I humbly disagree with some of your comments (unless I misread them).
While some of the Top 20 richest people made their money in different sectors, the majority of them have invested heavily in Real Estate - which has increased their net worth over the years.

On the political forces, they are so strong and deeply embedded in the system, I doubt if there would be ever an Equilibrium any time soon.

Thr truth is the Real Estate market was badly hit during the last recession. There just were not a lot of liquidity causing massive Supply gluts.
It is really a buyer's market and it will not last forever.
Some of the discounts are really tantalizing smiley.

Btw, we are still waiting for the golden nuggets on your land development, reclaim and resale plus leasing modules.

Thank you very much for your intervention. You captured the essence of my comment. Real Estate is generally a safe investment but thats a very general rule. I'm not saying its not a good vehicle, I'm just saying that the general rule does not always apply generally. Apart from our land-use challenges in this part of the world, even the West has its share of property woes. You will recall the global economic crash caused by the massive failure of sub-prime mortgages.
Simply buying Real Estate to shore up money isn't a fool-proof investment strategy. There are so many distress property sales in Lagos and Abuja because its currently a Buyer's market. The industry is suffering from a liquidity crisis. If Agents even think you have a serious buyer, they will call you more than Christ Embassy Evangelism Unit. Even Banks have stopped lending to Developers unless the Developer can provide up to 70% of the total cost, subject to several factors.
I admire Ray Kroc's business model, the land he acquired was put to use by renting to McDonald's Franchisees. Real Estate should be developed- I digress.

I am aware of the Buy-to-Let market in the UK and the concept of releasing built-up Equity.
Unfortunately, these are almost non-existent here as our Housing market is not mature here. For example
Homeowners here via Mortagage route is less than 5%. The main reasons are the interest rates (around 20%) and you can only get mortgages in certain locations.

I would like to hear more on the land development, reclaim and resale plus leasing modules, let learners like me learn something - unless they are your trade secrets.

I suspect he is only trying to highlight some of the challenges of owning properties in Nigeria, which people either convieniently ignore or genuinely do not know. You will also

I believe both of you are right, as it depends on your experiences and speciality.

Yes it can take 10 years to recoup your investment. It can also take 1 year, 2 years or 5 years especially with raw land. Good returns can also be seen in "Non-prime" areas like Ikorodu
due to the sheer population growth in the last few years.

Investing in Real Estate is NOT a get rich quick scheme though as it takes several years on average to recoup your investments. Quick liquidation is also not always feasible though especially
with Houses that re not in "hot" locations. The hidden costs of perfecting title and other levies are very real.

For your info, I own land in at least 2 of Nigeria's most viable states and a timeshare outside Nigeria. I'm also a professional who handles property transactions including management and recovery, with more than 15 years experience.
To summarise for you, I have the credentials and experience to speak on these issues.
Don't join the bandwagon, think for yourself my brother. I suspect you're an agent and this is a knee-jerk reaction, that's one of our problems in this country. Speak to the points please, your market go still move.

Please do not skip DPC (German floor) anywhere in the Ibeju lekki/Ajah/Lekki axis.

It is not advisable but forgivable in some very dry terrains.

There are two main reasons visa applications are rejected:
(a) You don't have strong ties to your Country
Your profile looks good. Also add your wedding certificate to demonstrate good ties to the Country.

(b) You don't have enough funds to sustain yourself for the trip
If your account balance is in Naira, it will be converted to dollars/pounds/euros etc to see if it's enough for the duration of the trip so ensure the amount is sufficient, before granting the visa

Change of ownership via Deed of Assignment is possible with Estates.

The issue is around the different clauses or terms and conditions that can make selling your land very difficult. Some state that only they can sell your land.

People flock to Estates though partly due to fear of Omo onile and Security issues.

Lekki Phase 1 was extremely Swampy. VGC is reclaimed land. Yet current owners are revelling when they think of the value of their properties.

My old man chose to develop his land in Ikorodu in 2001 rather than his land at Abraham Adesanya as my mum didn't want "Ile omi". This is a move he regrets today when you look at the current level of infrastructure and rental values.

Nevertheless, I guess each to his own...

@bukitt - Ibeju Lekki holds much more potential than Mowe, here is why:

Mowe has the Lagos - Ibadan expressway in its favour, including the numerous Religious grounds in that axis.

Ibeju Lekki has the following :
Pan-Atlantic University
Proposed 4th Mainland Bridge
Proposed Lekki-Epe International Airport
Lekki Free Trade Zone
Proposed Lekki Seaport
Proposed Lekki Golf course
That's all I can think off the top of my head. Some of the "proposed" projects have commenced already hence the hype.

The Ibeju Lekki axis has big potentials but I agree that it has been over-marketed as the next Dubai (I am also one of the marketers).

Some areas are solid, some are Swampy. Nevertheless, raft foundation will be needed which is expensive.

Normal economics would assume that due over-supply would drive prices down. Unfortunately this sometimes doesn't work with Real Estate in this country. My forecast is a two-tier pricing structure which Developed Estates will command more price than a "Bush" in that axis.

Yes, I agree that the speculative nature in that axis will slow down development. If external forces like the Government can deliver monumental infrastructure and projects in that axis.

So op what's your take on Ibeju lekki, it seems to be rave of the moment. It has been marketed so much that every tom dic.k and harry knows about the area.
However, despite the sweet talks of dangote refinery, free trade zone and all of that, I still feel its a little overrated.
- What's the nature of the land, swampy I guess. if so, majority of the lands will remain fallow because the class of buyers are in the low middle class who can't afford to spend huge sums building on swamps

- Seeing there are so many suppliers (estates) in the area, its natural that competition will force down prices in future

- The nature of speculative buying from individuals presently will dampen growth, because majority of investors have the intention to flip lands and not actually erect building.

