One thing I notice about houses built in Anambra state is that the houses always looks beautiful from outside but when you enter the house, the internal designs/plan aren't always good.

Please I'm not trying to critic ur project. I'm only stating my observation

Cement has climbed up in my area in Lagos. I bought cement #2900 per bag last week Monday, now it's selling for #3000 per bag

Here's the secret.

Before the pandemic hit deep, it cost just ₦100,000 to import 1 CBM.

1 CBM is equivalent to 360kg.

So, when you see dealers lying to you in Alaba, Oyingbo, Idumota, Orile that their profit is small, it's a big fat lie.

Imagine importing all lightings, fittings, switches, Water heater etc which are less than 1 CBM and paying as little as ₦30,000 and all the items you bought cost you only ₦60,000. Add 1+2 to give you approximately ₦100,000

Everything that cost you ₦100k to buy and ship from China, will cost you ₦500,000 to buy in Nigeria if not more.

My oga, I school in China. The pandemic hasn't made me return back due to the reason that China isn't allowing foreigners into their country. I will like us to align as regards any import from China. What do you think?

Amen bro. I don't know the depth. But the pile was done till they were able to see white sharp sand. Though the rods that was put there was very deep.

When I bought iron rods in December 2020, I bought them in pieces as in per one. I think I bought 10mm #1950 per one 12mm I think #2800 and 16mm #4500. I have forgotten the exact price though for the 12mm and 16mm.

I recently bought half tonnes of 12mm for #125000 and quarter tonne of 8mm for #54000

Well I will just summarise it for you. My advice to you and any one doing any building project is to never be ashamed or shy to price down the cost of a material to your favour especially when you feel the price is way too high. My foundation is a 3 bedroom flat at the front and a room and parlour self con at the back.

Even the people I buy building materials have known me for always dragging prices with them and jokingly call me "alaroro customer or ijebu man" even though I'm igbo. Well I can't blame them, I no get much and my project na just the grace of God and na Kobo Kobo.

This is the prices I bought my materials and the amount i paid for workmanship. Bear it in my mind that I'm building in a waterlogged or swap area so my foundation has to be piled and a basement has to be constructed before the raft so that my house doesn't sink.

All this estimate was done within the month of December 2020 to present. For the piling, 20 piles were done. Initially those doing the piling charge me #3000 per piling though it could be more than than but as they saw say I no too get, them gave me that price. Even at that I priced the piling to #2500 per pile. That is. #2500 times 20 piles.

For the material used. I bought 2 small tipper of concrete for #40000 each per trip, 2 small tipper of sharpsand for #17500 each per trip. As advised by someone in the forum, I bought 30 10mm, 30 12mm and 10 16mm rods. But I will suggest to those who will do their project to instead used only 12mm rod and 8mm rods in order to lower the cost spent on rods. As for cement I bought 15 bags for the piling and basement. 7 bags was used for the piling, 8 bags was used for the basement. Each bag was sold to me for #3500 . I tried my possible best to beat down the price of cement but e no work.

For the labour work, I used cheap labour. That's is aboki to do the mixing of cement and carrying it to fill the piling and basement while the engineer supervised them and tell them where to pour it. I paid the aboki a range of #2500 to #3000 depending on the number of them doing the labour work.

For the iron bender, I paid him 15k total for bending the rods for the piliing. Mehn, it was the engineer that helped me beat down the price and advised I opt for daily pay so that it can be easier for me. While for the basement I paid the iron bender 10k total. Initially the iron bender was asking for 25k for the basement (i.e 1k per base) but I no get that kind money to spend for bending iron for basement.

All my materials was exhausted for the piling and basement except for my concrete that remained like quarter trip and sharp sand remained like half trip, iron rods finished.

So I had to buy half tonne of 12mm and quarter tonne of 8mm with half bundle of binding wire for the raft

I called carpenter that will bring him own wood to construct the raft for me and carry back him wood once the raft has been casted, he charged me #120,000 but God knows say I don't have that money to pay him. With the help of my mom she beat down the price to #40,000. Trust women, they can do magic for you sometimes. The iron bender was asking for 40k but I was able to beat down the price to 20k.

There's not much anyone can do to help without key info.

Cement is N3,200 in Lekki today from 300 bags upwards.
Location is mainland and I needed less than 25 bags

Please I need help. Where can I get cement as low as #3100 or #3200 per bag in Lagos. My project na Kobo Kobo.

The area is a swap area so the piling is to prevent the house from sinking in the future.

It's just a normal 4 Bedroom bungalow foundation. Nothing special
