This is the way to go. You can't browbeat an apology from the client in these circumstances. The contractor has got enough support from contributors to counter the fraud allegation (the internet never forgets also). I'm with you on this, let both contractor and client now sort themselves out and I'm sure if they do, the client may come out here with updated information.

I always tell people this.

A survey plan on its own is not a 'valid' title, either registered or unregistered.

A survey plan only shows you the dimension and location of a land, its coordinates and may be the beacon numbers.

5 of us can have a survey plan drawn in our names by 5 different land surveyors on a single plot.

What you should do is to ask the vendor if he/she has a valid title that confirms he owns the land.

if he doesn't have other than a receipt (which itself does not confirm ownership, cause I can also issue you a receipt on a land that doesn't belong to me) take the survey plan to the Office of the Surveyor General of Oyo State, and Chart it first to confirm if the land is free from acquisition and if under acquisition, is it committed or can be ratified by you obtaining consent to Survey.

In terms rental properties, who keeps

- the commission => A part goes to the Commission Agent. A Flat whose Commission for the Virgin Rent can be 100K, the Agent takes 50K, Owner keeps the Rest.

- Rental agreement => Entirely Owners, paid each time an agreement is prepared and sealed by both parties.

- and deposit. => Owner keeps it but it must be refunded to the Tenant in full, when leaving, less cost of any damage done to the rental

- Is all 3 required in a rental agreement. => Depends on how you give out the property. All three required at first Rent and no more. For a Lease, Agreement is always required at each Lease.

- In using a property manager what is the normal agreement. is 10% normal, is it based on only the first year or in the life of the tenant. => If you used them for One year, you pay for One year, if you keep using them, you keep paying them.

- What were the responsibilities of the management company or the individual => Maintenance of the Property and Management of the Property with respect to occupiers

The benefits of averaging up or down is much, because your project won't stop, except if money finishes. I started building my own houses when cement was N520 in this country, I am still building at N4,000 cement and will continue at N10,000 cement. The good thing is that those properties are increasing in value.

So, get out there and do the ones you can do, irrespective of what is going up or down, exhaust your building budget first before talking about inflation, and if the prices crash, you will still be here and you will still make more money to buy cheaper and continue. The risks of waiting is just too much.

Bought cables today from Lagos Island and after agreeing on price, transfer was done. As my staff was about packing up, the guy said it's no longer the price and decided to add ₦3000 extra on the price of 16mm cables.

I became upset and immediately asked for refund.

Bought cables worth ₦1,100,000 from the guy and he thought I was desperate, then opted to cheat.

Everything is not just about the government, but greed of some of our fellow Nigerians.
