megacontrol:My apologies Sir. Cant remember the exact price anymore, it is many, many years ago. Cheap enough for me not to remember. But you will see it in any market where they sell Tiles, it is an accessory to Tiling. |
infohenry: Who listens to Lying Mohammed? When Old Men lie on TV, what will their children think of them? |
Smellymouth:She is doing the right thing, displaying maturity and proper Omo'luwabi behaviour. She should continue sending him the messages till he drops dead ![]() Maybe one day, sense will enter his head. But l dont blame him, l blame that Lola that did not find a good Yoruba family to marry from. When they tell them, dem nor dey listen |
TheLionofLasigi:Infact, this Paul Okoye is a disgrace to manhood. A man does not run around running his mouth over trivial things, she greet me, she nor greet me, she greet me like pretend, she nor greet me like pastor, bla bla bla. And to think the person he is insulting PUBLICLY, is the wife (not even a GF) of his own Twin Brother? The disrespect and disgrace is for his twin brother. Anyone who insults your wife, insults you, All the people supporting his stewpidity are doing so out of tribal hatred, which is the hallmark of majority of Igbo people. Jude knows what is going on, hence his standing steadfastly behind his woman |
jneutron4000:Typical one, full of hatred, especially for anything Yoruba |
sweetmelanin:Shame on you! Be honest, if she was your Twin Sister and you dont like her husband, will you be spitting hate about her husband online? You are Woman but yo hate Lola just because she is Yoruba and Jude has refused to let her go, as you ethinic bigots that dont see anything good in others, wanted. Stop all the pretense, this is all about Lola's tribe. Love Me, Love my Dog, is what the Proverb says |
NwaAmaikpe: Paul, just like you, is a tribalistic bigot who should be ashamed of himself. Just hear the nonsense you wrote. If your brother's wife (Lola) did not greet you, you will say she hates you, if she greets you, you will say she is pretending! ![]() What exactly is she supposed to to when you grown-up men cant sort our the difference between the two of you? Oh, l forgot, it is Jude's wife you just hate, because she is not Igbo. Such hatred never ends, take it to your grave, you hear. I know Evil people like him are praying that Jude will die quick so they can show her Pepper. I just hope Jude has tidied up his family affairs properly because Death does not give Notice. He should put his Will in Order and make it tight so that his Evil twin and his fellow haterz will not put his family (wife and children) into serious jeopardy, if anything should happen to him, though God-willing, Jude will live longer than all those wishing him early death. |
Myhusband: In all honesty, when Armed Robbers come to your hood or Cultists start shooting, how many of you remain coherent and calmly start counting how many people are shot?Let Govt keep deieving itself. |
Lying Mohammed is currently saying his usual nonsense on TV and threatening the Youths, while abusing CNN and other foreign media. These people think they are above the law and can do/say whatever they like. History states otherwise |
How did the bodies get to the LASUTH Morgue?Maybe the dead bodies just walked into LASUTH ![]() |
moneyshop:With this your level of written English, reading what you wrote, l can bet you did not attend any School. Stop deceiving yourself, go and collect Jamb Form i ti snot too late. |
QSFemi:You sow, You reap. Its that simple. Thank you for being who you are. |
omanzo02:I bought o, gave my Tiler and he did not even use it. ![]() Though the job still turned out good but l think it could have been better if they adapt to such things. |
somehow:My pleasure Sir. I can only give you parameters, not a particular location, so you evaluate the place, when you see it. Except if you are not on ground and you want referrals, l can ask on your behalf. I personally dont like Estates because l take pride in building my house, the way l want it to look like and l dont buy into the idea that one cannot implement safety, to one's taste. I just dont like one Omo-Onile exercising control over what l do, because they own the Estate. - Buy on highland - Buy where there are people living already (it would cost more but will save you much more, going forward), building is less stressful in such environment (Roads, Electricity Power/Poles, Transformer, communal Safety, etc are usually setup and can be built upon) - Do a high foundation and a solid one. You wont do foundation twice, do it if that is all you can do for starters - It cost a lot more, to buy a cheap land far into the woods, than to buy a more expensive land in established areas. Dont forget, the value of your land, the house on it and the ROI from it, all depends on LOCATION. - Think about how future developments, access to Express road, Market, etc can add to value of your land within a few years, while making life easy for you as a resident. Cheers |
EgunMogaji2:Exactly, that is why l made reference to your statement. I just did not want to mention your handle. You knew the value of what you wanted, you knew what effort it will take QSfemi, you could have asked generally without mentioning anything about Cost. It takes a lot of reflection to think about the effort behind the work, especially those whose work is not directly involved in the actual building. Its all about showing our good side to people who help us here, not by force but as the spirit leads anyone. Thanks Baba, l want to be like you when l grow-up. |
