Lagos is flooded because of Poor, bad or non-existent Modern Drainage system. I wont even mention the dirty habit of people that leave there who can throw refuse anywhere, including their tiny, tiny gutters!  I have seen Cities that are far below water level than Lagos and you will not see a drop of of Flood in their streets when it rains, moreover, they experience more rain than Lagos. Some foreign Cities are built practically on water, Venice and most Nordic countries have their houses sitting on top of water. Until the Govt takes its responsibilities seriously and the people have a change of habit, flooding will continue to disturb them. |

Laf wan finish me here ooo Funny but very valid question. How come most Skyscrapers are concentrated around the Water front, previous Swamps? Truth is, only those who can see into the future, buy such Sea Front, Marsh lands.  I own Sea Front Plots in 'real' Lekki that lam currently offered #50M/Plot but l am not willing to Sell, at least not yet, if l will. I am still waiting for a few developments to come to fruition( Dangote Refinery, FTZ, Airport, 4th Mainland Bridge etc), before deciding what to do with them (Massive Events Centre, Upscale Housing Project, Bank Lease, etc) but they cost a lot to maintain, Just to fence each one, cost me over #3M as far back as 2003, because it was all round raft foundation fence work, for 120ft x 60ft. Not to mention gate work, C.of.O, yearly Govt Ground Rent, etc. No one should worry about why people buy those type of seeming waste-of-money land, everybody has his or her own priority when it comes to what constitutes good investment.  |

diordaves: Apart from VI, Ikoyi, Central Lagos and maybe Lekki phase 1, can somebody educate me on the attraction of the island lands?
I'm thinking, why should I buy a swamp, wet land, or a mash for 5 million Naira and use another 12 million Naira to starbilize the land and build just the foundation?
I'm looking at photos being posted here of available lands in the island, to be honest, I'm not impressed not only with the quality of the land but also the quality of the area. I'm not even seeing the potential of any future quality well planned location.

Funny but very smart choice.
I don't know why people hit their head on the walls to buy swamp lands.. well, their money their choice. Swamp land, Sea-front are not meant for the average pockets, it is just that kobokobo people too want to show color and end up stressing themselves over such places. If you are loaded, those are the best place to buy, especially sea-front. There is a place called Makoko in Lagos, the poor people living there are being driven away right now, to make way for the Big Boys with deep pocket, to build better structures there. That is how it works. Most of Ikoyi were formally Swamp lands and Sea fronts but you cannot hear the "Bullion Van people" living there complaining about Swamp or the Lagoon. So, its all about the money in the pocket.  Ofc, there are still land in Mainland, just like most of them cost between #40M to #80M. That is still a lot of money but the ROI is also huge. Its all about Location! Location!! Location!!! |

Almost every area there are good But he should ensure he checks the Route of the 4th Mainland Bridge around that area properly so he does not end up buying the 4-lanes on the Bridge. |

If you have your boys who work for you, you can bring them to work while you supervise them, put things in place and make sure things are going well, while I pay them their normal fee at the end of the day. While I pay you daily for your service too. Sorry to ask, is it that you cant get a better person to look after your job? How complex is the job? How many Storeys building? Where is it located? See, if it gets too much and you are stuck, let me know, l will send you my Builder who will build it for you, labour inclusive and he wont charge you One Million Naira. His job is so detailed you will marvelI just get annoyed when l hear how some so-called Engineer try to cheat people. |

Attached is a picture of window burglary that's openable. Kindly note that it's not a finished product and your idea on how to improve on it is highly recommended.
I intend to change the locks used with something more beautiful depending on the budget. I like your determination and faith. On the Openable Burglary, that Lock you used 'no-be-am' at all, because you will need a padlock on it and even that Padlock will be accessible from outside and wont be easy to open in an emergency like fire outbreak. What l think will be okay is:- Single action, open-system (press/lift a latch and Spring open). - Latch/Lock should not be visible or accessible from outside - Be at height where it is accessible to a Child of about 5yr old But you have made a good start and you can only get better. Gigaset: Thank you so much sir for the reply the project is located in Mowe and according to soil test result a pile foundation is recommended which i wasn`t expecting so that`s why am looking for a very good engineer that can handle pile foundation I am not too impressed with the way/kind of method our Builders here use in doing Pile foundations (Boring Method), there is a very high possibility of a breakage/fracture along the line, especially if the depth of your Pile is high (say like 15m and above). The biggest problem is when the Concrete poured inside the Jute-bag covered Pile hole, does not form uniformly I have seen ones that cracked in-situ and the house ended being bent.  I would rather prefer the Displacement types (Drop Hammer) I would rather companies who specialise in that area, do it. Though, maybe they have Upped their game in that area, l cant say for sure. Segzy, l think, BTW, is it a Storey building or a bungalow you intend to build, and is your land very swampy? What is the depth of Pile recommended? Pile is not cheap o. |

The answer is Simple: There are Criminal in successive Govts of Nigeria and NNPC (and it is not difficult to find out the Ethnic Demographics of the NNPC, for you to see that 90% of them, like in most of our comatose Federal Agencies, are from the North), Criminals who ensure that our Refineries NEVER work, the TAM is a sham, so that they can continue to impirt fuel from places like Niger Republic and elsewhere (at times, all they "import" are empty vessels or Fuel refined in Nigeria and "turned around on the High Seas), while they then continue to collect "Subsidy" on such scam.
SUBSIDY is a re-occurring SCAM under various Nigerian Govt but even more pronounced under this Nepotistic Buhari regime. Why are they not allowing the Mini Refineries in the Niger Delta to operate? why are they destroying them with the military, but prefer to send our Crude Oil to Niger Republic and import PMS from there, then claim they want subsidy? If Govt says a land is for Agriculture or Industrial land, ofcourse you cant buy it to build residential building on it. But we were talking about an individual (one man, not Govt) who has bought the land, got his C.of.O and a building Approval, now selling the land to another person for building. The C-of-O and the original building Approval would have indicated that it is an area already specified for Residential buildings.All the same, your picture clarifies what you have in mind and that is welcomed. |