Governor Abiola Ajimobi (Oyo state) has joined his counterparts in Lagos state and Ogun state in clamping down on the nefarious activities of Land grabbers, popularly known as Omo Oniles or Ajagungbales in Oyo state.

The Bill titled: “A law to protect the rights of property owners and prohibits forceful entry, illegal occupation, violent and fraudulent conducts, in relation to real property in the state and for purposes connected therewith” on Real Property Protection Law, 2016 was signed into law by the Government. Here are the extracts;

…Anybody who forcibly grabs other people’s land in Oyo State – 15 years imprisonment or a fine of N500,000.

…Illegal entry into any construction site “for the purpose of stopping, disturbing or otherwise” demanding for any fee or levy in respect of construction activities – 10 years imprisonment or a fine of N500,000.

…Any professional who facilitates a contractual agreement between a land-owning family and another person – 3 years imprisonment or a fine of N500,000 (or both).

…Any person who is on any property as an encroacher and having with him any firearm, dangerous or offensive weapons, commits an offence – 5 years imprisonment.

…Any person who offers any property for sale, knowing that he has no lawful title to the property or authority of the owner, or sells a property knowing that he has no lawful title to the property or that the property had been previously sold by him or his privies, – 5 years imprisonment.

This Bill has been long overdue and is a laudable act in checkmating the activities of Lang grabbers.

Note that the proposed Imprisonments and Fines are subject to successful convictions.

Desse, Manpeople and Aventures have given you good advice.

There are several committed land in the Ajah axis which are owned by the Government. There are also several under ownership disputes. To navigate past these issues, always demand for land with Gazette or CofO (Certificate of Occupancy). The next step will be to verify the authenticity of these documents.

On price, Land with good title (Gazette or CofO) are usually more expensive. Do budget around N6million at the minimum.

The new city in Lagos will rise in 4 years time! And it is not Eko Atlantic City



Incase you do not know what the new city is, this is the Imperial City (Imperial International Business City – IIBC) at Lekki which is a Joint-Venture between the Elegushi Royal Family and Channeldrill Resources Limited. The prominent Elegushi Royal Family, owners of huge parcels of land in the Lekki axis have received approval for this 200-hectare development from the Lagos State Government. The reclamation project kicked of in April 2016 and the expected completion date is in 2021 with an estimated cost of $300 million.

The Imperial City will be on reclaimed land behind Lekki Phase I. It can be accessed via Freedom Road at Lekki 3rd Roundabout; Kunsenla Road and Oba Saheed Ademola Elegushi Road at Lekki 4th Roundabout; with access via Femi Okunnu at Lekki 5th Roundabout to be constructed in the future.

The new city would be allocated as 30% Residential zone, 10% Commercial zone, 30% Business District zone, 10% Leisure and Entertainment zones and 20% Infrastructure zone.

The project offers different varied sizes of plots. The minimum plot-size is 650 sqm. Other sizes include: 800sqm, 1000sqm and 1200sqm, 2000sqm, 3000sqm and 5000sqm.

The project Consultants and contractors are:

Dredging Company- Dredging International Limited- Belgium;
Marine engineer and reclamation consultants- Royal HaskoningDHV- Netherlands;
Infrastructure engineering consultants – Mott Macdonald- United Kingdom;

The question of Employee Vs Entrepreneur has been a long debated case.

The choice is different for each individual as we all are unique. Some people thrive better under a structured environment where they fit like a puzzle. Others are better suited to "hustle" where they are not limited by a Company structure.

You have to look at your Financial Goals.
Financial Goals: Do you want to be very comfortable or extremely rich? In Business, the profit potential can be limitless.
In some jobs in the Banking, a Manager would earn a minimum of N1million monthly (with generous allowances). Salaries for Managers in Oil and Gas sectors can exceed N5million monthly. If you have good Education, work hard, with some luck, these are all obtainable.

To become successful as an Employer and Entrepreneur takes time, dedication and extreme perseverance.

1. Friends and Family

Buying land from people you know is one way of joining the Property ladder. Buying from close friends, family members and people you trust is a good thing. They can also make quality recommendations for you based on their experiences and connections.


2. Communities (Omo Onile)

This is currently the most common way into land ownership. Buying Land from Community and Traditional leaders remains popular during to the sheer availability. Our Family Home is Ikorodu is an example of Government Scheme where the C of O (Certificate of Occupancy) was already granted, all the plots were clearly laid out, extensive road network were provided and Building plans were easily approved. As a point of warning, there are reports of some buyers of Government schemes who have not been allocated their plots of Land after several months/years so conduct due diligence before subscribing to any Government scheme. See examples of current Lagos state Government schemes:
•Kings Court Mixed Development, Erelu Estate, Idera City and Sangotedo Court – Off Lekki-Epe Expressway – Lekki Sub-region
•Ehinbeti City and Ehingbeti Waterfront – along the Lekki Epe Expressway – Epe
•Oba Akran Gardens, Magotho City Residential, Fadaka City and Iya Afin – directly accessible from the Badagry Express Road – Badagry axis
•Igando – along LASU- Iba expressway.

Generally an MBA trumps ICAN (and most professional certifications) if you want to move into Management.

As you have also suggested that you struggle with Accounting, it's wise you pursue the MBA as ICAN can be a long, lonely journey when you are not motivated.
