I was about to order 40 sets when he told me the doors are temporarily out of stock.

You will need sub frame installed as shown in the picture 1 if you are to use hdf flush door. but if you are to use the wooden frame as shown in pic 2, you won't need sub-frame as the wooden frame is firm enough to withstand the weight of the door.

The only one that might concern them is if you put sand/granite etc on the road in which case they need to give your 7 days to remove it or might need to settle small money.

The first time they gave me 60k so I spoke to my surveyor and she laughed at the jokers said just remove it or between 2-5k if I do not have where to put it.

LG have nothing to do with building say this to them but give them 2-5k as they will set building control on you if you do not give them anything.

If I am not in the mood or different set keep coming I just say my lawyer says to take their photo and they leave very quickly.

I wonder the audacity u use to type this flawed comment. You are so wrong. You really need to be englitened. Incase you don't know, the Chinese have the highest investment on research and development in the whole world. I have lived with the Chinese so I know what I'm saying.

In engineering there's what is called minimum and maximum stresses which a material can be subjected to before it can fail. Those materials used to install that building have been subjected to those stresses. I wonder why u stigmatized them. That's perhaps because u are short knowledged

You don't pass judgement on another man's building project simply because you built a building of that type.

There are other considerations that could make the costs differ.

Firstly, the size of the decking.
Secondly, the structural design of the decking as advised by the structural engineer. Hence, more 16mm rods could have been deployed more than yours.
Thirdly, the concrete mix ratio.
Fourthly, labour charges in the area of your build.

Please when did you do your own decking? What's the size and can we see the structural design only?

When we see the information above, we can then appreciate your perspective.

N4M is a very fair price for Spyder880's decking based on today's material and labour rates.

My post wasn't to antagonize his post. I come in peace boss.

We've been here before in the past. I'm not speaking for Spyder880. He is more than capable of doing that. I'm just speaking from a position of experience to add to the body of knowledge. For the record; I'm not a contractor. I think you need lived experience coming from a non-contractor.

First off, 80 bags of cement? Did you really mean this or is it a typo?

Decking (according to code and best practice); you will first of all beam (all-round beaming, so to speak). For a 9" block beaming, that your 80 bags of cement don go. With the beaming process alone, you don dey match two million. We never talk of the decking proper.

12mm rod? You may be guessing from a position of lack of full knowledge of the process. The decking process is a combination of 12mm and 16mm according to the structural drawing. I've experienced structural drawings wey 16mm na half of the rods used.

40 tons of gravel. What's that? Just beaming alone fit chop 40 tons sef. In Delta, we do "Auchi load" plus 9-11 for decking. For gravel, you don dey match half a million with the size I'm seeing in the photos.

You can't spend 1 million for cement. Really? As I look the picture Spyder post with the cost, no how, no how wey that decking no go chop reach 230 bags of cement with best practice mix ratio. That decking go chop more than 80 bags of cement my guy. You buy cement for 3,700 na. So even if we say the decking chop 200 bags: 200 X 3,700 = N740,000. Some people buy cement for 4,000. Don't forget that.

In most parts of Delta, na women corporative dey do decking as in the pouring process. The women dey charge over 200k sef. Even if na men, it is worse. Before you go come pay tapers and mixers.

To deck no be here o. I relate with that 4 million cost with current prices. Decking na sheyge!

Oga I have done a similar decking recently. E no reach that Budget. My site is in Lagos. Stop giving builders high blood pressure.

I'm not a sadist when I pointed the outrageous prices. I'm also a site owner (maybe Kobo Kobo site owner lol). I monitor my materials and their uses and I can categorically tell u that 2.5M to 3M will do that project.

U can't spend up to 1M on cement. I bought 20 bags of cement last week for 74k. And this project shouldn't eat more than 80bags.

I have noticed that contractor always increase their prices alot.

Gravel of 40 tonnes is okay for this project. While sand of 60 tonnes is okay.

4M for decking alone. This is a rip off. I wonder why u guys quote this outrageous prices. This decking can't eat more than 2.5M if spending is done judiciously. That's 2.5M is if the length and width of the house is big.

One last one - have a look at the proposed building 3D if you are comfortable with the scale asymmetry between the larger ground floor and the first floor. To your eyes and yours alone, if it's not aesthetically disturbing, go for it.

Some individuals actually love big volumes, once you enter into a space with big volumes it gives a calming effect. However the implication you will have with it is in your staircase, if you do not have a stair hall that can accommodate the required number of risers(150mm), you may end up having higher risers like 175mm which isn't good at all.
So check your stair hall before you decide on adding more volume.

1 tonne of 12 mm rod in Lagos is #380k as at today.

I went to my vendor shop to buy and when he gave me the price, within my mind I felt he wanted to cheat me and we quarreled a bit before i angrily left his shop only for me to go to another vendor and they quoted me #385k last. I left there and went to another place and I was told #380k last price.

Shame couldn't make me go back to the initial vendor who has been my supplier since the inception of my project. Little did I know he was giving me the actual price. I had to later buy from the third person because I felt guilty of quarreling with my supplier and didn't have the energy going back to his shop.

God help this country with the way price of material is increasing. This same 1 tonne 12 mm rod was less than 200k as at October 2020.

It's illegal for you to work with a student visa in China but irrespective of that many student still work while studying. Some work as an English teacher, while some do private business like buying and sending goods to their country, some work in the club. The list is endless.
