I still find it shocking that our so called builders/Arc cannot for the life of me give a rough estimate as to how much it might cost to put up an average structure (with all other things being equal). For the life of me do people actually understand want a rough estimate means. I just get a bit apprehensive when a so called experience builder cant give an estimate. It quickly gives one a glue, if one's estimates too high/low for a project, his/her so called experience is quickly called into question. I am not a builder, just a guy that has lots of interest in building and i can give a rough estimate as to how much a project might gallop with all other things being equal. Does it mean i have more experience than our so called educated professionals? I seriously hope not.

N3 million will take care of about 10 rooms with minimal finish, i apologise for the error, i will usually advise that for all constructions a bill of quantities be prepared to help find out the total cost of construction with respect to local cost of labor etc, meanwhile because cost can vary from place to place, i will appreciate it if members can tell us how much they think a 20 room hostel would cost in construction,

There is the popular saying that one should cut ones coat to one size, after several years practicing architecture, i have found out that the same can be almost true for construction as well, to reduce cost of building construction, its advisable to use direct labour, the client should get materials and then pay the daily labor rate to those who do the job! this will save considerable cash i tell you, something else i need to note is that you can build to budget, the kind of finishes used can also determine cost, for an hostel you don't need Spanish tiles! most students prefer rugs, you can also build in phases to reduce immediate spending, build one wing of 10 rooms first, make money then you build the other wing, hope i have answered you question appropriately?

There is no way you can still build a 10 bedromm hostel with only 3m, with minimal or no minmal finish. I am sorry i would have to question your experience at this stage. Plesae, i need convincing you are actually into building of properties

There is no way u can build a 20 room hostel for 3m in this day and age, even if you want to physically build it yourself cos there things you cant build/make yourself i.e iron rod for lintels cements, windows etc.

you have to pay the plasterers, plumbers etc, you have to buy the toilet units, you have to buy the blocks, sand for filling and plastering etc. so please give me a break and lets get real here

Thanks, so much Desse for the education.

As i mentioned earlier in my comment i used the word 'ROUGH ESTIMATE', pls concentrate more on the clause  ''ROUGH'.

I do not think or assume that any one asking for an estimate, without the necessary documents, is actually asking for a figure set in stone, even with sighting of necessary documents, it is still difficult to still give an amount set in stones

If someone comes to me and ask for a buidling extimate, i would say that ''every other thing being Ok, an average bungalow of x rooms should cost btw x and x amt roughly.

Pls, do not confuse a rough estimate with an accurate figure.

It baffles me when builders or so, who claim experience, are asked a simple question i.e what is rough estimate of constructing an average story building or bungalow of may be 1-4 or so rooms, they come out with answers like ''we need a building plan first'' etc. Such answers really goes a long way in showing their wealth or experience. Someone who has been involved in building projects should be able to give a very rough estimates.

I am not a builder, I am just guy with lots of interest in properties, I can advise anyone interested in building a bungalow that depending it will cost in the region of #5-8m obviously depending on finishing. I am sure this helps those seeking an estimate of such.

4 bed house abt #9-15m depending on soil texture and taste.

When you said ''original documents don't need to be notarised for High Commission visa application purposes'' are you referring to the Adoption Certificate or is it all the documents sent to Nigeria by the DCSF, becasue i am told i would have to pick up the Adoption Certificate in Nigeria. Where in Nigeria still not sure,

The Child has been legally adopted fron Nigeria, and we've gone thru the social services here in UK. The position now is that the papers from the Social services are with the DCSF ready to be forwarded to Nigeria, but we are not sure if we need a notary public to attest to them and then the foreign and commonwealth office to legalise it b4 its forwarded to Nigeria. Pls help

Please, can we all try and be upfront with our dealings, i get a bit apprehensive when people start bringing out information in bits without any obvious reason.

I do not think letting people know the price and location of the land/estate should be an information that should not be published upfront, if the land/estate is genuine
