My reason is this 90% of the people investing in this project might not relocate from their BASE to this place at least for noW, so its meant to be a money making venture by way of rentage, so why will be compelled to build a duplex in that part of location in enugu , how much can I rent it out with reference on the rate of apartment around there , LETS FACE REALITY MY people......
As for me I am planning on a story building with pent house of 6 flats of not more than 2 bedroom apartment each .. The pent house if for me any time Am around on holidays I believe this is why spyder suggested grouping the plots based on house type. 6 family units pet plot is too much for any high end estate. Cars will definitely park outside. If we do not want restriction on what can be erected then the estate will look chaotic. We can vote on: A) max of 2 story height and 4 family units. B) max of 3 story height and 6 family units. C) segregation of building types. D) no restriction of building type We can add more options and narrow them down. Can we itemise the actions that need to be settled in sequencial order:
1. Bulldozer.....included in initial payment 2. Perimeter fence..... 3. Internal roads. ... 4. Palms and flowers. .... 5. Drainage. .... 6. Gate men. ..
I think once we can settle items# 1 to 3, we can face items 4-6. NGN30k per anum after perimeter fence and interna roads have been settled. Once we employ gardeners and gate men, the flower planting can tge commence. |

Piyke: I do not see any problem with residents parking cars outside the compound if need demands, once it is in front of their own house. What I am opposed to is people parking their cars in front of other people's houses. This is also why I think there's need to restrict number of flats to 4 per building so that we don't come to the point where a flat has so many cars that occupants need to park their cars perpetually in front of people's houses. I strongly disagree. Imagine a plot on an intersection having cars parked outside. This is pure chaos. |

These ones blame all their failures on Nigeria which they call a Zoo. They wake up every morning to recite the Zoo's national anthem and salute the Zoo's flag hoisted in every banks, schools and institution in their beloved biafra. When filling a form, they state the Zoo as their nationality. They voted massively in the Zoo's last election. The Zoo pays their men who work for them. Even with all of these and many more, they still think they aren't also baboons in the Zoo they call Nigeria.
I believe if they were as rich as the smart igbos mentioned above, biafra would be the last thing on their lips.

spyder880: Rule 1A. That we agree to have a uniform height of buildings, not exceeding 6 meters tall for the final height of all the houses, before the roof. This will mean that all buildings in this estate will not be higher than 1 storey building. We also agree that there will be only a maximum of 4 flats, where the owner chooses to build a block of flats. I prefer this rule for one thing: Flexibility/freedom kept within control. Just to confirm: 1. This means pent houses will only be permitted on bungalows and PROHIBITED in duplexes. 2. Maximum of four (4) family units in a plot. 3.
