt iron(imported)? If any of those two then it can cost that much. If stainless, wrought iron (local), mild steel or galvanized steel pipes those are cheaper and can be between 18-25/sqm
What’s the rate for this unique bold wrought iron baluster?

I have to agree with you on this and i wish everyone can also follow this advice.

Avoid people who brings religion into business, avoid people who flaunt that they’re pastors during business.

I lost MILLIONS of naira last year and by God’s Grace, they were all pastors! They end up using the word of God to beg for more time while posting scriptures daily grin

We tend to let our guard down when we’re working with someone religious

Integrity is rare a currency and an integral trait in business and building relationships. As a contractor, it’s is important that you have personal moral and ethical values that defines you. There is nothing more assuring than when a client is able to say, “this is where Mr XYZ would stand on this matter.”
Certain characters are valued by prospective clients and society in general are always looking out for those in business people . The list include, dignity, adaptability, truthfulness, honestly, flexibility, and intergrity.
Building a successful business involves effective collaboration. People must believe in you to establish a business relationship with you. They judge based on your reputation. Your character is a reflection your daily attitude. It mirrors your cumulative attitude. Be honest in all your dealings. Share the right complete information, and communicate effectively with people.

Disclose information when things are not working as planned. It doesn’t make you look incompetent rather it saves you from impending problems. Matters are better resolved in their incubation stage.

Take for instance the case of these borehole, This matter would’ve been resolved just by renting another piece of equipment at a fraction of the cost involved now.

If you have been working really hard in past without a personal commitment to exercise leadership by intentionally exhibiting examplary qualities, it time for a rethink. That is what has been holding you back from succeeding. You can’t fake it and always win. Ask yourself, how many times have you returned to a particular business and why did you go back there. The experience, they delivered met or exceeded your expectations.

You can be a leader in your field of business, it’s not about title or position. Instead always act in way that would attract people to accord you that respect. If Obi Cubana can do it, you can do more.
Profound! Thanks for sharing.

As a matter of fact, I had a member of my team remotely managing the guy working on your project. I was receiving up-to-minute update about the project from both guys.

I had to send the submersible pump used on the project when I realized it was taking too long than expected.

I don’t have to wait for you to complain to know that.

I really don’t have to do this but doing it to ensure your project is delivered satisfactorily will give more credibility to this platform and many other platforms out there.
The consequence of sitting on the fence and not taking responsibility/ownership is what we are all witnessing right now.
The job is not moving. The client is unhappy. The referrer/recommender is not at ease. The subcontractor is on the run. Price of building materials keeps skyrocketing.

And the pastors keep preaching ‘hope’

_______

I think we can save ourselves from all these dramas by taking ownership on every little things committed into our hand.

Sir, if you observe me well since we started business, you'd see that I always talk about owing up to responsibility.

I also try not to be found wanting, meaning I take care of what I should take care of without pushing my responsibilities to others.

When I know I won't be able to carry out the responsibility, I delegate and pay the delegate what is worth his or her time.

Our lack of taking responsibility is killing us as Nigerians.

No one wants to take responsibility, we love to blame others for things we should be in charge of.

Remember the cement issue? I told you I don't know the cement guy and its you that I know and I made sure you played your part even though it took time. (I paid to you and negotiated everything with you).

Not to boast, the materials I asked of you was to do a road leading to my office just 1 year into moving there. I met people on that street with big big cars, they all kept waiting for useless LG to come fix the covet leading into their homes and offices.

They didn't protest, they didn't go there daily to disturb the LG chairman, they only wrote letters (2) in 5 years to the LG.

The LG is just 2 minutes drive from the street and 5 mins walk.

Veyy sick mindset we have in this part of the world.

BTW, I own no property in the said area!
