I enjoy reading your thoughts on structural problems. Aforxzy: Beams should not be concealed in a flat slab. Flat slabs are beamless. It's wrong if done. Ribbed slab yes in the ribs with considerable depth e.g the hollow pot type.

because the length is 78 ft plus 2ft plus over extension that is 80ft divide by 3.3 bring this back to meters = 24.24242424242424 (Note in calculation this approximately 24meters) 24meters
The Breath is 36ft plus 2ft over extension i.e 38ft divide 3.3 = 11.51515151515152 (approximately 12meters) 12 meters
Length x breadth = 24 x 12 = 288meters |

5) Quantity surveying services which include preparation of bill of quantities (estimated cost of construction), resources schedule (breakdown of quantity and cost of materials and labour needs for a project) etc.

The likely problem here is that either your appointed building supervisor underquoted or making unnecessary claims. This problem would have been avoided if a detailed independent Resource Schedule (Schedule of materials and Labour) was prepared at the start of the project because such document will breakdown the material and labour needs of each item of work and the scope of work for you. Demanding an extra 250k when you didn't alter the initial scope of work nor add additional work to the original scope of work is questionable. To give an objective solution, I'll advise you post his quotation along with the drawings here if you've any, which form the basis on which the work was awarded to him. I'll peruse the quote and drawings to see if his claim is fair or he's just out there to take advantage of a naive client. Lolall: Builders in the house please weigh in.
At the start of my project my builder billed me for 215 bags of cement. I assumed this would cover the entire project (putting up a 3 bed flat that the foundation had already been laid and adding a room to the bq already at the back of the property).
However we've gotten to the tiling and now he's saying I need to pay 250k extra for cement, sand, etc to tile the new apartment. (According to him the tiling for the bq was included in the 215 bags).
Please is this accurate or is he trying to pull a fast one here?

I am talking about construction stages from the foundation till the roofing is completed with 0.45 aluminium roofing sheets. All materials, logistics and workmanship/supervision inclusive.
Please note that this is my personal opinion, and it's based on my experience working in Port Harcourt, and on my estimate of what the cost of materials is at the moment. This ball park figure is not cast in stone, you can get any other quote that is less than this, depending on the criteria the person giving the estimate is using.

I'm sorry for the pains you might have gone through in the hands of people impersonating as building professionals. From research, the Nigerian building industry is a highly bastardized industry where anybody can claim what is not. To answer your question, you should start with the company profile of the purported company that you're dealing if it's a reputable company. Check your the resume of key professional staff in the company profile such as the Structural engineer, Architect, Land Surveyor, Quantity Surveyor, M&E engineers or what have you. Check the qualification, registration status with respective professional bodies, years of experience, magnitude and technicalities of projects handled in the past, past clients of the company, tax clearance certificate, Corporate Affairs Commission Certificate and physical address of the company. Ask for the company's past three years balance sheets of the company. Know the financial strength of the company. If these checks are duly followed, then such contractor should be eligible for work. If you're dealing with an individual building supervisor who could be a builder or structural engineer, then you should ask for their educational qualification, registration status with their professional body, years of experience, verifiable past projects handled, physical address, guarantors and banking partners. You can also ask either the company or the building supervisor to get a performance bond from his or her banking organization. If you've done all these, then we can now proceed to the actual contract administration which is also a very critical stage. During the execution of the project, let the contractor or the building supervisor knows that 5% of the amount of value of work done at each milestone will be withheld by the client. On practical completion of the project, 2.5% out of the 5% will be paid to the contractor while the remaining 2.5% will be paid after the defect liability period which could be a 6 month period or even 1 year based on agreed duration. There are lots of risk management strategies in place yo fully protect the client's from contractor's shenanigans but most times, clients are in a hurry to award a job to contractors based on trust and word of mouth. Of course as a client, you should expect to pay your contractors not only the cost of the work but also overheads and profit to the contractor. Ndyoo: It's so hard to actually know who's real and who's not. I am tired of Nigeria. How do you get proof of training, competence and experience from a building expert like you mentioned? Ask the person to provide certificate or what? I once encountered an architect that claims to be a building expert. Now the question is, would you allow an architect to build your house? And the big names here on nairaland.com will scare you away with their quotes because they are trying to create some buffer do to inflation. It's just tiring mehn. |

Happy weekend.
As long as you're building a structure, engage the expert advice of a structural engineer. Be advised on suitable foundations, column and beam designs, suspended slab, staircase and other structural elements in your structure. Structural integrity and stability of a structure is the lifeline. It can't be compromised.
To building supervisors especially those without requisite training and competence, be advised that you will be liable to prosecution if anything go wrong on buildings/structures under your watch.
To clients, be aware. Ask for proof of training, competence and experience from anyone claiming to be a building expert. Be it an Architect, a quantity surveyor, engineers, land surveyor or what have you. Do your due diligence. Here, anybody can claim to be whatever they're not. You can never know.
In the long run, if anything goes wrong as it sometimes do, most times, clients have more to lose than any hired professionals.
Be watchful.

