I just left my house and these pillar worker were idle in my absence, they have done the last pillar but they have not mounted any of it. They told me on phone that they will want to wash the trip of stone I bought for them to use in the casting, it will be done tomorrow and they can now stand the 3 pillars. I just want them to keep it rolling before we enter into the 'peak' building season where all building hands will be busy, hope materials dont add too much price this dry season.

@Spyder880,

Pls can you give me a breakdown estimate on how much will cost me to mould 6000 of 9 inches block for a 3 plots of land (60 by 120) for fencing? the cost of sand suitable for this project and how many tonns plus how many cement can be enough for the project.

Also, i will like to know how much of cement plus sand will be enough for building the fence after the block making. Av got a client who offered me the below;

BLOCK ESTIMATE
S/N MATERIALS PRICEPER ONE (#) QUANTITY AMOUNT (#)
1 20 TRNS OF SAND 75,000 5 375,000
2 CEMENT 1,900 + TRANSPORT 125 237,500
3 BLK MOULDER’S WKMSHIP 600 125 75,000
5 WATER FETCHER/DRUM 3BAG/DRUM 600 25,200
6 MISCELLANOUS 5,000
7 TOTAL TOTAL TOTAL #717,700

ROUGH ESTIMATE FOR THE FENCE CONSTRUCTION

S/N MATERIALS PRICE PER ONE QUANTITY AMOUNT
1 SAND 75,000 2 150,000
2 CEMENT 1,900 + TRAN 80 BAGS 152,000
3 GRAVEL 70,000 1 OF 20 TRNS 70,000
4 BRICKLAYER’S WORKMANSHIP FOR THE FENCE 320,000
5 TOTAL TOTAL TOTAL #692,000

COST OF THE BLOCK = #717,700
COST OF FENCE ERECTION = #692,000
MISCELLANOUS = #20,000
TOTAL = 1,429,700
Approximately= 1,500,000. (1.5 MILLION NAIRA)
PERSONAL CHARGES FOR THE WORK= #100,000.
TOTAL = #1.6 MILLION NAIRA.

pls help me to check if this is a good price.

thanks,

Spyder, I thought you said that a bag of cement would give about 35 9-inch hollow blocks, so I am guessing that you would need just under 90 bags for 3000 blocks not so ?

Hi Guys,
Finally got my building plan approved by the GOVT today, with persistent and close follow up by my architect it came out under a week as opposed by information i got that it takes up to 3 weeks, I paid N80k to get the approval.
Also today, MFM pastor came to pray and anoint the land with Olive Oil, (Na GOD be my Financial controller and Director)

Hopefully, pegging of the land will kick off tomorrow, my Architect said he would collect 10k for the pegging alone; find the latest cost given;

30 Tons of Granite from AUCHI                 N180,000:00
30 bags of cement ( just to start)                 N54,000:00
2 Trips of sharp  sand ( 2 in 1)                 N26,000:00
32 pcs 12mm Rods (pillars) at N1430 each N45,070:00
Pegging wood                                                 N1,8000:00
pegging cost                                                   N10,000:00
Labour for foundation  digging and pouring N45,000:00
Photography before foundation laying       N1,500:00
20pc of 4-cornered rod at N180                N3,600:00
1 bundle of binding wire                           N1,300:00
18" profile wood                                       N2,150:00
Tanker of Water                                       N5,000:00

Guys please i am open to positive criticism oh , where can i adjust or haggle from this list.?? Advice needed before somebody come gba me lol!!

Hi Spyder880,
I am a big-time silent follow of all your threads and have gain a lot from your building. Good job you are doing here and I commend your effort for being so transparent.

You did however got me confused here, how can 20-25 bags of cements chalk/lay 3,000 blocks? It is either you still did not get the question correct or my engineer has been fooling me. I was made to understand that 1 bag of cement will chalk/lay about 40 blocks (9"wink. In order words, 3000 9"blocks will consume about 75 bags of cement. So give and take, 2000 (9"wink & 1000 (6"wink will consume between 60-70 bags.

Please correct me if I am wrong as I need to get to the bottom of this.

