Lagos - Mason collects 4k to 5k per day while the unskilled labour (the person serving him) gets 3k per day. Working at a higher level, that's storey building, the labour rate for both mason and unskilled labour still applies but their output will be reduced. debeey87: What's the daily rate for masons and laborers in Lagos/Ogun state at the moment.

The cost of granite per tonne is almost the same in most quarries in a particular state for instance. However, the total cost of granite is the cost of the granite from quarry plus haulage cost. That gives us an idea why the cost of granite to be hauled to one location is different from the cost to another location. Haulage cost makes all the difference. Dirkcoyt: Wow !!! Free Tip: When you finally complete the project and establish the total construction cost, please divide the total construction cost by the gross floor area of the building. That will give us the approximate cost of the building per floor area. 5. Entrance door n exit door cost a combined 600,000
6. Room doors cost about 150,000 or thereabout..

About 5000 blocks plus foundation. For such brief which I assume to include, living room, dining, kitchen, Toilet/Bathroom, bedroom, lobby, entrance porch and kitchen terrace, I estimated an area of 42 square metres for the building area. That means that an approximately 1,650 blocks will be enough for the building including the foundation assuming it's a good soil with good bearing capacity. Fair enough. I am a Quantity Surveyor. I cost buildings and construction developments for a living. fabulous85: 15-18m for a basic finish, Considering the cost of materials.roofing alone with wood work and longspan will gulp about 1.5m or more. This includes wood, roofing sheet and labour no matter the size of the 4 bedroom. Then estimate number of blocks to be used, cement, iron rods. Then finishing with basic materials. Am just a home owner detailing my experience after supervising my building my self . Am not an architect or engineer |

For a 4 bedroom bungalow, you can have a budget of 7 to 12m depending on lots of factors. For a detailed estimate, you will need an architectural working drawings to achieve that. Coiner: Good morning brothers.

That's what supervision does - it optimizes your resources and blocks sharp practices of unscrupulous workers. lahizak: My experience building a four bedroom ensuite apartment for a family member showed me that u cannot trust those engineers or builders to be faithful or prudent. When I was doing my roofing, various artisans said I will be using like 17 - 20 bundles. I decided to sit with them throughout the building. We ended up using 11. The enternal plastering also was quoted to use 80 to 100 bags of cement. We ended up using 50. I just received a 35bags quotation for external plastering. Lesson is that if u can, monitor ur work, those artisans are not been kind on us at all |

Do you have architectural working drawings? The answer you seek lies in taking off quantity of materials from your working drawings. This is why I advise building owners to have materials and labour schedule prepared for them so that problems like this would have been resolved at the pre construction stage. praise010: Greetings house... You see on my build, lots of issues. Electrical outlets in the wrong locations, windows in wrong places not allowing proper furniture placement, etc
No American architect if in charge as a turnkey would allow that to happen,
I own all those missteps on my build because I chose to be the General Contractor on my build and I trusted locals who were incapable.
I won’t blame my architect because he delivered what I paid him for, working drawings. |

At the bolded, that is the standard practice even in Nigeria. In Nigeria, building and construction professionals have scale of fees approved by the Federal Govt of Nigeria which is subject to the Estimated Cost of Construction of the project. It's widely used in Govt contracts, multinationals and few high end clients. In other cases, professionals just flow with negotiations just to make the services affordable to everyday clients. EgunMogaji2: Regarding Architects and services.
So what I did was purchase an Architectural plan off of eBay. I was confident that I can read it well and have modifications done by a Nigerian Architect who again will ONLY supply a modified architectural plan.
This method is cheap and I assume the building liability. The design liability continues to rest on the Architect.
Architectural service could be all inclusive and up to turn key. Not cheap and is typically a percentage of the total build cost.

I agree on the need of structural design for this structure especially with its Kilimanjaro roof skyrocketing towards the sky. Can this roof withstand wind impact? Charisdesigns: I am more concerned that building is tilting
I might be wrong tho, might be from the camera position.
In most cases, bungalows are built without structural design, but this right here need one (A profound one). |

These are the issues. Professionals are grossly underpaid without consequences. dangoteinlaw: but when it's time to bargaining price you don't draw the line on quacks. You want an architect you paid 50k to spend 3weeks on your designs because that your 50k will make him somebody right? Maybe they can come to your site and become your bricklayer too. Some ppl are not just big enough to contract an architect they are just overreaching. Professionals are for the elite. Your 100k will not get you that quality job 300k will get someone else. A bitch on the forum once propose to pay 50k for a complete drawing plus 3d, now I'm sure when she finally gets a quack to do it at that price and something goes wrong her mouth will be running sharp too that architects don't know their jobs. |