Daddysidhan: Stop fooling yourself. You Southerners need to stop living in denial. It is the end that justifies the means |
williams2kg: Dont mind the Clown, the State Govt is not arresting, prosecuting or shooting dead the illegal Gold miners, just like the Nigerian Army does in the Niger Delta, but it is buying the Gold from them? All Animals are equal but some are more Equal |
2cribz:You sound like one of those lazy, useless, empty-headed, Cultist NFA students on Campus. So, you are one of those 'marking down' lecturers on Campus, right? Keep it up, all eyes on you now. |
MJluv:Stop misleading yourself, it is not about the color of the Skin, you self-denigrating being. It has to do with the Homogeneity of the Population. China has a homogeneous population that makes decision-making devoid of the usual "ethnic-related" sluggishness and bias. India does not enjoy that advantage though we cannot discount the determination for success, for the Chinese people. |
crackhaus: If they ever lay their hands on such Evil weapon, they will reserve its use on UNARMED PROTESTERS.Soldiers should never interfere in internal crisis, they dont know how to do so, they are not trained to do so and the Constitution should never allow it. |
General opinion: Please house, as the spirit leads you, when a Professional (Architect, Q.S, Installer, Builder, etc) does a brain job for you for free (I am talking about jobs that require much time and calculations, as against just an off-the-cuff answer to simple questions, it might be a good practice to send them a token, to show appreciation for their time, in the event that we are not contracting them for a job, in due course. Why do l say this? Caveat: They did not send me and they did not ask and l am not one of them But l also realise that this is what they do for a living, they have families to feed (though it is not the token WE GIVE, that will feed their families and they are not hungry, anyway) but it is just to let them know that we are not taking advantage of their good heart and kindness. I have seen (for example only) a lot of DETAILED ANSWERS from the QSfemi, to many people in the last few weeks and know that he is not the person supervising the jobs for which he is giving free 'materials and cost' help for. While we all love a quick response that potentially saves us hundreds of thousands of Naira in some cases, in my humble opinion, l think sending 'small change' to the person who helped me to save such amount, will be a kind gesture of goodwill, to motivate such Professionals into keep helping us here and not think we are just Freeloaders! I noticed that one of us here asked him a direct question: How much do you Charge? Another person requested for an even bigger help from the QS (and he gave it for free) and said 'Thank you' ![]() I know a lot of people here have good hearts to help others, as much as they can, for free From a 10K Recharge Card, #20K cash, Consultancy/Supervision engagement, Paid Site Visit engagement, etc, depending on affordability and how much you appreciate the help of such Professional, it will goes a long way to show gratitude, in cases where you cannot afford to engage their services. PS: I just used the QS as an example, him nor send me message o. We can all testify to his good heart here already. So many other people offer good advice, technical support, etc, for free, from Builders, Suppliers, Archys, Engineers, Installers, experienced DIY enthusiasts, etc That is one of the things that makes this community a great place to be. My appreciation goes to every one here who have helped others, in one way or the other, to realise their dream of owning a House, especially Kobokobo people like us who cannot afford to retain Julius Berger. I come in Peace. |
somehow:Insecurity and Bad Roads, is beyond your control, those are things that have to do with the Govt of the day. Those are the major problem of Ikorodu. I have five plots in different areas of Ikorodu, waiting for 4th mainland bridge since about ten years ago ![]() General Flooding in Ibeju Lekki area also has to do with poor Drainage system but when it comes to your personal house, you can build properly so that water does not disturb you and you only have to buy a Vehicle that is high above ground, to manage the situation. ![]() Ibeju Lekki is far, far safer than Ikorodu and the traffic is far, far better. the 4th Mainland Bridge will be a game-changer, if these silly, lying Politicians ever get ti off the ground. Mainland is a damn so expensive part of Lagos, l once prospected a Plot in Yaba area of mainland some years back and l was told to bring #40M, l nearly collapse because land was just about averaging #10M in other places then. You can still get around #30M/#25M in places like Shomolu, Bariga and some not so upper class area of mainland and development seems very rapid in those part of Lagos, so it might not be a bad idea. My Suggestion: Get a good location in Ibeju lekki (do an area/topographical survey to ensure it is not in a Valley) and build with foundations high above. You will be fine. PS: You dont have to constrain yourself to an "Estate Setting", all you need