Hello Spyder.... I need help o... I have a plot at Ogombo Lagos in the relatively dry part and because omonile have been giving me issues lately, I want to secure it more with building the cheapest 2 units of 1bedroom miniflats..... The quote I received was ridiculous... it even cost more than the cost you have what you have spent for your duplex....

Please can anyone who have built one in the past give me a range of what it could cost? I am building the cheapest possible just to secure the land... not trying to spend too much again...

I honestly think this words (cheapest possible) should be eliminated from building project! Infact it should be consider a crime punishable by fine when used publicly like you just did
Having said that, what we all consider cheap from Spyder's project here no be moimoi oh! Most people will be more than ok with that standard and even sweat to cough out that amount.
What I will advise you to do was exactly what I did to mine even though mine is 4 flats (3 bedrooms each). I completely completed the first 2 flats downstaires, plaster the decking to avoid leaks, electricals, windows, doors, plumbing, borehole, etc and paint only inside. My parents moved into one flat then I rented out the other. However, if you're on a tight budget, I'll say just start your foundation and go from there. I personally won't enjoy the stress and expenses of building something that won't last just to secure a land. FYI, your land is also only secured when you have all your paperwork completed and signed by government. Building a duplex on another man's property or government reserved area does not secure the land, it's just a question of time.

I bought about 120 bags of cement that was moulded for this house and it did not complete the ground floor, me? Well, the man is a family member and as such I find it difficult to start a case between me, his family and his. So I will overlook the matter for the sake of peace.

The lesson here is that a lot of us think they are saving money by making their own blocks.. you may end up losing money like me. In most cases , those who make their own blocks lose money. I will do a detailed analysis of this statement in my block making thread in the weekend.

Talking about block, is there a reason why most blocks used in Eastern part of Nigeria is solid without holes? I think it's a waste of money/material bcox you get more blocks if it's blocks with hole. Am also not sure I've seen any of your project in the east both Enugu and owerri with solid blocks. I asked my brother who supervised the job and all I got was "that's how blocks are made here in east" I seriously plan to mold blocks with holes when next I mold more! What do you think?

And following and watching the magic you do here daily makes building so easy and cheap even though its not lol! So, am just trying not to get tempted until am ready.
