Several year ago, nairaland beamed with intellectual contents where you could find answers to many/any question, I had hope for Nigeria and my generation of Africans. How did things get this low, imagining your thought process is emotionally upsetting and there are now majority of crass people on this forum. The once revered forum has ended up recruiting less than mediocre folks under its roofs. Is this a societal problem in the larger sphere of life in this country. When I compare the comments I read on today's nairaland and the discussions I watch on Republic of China's CCTV channel and I feel sorry for the black race.
Honestly, Nairaland is finished. Full of jaundiced comments.... Imagine the fellow commenting in caps turning a Fundamental Human Right issue to a tribal issue. The freedom from discrimination is guaranteed by Chapter 4 of the Constitution and by relevant Global instruments. I mean, The Supreme Court was constituted by 7 Judges in this case and people here have conveniently made Justice Vivour the scapegoat cos he read the leading Judgment.

The Archaic and highly degrading tradition cannot stand anywhere, so there's no point arguing the fine points (which are non existent). And its also funny cos majority of the tribal bigots here have almost nothing to inherit .

PropertiesRe: What Is The Difference Between Power Of Attorney And Deed Of Assignment??? by olagamalin(m): 10:03am On Sep 11, 2016
Peritus:
I will advise you not just as a lawyer, but as a property law practitioner. You see, even if you are collecting deed of assignment, make sure that you have power of attorney. Many have told u that it doesn't transfer title. Yes, but it does a better work than transfer of title. For a deed of assignment to be valid, there must be consent (in Abuja, by the minister for FCT). Getting a ministerial consent takes time. It can take up to a year.
Now, somebody can transfer all his power (right) over a property via power of attorney and equally foreclose his own right. He can give u power to sell to anybody and to urself. He can also donate to u power to collect any compensation upon revocation of title. What it means is that he can no longer act on the property, and ur powers are irrevocable. Here, the property in real sense belongs to u without u going through the huddles of regularization or registration.
Once consent is not obtained, ur Deed of Assignment becomes a love letter, and no transfer is deemed in law. POA is very necessary, and to me more important than DOA if well couched by a good lawyer.
This is sound Sir, no one ever envisaged the bureaucracy in getting consent. I agree both should be given. I mean ....it's not so hard to draft a POA, and the fact that it can be made for a consideration or fixed term (Atleast factoring the time consent will be obtained) will make a purchaser settled with peace of mind.
PropertiesRe: What Is The Difference Between Power Of Attorney And Deed Of Assignment??? by olagamalin(m): 9:58am On Sep 11, 2016
ANENEANDASSOC:
Deed of assignment is mere paper not backed by law .But Power of attorney is a legal document transferring ownership of property from one party to another. it is signed, sealed and stamped and entered .It is very essential when processing your certificate of occupancy moreover i hope you have checked with AGIS and FCDA the authenticity of such land that you purchased. ..If you need enlightenment contact me on whatsapp 08024808190. m an estate surveyor and valuer.
In a sane society, you really should be found and arrested. I mean ....one cannot even begin to unravel the extent of damage you've done to the Question posed. The OP will surely be in a mess if he solely relied on your alarmingly misinformed response. The fact you recently joined here with little or no posts prior to this goof you made, should make you permanently banned. Wicked Man!!!

The University of First Choice and the Nation's Pride had the 6th edition of her annual debate championship.
Of the 24 teams representing all the school's faculties and College of medicine, only 4 made it to the final round to battle.
The Faculty of Education came 4th in the debate while the Faculty of Social Sciences came 3rd. With the faculty of Law clinging the 2nd position, the debate was won by the faculty of Business Administration.
Each of the two representatives of the Faculty of Social sciences went home with 75,000 each
While the Law representatives went home with 100,000 each.
The winners went away with 150,000 each and two laptops.
The Deputy Vice Chancellor of the University presented the plagues and prizes to the finalists.
This is highly commendable even as we hope other Nigeria universities start seeing the need for engagements like this.
Well done Samuel ..... I salute you for making our faculty proud. Bless.

We have a long way to go in this country with the way we think. When has dressing become a way to measure arrogance? So if I wear the most expensive cloth, I'm arrogant and proud? Smh. Mark is a man of humble taste, we don't know his true character and honestly, we don't care as long as he's trying to make the world a better place. Abi was it not this same Mark that stole someone else's idea to build "the facebook"? Was it not this same Mark that fuc.ked his friends over because of Facebook? The fact that the man is wearing a polo and jeans does not say anything about his character. He's a hardcore programmer and they rarely dress to impress. You can't tell a lawyer to start wearing polo and jeans to court to show how "humble" he is.
Lastly, the quote "the way you dress is the way you'll be addressed" applies to only poor people. undecided
Deep and reflective words .... I think We Nigerians like to overdo/overyarn things. Someone above is chastising a musician, forgetting our celebrities are merely following in the footsteps of American celebs.

Is it that the OP lifted a thread of 2012 ....and posted it in 2016. Cos the question is a no-brainer.

Do you even think Research in Motion (makers of BlackBerry) will attempt to engage in this sort of opinion poll. They will be embarrassed by the lofty comparison

Perhaps the OP perception of an android smartphone is limited to those "dime-a-dozen" Chinese knockoffs that can be "bought for a song".

Pls ... The ios vs Android war is still valid. Blackberry has either joined the android train or is resting in peace like Symbian series.

Pls pls pls .... "Let's maintain compatibility where compatibility lies".

Exactly, I hope the pride of our leaders won't put us in a mess. Take the Zuckerberg visit for issue ....he was here for two days, no record of any one from that Communications ministry led by that heavily bearded muslim cleric.

Yet he got to kenya today.... And he had a meeting with their young et Vibrant Communications minister dissecting critical issues.

You are just talking supply a simple quote. and stop bluffing

There is a reason why there is an EXCLUSIVE list. Those items on that list are for only the FG. Other items can be legislated and where there is conflict the FG position prevails. That is not the same as saying "STATE CANNOT LEGISLATE"
They can and they do.
Check my previous comments ...You will see the section. Go and peruse it. You are costing me billing time. Mind you ....this is the last time I will reply you .(confide in your family lawyer if in further doubt)

That is it you have said what I thought you would say. State Assembly cannot legislate on what National Assembly has legislated on. According to whomhuh You are entitled to say that as an opinion. but it is an opinion. It is NOT written down anywhere
I'm sorry ...but you are unteachable. I have provided constitutional provisions and I have provided case laws. I even went as far as invoking the doctrine of "Covering the field"...yet you remain adamant. This is not an opinion...it is contained in the grundnorm (the Constitution)...and the Supreme Court have upheld it in myriad of cases. Pls pls and pls...I'm done.
