Even with 100k you can get a carpenter to build a tent where you can live. There is price for everything.

I used roughly 20 bags for foundation work.....65 bags for blocks to lintel and beyond(2 coaches)....

Got free sharp sand from site....3 loads of stone for foundation(10k each)....3 loads of gravel(12k each)...40k for labour on foundation....130k for building labour...60k for iron rods....10k for lintel and pillar woods( got some free woods on site)...12k for sand filling...15k for iron work by welder....got a further 10 bags of cement for later works....cost of land is 200k(half plot) plus 20k for commission....5k given to lawyer who prepared papers(he's a father figure to me, a church member)....already done with soakaway(15k)

I really appreciate your input on this. Well, for the visitors toilet,i actually omitted it because in My parents House, the visitors toilet is more like a Cob Webs room but i can still change my mind...
Pertaining to the details on roofing,land and tiles.
(1). Land = A dry land (Level) sitting on 100 by 50...
(2).Roof type = Step tiles aluminum roofing sheet + aluminum fascia parapet
(3). Tiles = Vinyl style tiles (I'm still skeptical about this)
Pls advice me on Number 3

* On item no 3, it's cool but guess it has to do with availability of cash and capacity of owner!
Although is very economical all the way and some are nice aesthetic but durability and some other features also needs to be consider.
Theirs way you can go about with some other types e.g porcelain & cerami.

More so can still work on your item 2 to save some little cost and that can still be + to others items!

It's for students hostel, there is no special or luxury finishing, just the simple and conservative pattern.

Cool with the uploaded picture the wrk is a bit complex,wht you can see here, now is just assuming cost which is unprofessional. Best is to engage a qus.
because you need full boq.But if you don't mind you can still get the quote stages by stages.

You need to virtualize the real cost and by the way, you need to get your drawing in order to prepare your Boq then you give in details material specifications,tile,plumbing material and others

Op look for another person to give quotation but you did not stated if the building is bungalow or duplex however the quotation is pn high side 35 bag of cement and workmanship at 350per sqm i think it should be 250 per qsm while believe that between 20 or 25 bag of cement can do this work

Cement is nt you can economize or assume because type of the building Matters alot, as you said above.
then consider hw perfect are the walls and floors.
