Only for the idiots to come online and be saying : My Landlord does not want me to have Visitors? Any breach of the agreement will mean the tenant can no longer live in the house. If a tenant signs the Rent agreement yesterday and breach it today, l will refund every kobo he paid to him instantly and he will leave. Gone are the days when one silly Tenant misbehaves. Ladies generally, are a problem when you rent to them. I will never rent to a Lady, especially the unserious ones who will turn the compound to a Brothel, with all manners of men coming and going. Problem with some of you perennial tenants is that one you pay rent, you think it gives you the right to ride roughshod over the owner of the House. *Does it make sense to you, to pour Cloth-wash, soap water into the WC? *Does it make sense to you to block the WC with Condoms, Sanitary Pads and other unsuitable items? *Does it make sense to you, just because you paid #600K for a whole year, to come opening the Main Gate at 1am in the middle of the night, putting other occupants at risk? *Does it make sense to you to have yor Generator (which is close to someone else Apartment's window), running through out the whole night? *Does it make sense to you to hang Clothes on the Railing of a beautiful House? These are simple, common sense rules that anybody raised properly, would have observed in their own house, while growing up. Anyway, l am sure that House owners takes their time to chose the kind of Tenant they rent their house to and when things dont work out, the proper thing is for both parties to part ways. Tenant packs out to get a better house (with a better Landlord) while the Landlord also rents his/her house to a more deserving tenant. Many tenants have taken advantage of some poor landlady, just because she did not know how to go about her rights. That is unfair. Let me give you an example: Where l live, we all turn-off our Generator by 11pm, everyone, no exception. But l have helped a few of my Tenants to build inverters that can Power their fan and TV for the whole night, as a way of getting the ebst of both worlds. We all sleep peacefully and we still get the benefit of fan and TV. What would you say to that? Ofcourse, there will always be unreasonable people (tenant and landlord) but l deal with each person, as they present themselves. If you are a Landlord, would you rather like a tenant to keep coming to open the Gate at 1am in the night, thereby exposing everyone else in the house to Danger of Armed Robbers? Do unto others, as you want them to do unto you! - Golden Rule. I am certain that if you are nice to your Landlord, he will be nice to you, at least that is my own policy |

Alonso80:7pm is too early to lock the Gate for the night, it should be around 10:30pm or 11pm at the maximum. Moreover, if you work late, you could arrange to have a copy of the key to the gate so you can quietly let yourself in. Some of you think your chicken Change House rent is so important and makes you the House owner, l laugh in Chinese. ![]() If any tenant destroys my property as you stated above, he will be out faster than he can imagine and he will pay dearly for such damage. I love my Tenants and would do anything to assist them but God help me if l meet one like your type (I am sure it wont even happen because l screen Tenants properly before agreeing to rent to them and my agreements is tight enough to put you out at the minimum time), l will show you real pepper. We never leave my gate open, it is always locked and every tenant has a Key to let themselves in but by 11pm, that offer ends, it is DOUBLE-locked for the night. If you cant be home by 11pm, please stay wherever you are and come back by 6am next morning, you wont die for not sleeping on your bed for one night but it might just save your life. The safety of my tenants concerns me as my own safety. |

hapheey007:Absolutely! You have to live by example, if you want people to respect you. But how would you people sleep overnight, when all the Generators are in full action? Your Landlord must be old School otherwise, he should have told all of you to install Inverters that would at least cater for the Fan working overnight, or maybe add TV, if the capacity is enough. I would eject any tenant that breaks such law, from my house, one-by-one, you will all leave. I wont ever allow any tenant to run generator overnight in my own house, it is even a safety hazard because with the noise, you dont hear anything. I also dont run generator overnight myself but l have a DC Inverter that is enough to power all basic amenities for two days and l do encourage my Tenants to install inverters, l am even willing to subsidize and assist them with it. I just wont be able to sleep in such a noisy environement. |

Gas is more flammable than Kerosine and some houses dont have enough space to store the Gas Cylinder, far away enough from the Kitchen. In such situation, she is absolutely right to say the house is not equipped to deal with using gas. She might just be saving your life and that of your family members afterall, many, many stubborn ones like you have 'gone with the gas'. But l blame some House owners, why would you wait till a tenant moves-in, before stating all your Do's and Don'ts? All these should be part of a well-crafted Rent Agreement, properly signed and executed so that if a tenant goes against it, they are out as fast as they came in. If they cant leave with your rules, they should go elsewhere to look for another house or build their own, its that simple. My House, My Rules. You disobey, You leave. |

henrymor:When it is to be done after plastering, the Workmen will leave the area surrounding the location of the ArtWork, rough (un-plastered, just like 3" round it) and just smoothen that small part into it. See, l have experienced this situation in real life, some years ago and l learnt from it. Mad Bricklayer splashed Cement on everything around (though it is difficult not to splash when doing Plastering) and you know that Plaster Cement sticks more than normal setting Cement. |

You can spoil the Plaster, doing the non-hanging type of Artwork (as in, done in-situ) You can also spoil the Artwork while Plastering your Wall.