I contacted Mr Agbaje ( SKUP008 as Monika) on 1st September 2020 after viewing his thread and works on Nairaland. He was contacted to do a decorative stamped floor for my house in my hometown
Due to my experiences, I ensured we had a written signed agreement stating all his verbal promises including a ONE YEAR WARRANTY on the floor job stated before I gave him the contract
I kept to my financial obligations. Skup008 did his own part but before the job warranty date elapses, the floor started falling apart, cracking in multiple places
Gently, I contacted him about the issues with his works, initially he denied it was out of the warranty period , I refreshed his memories with our conversations on WhatsApp and the written agreement ( Thank God for experiences with dubious artisans) . He chilled and called these floor cracks “ expansion “ , which he said, was normal with all stamped floors . I disagreed with that fact and refused to be bamboozled by the use of a deluded terminology
I told him that I have seen stamped floors of more than 5yrs old with no such issue so I believe the multiple cracks are due to the shitty job he did and he has to come and repair it as per our written agreement. It is TIME that differentiate between a good job and a bad one
Later, he sent me a long list of materials to buy including paying for transportation for two people to come and rectify this issue… I declined spending a kobo more, after millions of Naira was paid initially for this job
As expected with arrogant and fraudulent artisans, he decided not to respond to my messages again, prompting me to commence my action from the forum I met him
I just wanna use this medium, that I met him , to warm potential clients to be very careful dealing with him so that they do not fall into wrong hands as I did |

Additional work should be treated as VARIATION. It's part of the definition of variation that I explained. topsy23: Thanks for sharing this.
If the contract is a fixed contract that means there would be no variation and 70-80% of the contract value must be paid so that contractor can get all the materials ready to avoid price increase.
But what of additional work added on site and the client is still claiming that the contract is a FIXED contract. What can someone do in this situation? |

Yes, there are circumstances whereby a contractor can claim increase in the price of materials. For instance, a material that's meant to imported from another country might be increased in price due to unforeseen import duty by the receiving country. Scarcity or economic fluctuations are valid ground ground for these. We should bear in mind that there's always a duration between the period a contract is bidder for and won and the actual execution. The price increase we're talking about here is during the contract execution which is not the express fault of the contractor. n3xt: Are there circumstances whereby a contractor may claim increased costs of materials on a fixed price contract?
At the bolded, if you price your bill of quantities higher in a competitive bidding, you are not likely to win the contract. The strategy is to price your contact bills at the prevailing market rates. The issue of fluctuations is well taken care of in the conditions of contract.
For me, I believe a claim for an increment in material should not arise because the essence of a fixed price contract is that the contractor prices higher taking care of such risks like fluctuation of costs. If this discussion extend beyond this, I’d share valid reasons why I think so.
At the bolded, that could have been the right thing that was done depending on the nature of the variation. I need to say that there are methods of valuing variations which include: 1) if the work is the same character as it's in the contract bill, then the contract rate shall apply. 2) if the work is not of the same character as it's in the contract bill, then a new rate will be established.
The truth is contract rate are rarely changed during project execution.
I have been involved in a project where the initial 2 year contract duration was extended by more than a year due to Variations. The Project Engineer in fairness to both the client and the contractor stood his ground and we ended up getting nothing extra. Even our prolongation cost was based on the BOQ rates.
At this last bolded part, this is a rather uncommon situation and if there's going to be any claim for reduction in price of materials like you cited, it's going to be the project sponsor. I've not had experience with such so I don't have facts to back it up. The only thing I'm sure of is that it can be decided in a court of law and hence form a precedent.

Good evening all.
I want to write some notes on two terms that are not clearly understood in the context of construction contracts. I've said it here, times without number, that construction job is a contract either an expressly written contract was entered into or word of mouth agreement. As long as there is an offer to execute a job and a consideration (renumeration) for such job, a contract has already been established.
Construction job is very complex and complicated processes, as such there are bound to be issues during the construction stage. One of such prevalent issues is VARIATION. I've heard people use this word loosely, even in wrong context. So, I've make it my duty to define the word this night and differentiate it from another term that's confused for variation which is know as FLUCTUATION.
What's Variation?
According to Joint Contract Tribunal (JCT) 2011 with quantities, the term Variation means:
1) the alteration or modification of the design, quality or quantity of the works including:
(i) the addition, omission or substitution of any work; (ii) the alteration of the kind or standard of any of the materials or goods to be used in the works; (iii) the removal from site of any work executed or site materials other than work, materials or goods which are not in accordance with this contract. These are most recurring scenarios on site.
Fluctuation on the other hand refers to change in price of materials during the period of the construction contract.
Typical examples.
A change of window opening in the design to built up block work is an example of variation while the increase in the price of block from 250 during the contract bill preparation to 300 during the construction phase is an example of fluctuations.
NB: Variations in construction projects do not necessarily lead to increase in the construction cost.
These terms are very important in contract administration.