^^^ sorry friend, let me explain further,

By chalking blocks, I mean the cement qty that will be needed to lay the blocks on top of each other when building, like raising walls. It is the qty of cement needed to mix with sand and water to get motar and then use same mixture to chalk the blocks, that is on one side and if we are talking about that one, I still think it will take only 20-25 bags to chalk 3000 blocks as he mentioned.

The other side of the coin is making fresh blocks, in this one, you buy cement, sand and water with the intention of producing blocks, and if this is the intent of the question, it will take many more bags of cement to make 3000 blocks, I answered to the former when the question was asked.

Thanks Spyder880 for your explanations. Based on your calculation a bag of cement can lay/chalk between 120-150 blocks. I am just about to run mad here, because i have been paying for 1 bag of cement to lay 40 blocks (9"wink.

House please if you are currently building let me hear your own side of story with regards to block work. How is your block work being calculated? How many blocks layed/chalked are you getting from a bag of cement.

Nexthome, your experience is highly needed here before someone run mad angry

Thanks
Re: The Real Cost Of Building A 6 Bedroom Duplex (reloaded) by spyder880(m): 6:14am On Nov 22, 2011
@ steo, it may even chalk more that 200 blocks depending on the size of blocks, the mortar you get from one bag of cement is much, you first put down about 12-13 headpans of sand (which is very big) and then add cement and water. It uses up more cement when you are using solid blocks, this is because all the top surface of the block will be covered with the cement mixture, but even at that, you can still do 150 blocks or more with one bag of cement. In hollow blocks, especially 6" hollow, the cenemt consumption is very small. It is impossible for anybody to chalk 40 blocks with one bag of cement except someone is telling lies to you.

@ wolesampson, in my own personal opinion, the quote is too high. Does it include the cost of gate or erection of the gate?
Now if it does not involve the fence, I cannot see how N320k can be used as workmanship for doing fence on 60x120 land, and the guy collects another N100k as supervision charges, please ask him to break dow the N320k so you can see the make up of the total sum. Another high aspect is your gravel and sand, how much is the trip of sand and what quantity/size of tipper is he using?

In conclusion, N1.4m is not too much to do fencing, but it must be some special design with lots of features, I didnt see wood or rods in the qoute so I assume he is using blocks as pillars, please explain more about this fence before we conclude. I am sure my other bosses here can throw more light about this issue.
Re: The Real Cost Of Building A 6 Bedroom Duplex (reloaded) by spyder880(m): 6:46am On Nov 22, 2011
@ steo, please use 100 blocks/bag to do your calculations as there are other things I forgot that chops cement in blockwork, contrary to my former figures of 150-200. Forming in blockwork can increase cement use, please dont be harsh on your builders, find out his own justification for using 40 blocks/bag.

Thnks so much for your response, Gate is not included in this quote n i dont think dere is any special kind of features n dts why am raising this to the forum so dt they can help me out as am seeing its a kind of reap off. even the tonns of sand and Gravel shoud not be dt much high.

 thanks once again for your help.

Dear All,
Please I need advice on my blocks!
My architect told me that he ll use 6"blocks for the foundation to up to were the decking will commence and after decking 5" blocks will be used for the upstairs, i really want to know if this is practicable and any risk in doing this? Please it urgent as pegging will commence in a few hours time!
Note all blocks mentioned above are not hollow blocks,

Abeg, make una help me answer this question which i have also posted in 'https://www.nairaland.com/nigeria/topic-689147.448.html'

@spyder880 et al. Sorry for bringing this thread back to life. Was inspired to use bush green step tiles aluminum roofing sheets for my villa duplex. I got a quote of N1,098,148 broken down as follows:

(1) step tiles: 398m @N1,646 = N655,108
(2) cladding sheets: 40 @N1,646 = N64,840
(3) ceiling sheets: 50 @N1,470 = N74,000
(4) Falshings (various items) 90m @N1,480 = N133,200
(5) accessories = N30,000
(6) transport= N40,000
(7) installation = N100,000
Total = N1,098,148

I got another quote of about N872,000. This quote has labour as N75,000. The curious thing is this person gave step tiles as 326m. One more quote of N1,122,000 has step tiles 400m.

Iam trying to get 2 more quotes because of the disparity in the step tiles.

What do you guys think. Abeg, make una help me out as time is not on my side.

@ Ogbefi_007, it depends on what you agree with the architect, everything can be negotiated, nothing like standard fee.
