Price of cement and rod is going up and with the lockdown in some areas, sand and gravel will rise too. Also remember to include in the plan: borehole, interlock for compound, barbed wire fence with electronic gate, tiled house from floor to ceiling and club lights for a mini bar area. Sha turn the house to bungalow or 2 bedroom house. This self contained is vexing me.

Why I said 4 million is so that after building and money remain, you will do house warming party and invite us.

NB: I don't know anything about building houses.

Depends solely on your location. You need to be precise about the plan as well. My friend in Ilorin built his room and parlor self contained with 1.4m with nice interiors (new sets of chairs, TV, window blinds, bed and kitchen utensils). And trust me, the place is superb and great. He doesn’t use borehole, he uses pumping machine with his hand dug well. Forget all these faking here about imaginary buildings. Though without fencing and it’s just a plot of land. He got the land last year October at 150k during one promo from a real estate agent.

It's either your friend wasn't sincere with you, or he used the least inferior materials. Cement is 2600-2700 depending on location 100 bags is 260000 already. Gravel and sand nko? Plumbing? Roofing and set of furniture with 1.4. Not visible

Depending on the location, dude should budget 1.5, assuming he has settled community, family and all those unnecessary bills.

Anywhere between 800k to 1.4mill. Depending on your knowledge of building materials alternatives and ability to haggle. E.g granite or the normal gravel, moulding of your own blocks or buying from block sellers, errosion sharp sand or the white beach sharp sand, type of roofing sheet. Etc another major factor is labour, if you are not smart labourers can waste your time if you are paying them per day. So a lot of factors are involved.

OP to help reduce cost. Why not try purchasing an uncompleted property, then start from there.

There are half plot uncompleted buildings ,that you can buy and complete.

750 won't do the job, even 800 won't finish the job. Roofing will take nothing less than 200-250.

Miscellaneous. =50k
Total. 642 ---700k

Where do you buy blocks for N120.

I will advise you not to build self contain. After building it you will find out there is no much difference in amount between it and 2 bedroom or 3 bedroom flat and you will start regretting. Build two bedroom flat instead.
