spyder880: This and the two frames above are the 2x10" wooden frames. Using "Uku" wood to do these frames will cost about N9000 for each frame. spyder880: The 2x7" version, for 6" blocks area, kitchen, toilets and bathrooms sells for N7000.Pray spyder what does the figures above (2x7 and 2x10) mean. Size i presume. I thought all the doors in a house are supposed to be the same size? please confirm. The local frames look more solid but it appears they will be buried in the cement anf concrete anyway. I can reason with the cost saving goal and correct me if i am wrong, this is the main goal right? |

spyder880: The cost of this pictured door is about N1.14m[/quote] mufutau55: I think for the 400k difference I will go for the imported door if they are as strong as the local door and it will be more fancy too.My fear is that the local manufacturers cannot achieve consistent quality across 76 wooden plus 22 metal doors especially when you pressure them to deliver on time. Like Oga Hajj said, if the differential is pegged at N400k and the foreign doors are strong, it might be worth considéring. Also design bathrooms to prevent water splashing on doors. That's the only area I see the risk with water. An alternative is to use different (local) doors for the bathrooms only. |
spyder880: These are the real imported wooden doors selling for N11,000 without the keys, handle or frames. beautiful to look at and you can see the wood with which it was made, but supposing the height or width does not match your door space nko? amendments to this door could be problematic as our able Nigerian carpenters can damage it while trying to repair it.How about expanding the space made for the door rather than trying to tamper with the door. Reading through the door posts, it would seem the above average Nigerian made doors (ex- keys, handles, frames etc), are more expensive than the imported ones? Do you have any ideas why? My challenge with domestic manufacturers is ability to achieve consistent quality across many doors. |

Initially it looked like a house being demolished but now it is looking better. Oga Spyder, do you normally restore old houses? Do you have a thread on any of that type of work, with before and after pictures? |

vivienbabe: Methinks this is what the owner wanted. That being so has put our bros Spyder in a difficult position, arguing from a weak position. It is not so good in that people of all backgrounds,and from different parts of the world are reading and following. Safety is an on going issue in building construction in Nigeria and people are concerned in situations like this one. I hope the owner will review the situation.I also have my concerns about this idea and feel the architect and builder should always draw the owners attention to inherent risks in a plan. I don't know how much carbon monoxide is needed to kill a man but I know for sure carbon monoxide will waft into the Gateman's room, like it or not. Fire is also a possibility in addition to overheated concrete slab and overheated room almost all the time. Won't this degrade the structure? Just asking as i dont know. Besides this gen is likely to be on most of the time going by power supply situation. I have made enquiries and have been told that with the modern generators, you don't even need to keep it in an enclosed space. There has to be a safer way to manage the space in this compound. |

This was after we had completed the concrete blinding and bought blocks, cement, sand etc to start foundation block setting this morning.has this problem been sorted now? Wishing you speedy resolution and resumption of activity. Please let us know how you did it so that we can learn. |
well...they called it a luxury block of flats so everything here has to be luxury. They dont want a poorly thought out gatehouse to spoil the thing. Beside i feel sorry for some "mai guard" when i see the dimension of their room/office. |
emmadejust: this project is almost coming to completion soonI thought this was a letable commercial property. Installing POP may change the economic dynamics for the landlord. In some areas that command high rent, this may be a good selling point but in other areas it may affect the economics of the property negatively. Just my opinion though. King Spyder who is resident in Enugu should know better. |

spyder880: My client has requested that we increase the size of the house further. We are trying to shift the foundation of the house outwards to implement the changes. Some of the already dug foundation will be filled while new ones will be formed.This is always an issue. Changing plans midway? How can this be avoided? So this part of enugu wont have the usual water supply problem the rest of the town is known for. i didnt know such is possible outside the 9th mile area. |
The ministry is growing with diverse projects. Kudos man! I take it then that this one room apartment is like a BQ pending when the landlord is ready for the main house. meanwhile, how long will this take you to complete? |
kostadinis: I am not an expert like you. However, I thought this one has more to gain in a corner piece as the affluent tenants will have a better view of their surrounding. I thought they will very much cherish that. It's alright. Just my thinking@Kostadinis Just me being curious. Since this is not a cornerpiece, what would be your design options for same size of plot as this one...As in how do you propose to achieve same number of flats in a similat plot. It will be interesting to know your thoughts on it. |
