I like this but is there nothing you can do about the small gap between the wall and the wardrobe? A frame for instance? I always imagine it could turn to a refuge for rodents etc.

The Flag was created by the Biafran Govt and raised 30 May 1967 a flag of red, black and green, horizontally, with a rising sun from the Coat of Arms (of the old Eastern Province) in gold in the centre.
The design and colours are based on the Pan-African flag designed by Marcus Garvey's Union.
The eleven rays of the sun represented the eleven provinces of Biafra. The lowest rays were usually more or less horizontal and the remaining rays spread evenly. The rays were normally long and slender, and usually slightly wavy.
The three Pan-African colors on the flag represent:
Red: the blood that unites all people of Black African ancestry, and shed for liberation;
Black: black people whose existence as a nation, though not a nation-state, is affirmed by the existence of the flag; and
Green: the abundant natural wealth of Africa.
I like the flag though. But what are the names of the provinces.....and where are they in present day Nigeria?

Let's talk horticulture.

So the layout of the compound is clear now that I have the substructure of the main house, soakaways, etc completed and it's time to plant trees so that they can mature as the build continues.

I would like recommendations for exotic, shady trees (I will have one or two palm trees but not really a fan).

Can I get motivational pictures of trees that grown well in Southern Nigeria?

2) I want one giant tree that will ground my compound, what's a good and safe one?
Try the native pear tree or udala/agbolumo tree. Always very imposing....but expect bird visitors when they star fruiting in about 7 years.

We know how bad it can be. An additional feature most people have now incorporated is a water treatment plant. In fact most bottled water now are simply water from boreholes that have been treated via these water treatment plant... That's for guys with conscience o. Others don't really bother.

It has never worked. Our mind has been programmed here to reject alternative offerings. No matter how good it looks. I can show you hundreds of estates with all these amenities and yet they have tank over their roofs and boreholes.

It's always like "There's borehole in egun' house, I think I should have mine. Who knows one day this estate thing may fail. I should have a backup plan" And as if they have "eyin oke" the estate water plant will cease to work for 2 weeks.

Some people reading this knew I'm not lying. I've done this for more than 3 nairalanders even in estates where there's strict regulations restricting sinking of well.

I can even show you one of my project that I blogged here, we had to hide the GP tank inside the roof. The excuse was if water fails us, there must be a backup in case visitor needs to use the bathroom.
That's a single story approach....it is not complete. With what I have read on the thread about Lekki Gardens, any sane person will opt for the borehole and overhead tank rather than pay the price being charged especially if you work for your money, understand the market and can do a back of the envelope cost benefit analysis. Like you would say, think value and not cost....in many estates I have seen, value for central water supply has long gone out through the window.

Yes, there is a way... All you need to know is the density of the sand that you are using, the physical dimensions of the bucket or head pan used for the mix.

By following this simple procedure.
Get the diameter of the head pan or bucket
Get the height of headpan or bucket
Calculate the volume using nhd2/4
From the density, p=m/v... Get the m(mass)
Finally divide the mass in kg by 1000 to get the tonnage
This looks complex. Please simplify the two formulars for ordinary folks.

This budget is very impressive so far, you really impress me with precast facial cost. Question, what will be the cost different between this facial once that seat flat to the wall and parapet those that shoot out like angel. I hope you understand my question or in simple terms; like those that we always see on oga Sypder sites.
I think the one Spyder does, called "in situ" concrete is more expensive than this one called "precast" fascia. From my cost comparison over the years and in different threads, the overall cost of in situ concrete may be up to 1.6 times that of pre cast fascia.

My preliminary calculations show that a square meter of land here will cost about N1,650.00 each.

This will mean that you will multiply N1650 x the plot size you have in mind to determine what the price per plot is.

This price covers everything like.

1. Cost of your plot
2. Your title deeds, on your own name (prepared by a lawyer)
3. Your survey plans, on your own name (prepared by a registered surveyor)
4. Cost of building a perimeter fence around the land and a gate with estate office/security office
5. Cost of getting the completed documents to your doorstep, anywhere in Nigeria.
6. Cost of planting royal palm trees along all the roads and all around this planned estate.
7. Cost of bulldozing this land to create all roads as planned in the layout.

More comments are welcome.
So technically can I just say I want 1000 sqm and you will map that out for me or I have to buy in line with the mapped out plots and calculate the price?