is Land in a good neighbourhood, same class of people, buildings as the Class you fit yourself. ![]() Some Estates will promise you heaven and Earth but within a few years, things will fall apart. And you need to go on google Maps, to look at the exact location of any Estate that they want to sell to you as "Ibeju Lekki". I have seen people marketing DEEP Bush inside Epe, as "Lekki". ![]() Anything after Abraham Adesanya (I prefer Chevron) is too far in my own estimation, to be considered the real Lekki. If you are considering a timeline of 3years, buy where others have built and are already living, l have seen people buy bush, build and cant leave there because they are alone and it is very unsafe for their family. Some Thieves dont just come to steal, they rape wife and daughters, we must ensure the safety of our family, as Husbands/Heads of Family Ikorodu thieves are noted for that. ![]() |
saydfact:He is right Sir. You are mixing-up Bulding Approval Vs. C-of-O. Building Approvals will impact the TYPE of Building it was granted for. C.of.O will impact just the OWNERSHIP of the land. I come in Peace. |
aghaibiam:I am also very proud of the two of you, more so that you are authentic lower-middle Class who have moved to the Middle Class proper. And from the look of things, you are not one of those Civil Servants that hide files or change figures, to line their pocket otherwise, you wont be so stressed. When a good man and a good woman come together, success will always follow them. Both of you (especially you), should never forget your humble beginnings, how both of you relate and do things NOW, that made things to work out well. May God continue to bless your honest work and make you a light unto others. Tell your husband on my behalf that l said "Him be Man". |
saydfact:You are right, about the C-of-O adding to the cost of the new buyer, in order to get C.of.O approval. But you should also factor-in something very important in land purchase: Genuineness A 'genuine' CofO proves t you, beyond all doubts, that the seller whose details appears on the document/C.of.O is the original owner of the land. No one else, not even an Omo-Onile can wake up one day and drag the land with you. That sort of fear only happen when you buy land without C.of.O . Most Estate Lawyers will tell you that the first and best Title to a land is to get your C.of.O. Even if you build on a Land and someone else manages to get a C.of.O on that same land, before you do, that land belongs to that person, in the long run, when the Courts get involved. The Court recognises the Title owner on a land, to be the person who holds the genuine/Govt approved C-of-O, on that land. NB: Other Title document like the Deed of Assignment carry very little weight, compared to the C.of.O |
davodyguy:They are wrong, though it does not mean that it cannot be done either way, just that one would require more effort and cost you more to do. And the reason is this: Option 1 (Tiles first): If you have done your Tiles and you need to fix a 6ft, already produced iron door. You get there and you see that Tiles have eaten into the height required for the door to fit-in, do you break the Tiles for the Iron door to fit-in or do you start cutting your iron door, to fit the space-height left by the Tiles? ![]() God help you. Option 2 (Door before Tiles): If you had fixed that 6ft iron door first. When you are doing the Tiles and get to the door area, you can lower the required Cement/Sand packing under the Tiles, to allow it fit under the door. Not much effort and not much cost, if any. The above is why you must fix your doors, before you fix Tiles. Time to bury this argument for good. ![]() |
decimator:Two things: 1 - If the building is a Bungalow, carry-on, the weight it would carry will be borne by the DPC and that should surfice. 2) If it is a storey building, you have to consider whether that wall and its associated Columns (where it was initially), are load-bearing. If it is, the New wall will still be required to carry such weight, it cannot just be floating on the DPC floor. This might lead to cracks in future, when the filling under the PDC and whole building begins to settle deferentially. Its like building something on Nothing. Weight must be transmitted right to the Ground, in a foundation. Option: You will need to do some digging-up of the Foundation (nasty job, l hate breaking up DPC), do a Basket along the Column points, re-enforce the Trench with 16mm iron and concrete it back up. Expensive One foot though but l guess it is important. Hope you will be able to do it, just pay attention to the details and dont economise on materials, to achieve what you want. It should be okay |
Fraudulent Constitution, written by Fulanis, for the benefit of Northerners and looting of resources from Southern Nigeria.#NotMyConstitution |
OfficialAPCNig: Some of you need a brain, honestly.Hehehehe 2023 Presidential Aspirants don ready. |
OfficialAPCNig: Hmm.... now you are starting to shoot yourself in the head again. You cant be insulting your Hosts and expect to trade peacefully. Stop creating enminity for your Brothers, they deserve Peace |
Jostoman: Nigeria is back to the despotic days of Military tyranny but deceptively dressed in Native garbE don cast o. |
Angelfrost: Looks like that.Using these brute forces to intimidate the protesters, wont stop the protest |
