You have said all I had thought, all of a sudden my brother. All I see was a person who wanted to keep to his faith and be himself in a homophobic world.
May God rest his soul.
Evahrose:
Suddenly, all the effort he/she put into that church, and the sacrifices he/she made, tithes and offerings paid, seeds sowed, has become irrelevant. This person might have been of greater service to that church than the people judging her, yet look at the way they're even talking about her as if she killed someone. Look at how they chose to remember her... What then is the essence of Christianity again?

May God send a good samaritan to help you dear, this is just so heartbreaking

FreeStuffsNG:
In the first place, I don't know how you landed in Peru.
Calling out passengers and bus assistants collecting physical cash is done everywhere in the world so not a big deal.. Even calling out goods and prices inside markets is still being done all over the world so this is not a big deal.

Do not allow low self esteem ever make you think white means better.
check my signature for free stuffs!

What's funny is that I'm sure you haven't been to any country in the world aside from the states of Nigeria or at the very least an African nation. Who told you conductors chase passengers and collect cash for bus drivers in Europe, the USA, Canada or even some Asian countries. The writer was marvelled and is right to be because such isn't common in countries all over the world as you claim. You're the one who is being deceived by your Nigerian upbringing, the world is a big place with several varying practices, a travel blogger is telling you what he noticed and you're correcting, you that haven't left Lagos, it's the audacity for me. I currently reside at Sweden, I've been to over 12 nations across the world and I can tell you I agreed with the blogger, it's surprising that such is done in Peru.

I have said it before and I would say it again, I have lived in all regions of Nigeria, I am from Taraba, but I would say the truth, Igbos are truly the most developed sets of Nigerians. This is true, go to the southeast, the problem is that they don't know how to manage large cities, so you look at Onitsha and aba and you think the east is in ruins. Go to their villages and small towns, it's the most beautiful places I've been to, lively, calm and nice. I served in Ohafia and I can testify to this. Abia is truly one of the most developed states in terms of human indices than any other part of Nigeria.

Politics / Re: Which Is The Most Developed Geo-Political Zone In Nigeria? by RichDaniels: 9:46pm On Nov 15, 2022
Just reading this thread in 2022 and I am so surprised how oblivious Nigerians were to the true development in the country. This thread started in 2017, in 2019 a research between the United Nations Development Programme, Radboud University and the Nigerian Bureau of Statistics revealed that southeast states are actually developed than you think. All south east states, except Ebonyi made it to the top ten states in Nigeria having high development indexes.

Infact the southeast was the only region to be 80% represented on the top ten list, the southwest had only Lagos and Ogun on the top ten (2 states), and the southsouth had 3 states (Delta, Bayelsa, Rivers,) the last region to finish the top ten was the FCT (not a state but was ranked). No Northeast, Northwest or North-central state made it to the top ten developed states. The top ten was as follows:

1. Lagos
2. Ogun
3. Anambra
4. Delta
5. Bayelsa
6. Imo
6. Rivers
8. FCT
8. Abia
10. Enugu

The problem is that you all just take a single city to judge the overall development of a state. Ibadan, Port-Harcourt, Abuja, Kano might do better than the cities of Aba, Onitsha, Enugu, Owerri, Awka (arguably) but you fail to understand that what the southeast call villages are actually small towns with well developed structures, road, proprer serenity, and a modern living style. you would hardly meet a mud house or brown roof even in a village.

from the research above, the southeast with 4/5 states at the top ten is arguably the most developed region in terms of spread.

Also, development is not the tall buildings and paved roads, it is the living standards of the people. if developement was the tall building and infrastructure China, Russia, Iran, Mexico, South Africa and Ukraine would have been developed nations (as at the time this article was written on November 2022, these countries were developing) infact Chinese city of Shangai, Beijing and Macau have better infrastructure than cities in Israel, Malta, georgia, Italy and spain but these countries are developed. Development is based on the living standards of your people, which is measured by the Human development index of the people in your location (HDI) which is palced at 0.80 for international development. The HDI for the top ten states are as follows:

1. Lagos 0.686 similar to Morocco
2. Ogun 0.675 similar to Iraq
3. Anambra 0.668 similar to Elsalvador
4. Delta 0.667 similar to Tajikistan
5. Bayelsa 0.655 similar to Nicaragua
6. Imo 0.653 similar to Bhutan
6. Rivers 0.653 similar to Bhutan
8. FCT 0.651 similar to India
9. Abia 0.650 similar to Namibia
10. Enugu 0.645 similar to Haunduras

The Nigerian HDI is 0.539. Thank you.

Properties / Re: My Landlord Gave Me Court Summon. What Do I Do? by RichDaniels: 5:41pm On Nov 13, 2022
Hello Chris, has this matter been solved. If not, please, contact me on monarchlaw021@gmail.com

Thank you.

chrisifeanyi:
Please I need a candid opinion to this to know the next step I will take.
I started living in a house 1st of September 2021 and I was expected to renew the rent on 31st of August 2022.
Since January of this year, the POP in one of the rooms started showing water leakage and it became so bad that moulds was growing on the pop and walls as well. I complained to the caretaker of the house to inform the landlord but several of such complain didn't yield anything.
I'm ashmatic, I couldn't use the room anyone because of its damps nature and awful smells. Meanwhile the caretaker told me he has informed them but nothing was done. Nobody sleeps there anymore even when I have visitors, they will rather use the sitting room.
Around July, I sent the picture of the place to the lawyer incharge and he promised to reach the landlord.
Nothing was done until it was time to renew the rent.
They sent notice for rent renewal.
I reminded them about the condition of the room which affected both toilet and kitchen POP as well.
The lawyer said l should pay that they will come and fix the place.
Meanwhile it was water leakage from the tenant above me that was causing such which the plumber that came couldn't dictate the fault.
After my rent expired, that was August 31st, I pleaded with the lawyer to give me till second week of this month to pay up.
Meanwhile someone came to fix the POP just last week and after the whole work, two days the place became messed up again with leaking water and moulds.
I couldn't pay the rent last week and was planning to pay on Tuesday next week despite the horrible situation of the room and just today I was served with court summon.
In the summon, I was now expected to pay additional 102,600 as litigation fee.
I called the lawyer to ask questions, he said I should prepare my defense and come to court.
I endured the horrible state of the room and even my mother in-law has to be sleeping in the parlour when she visited but they cannot even give me two months after the expiration of the rent to renew.
I don't know the next step to take.
Should I get a lawyer or pay them the extra 102,600 additional fee? If I go to court do I stand a chance?
I don't mind leaving the house but I need time to look for another apartment because If I pay now, that room will still be messed up and the water leaking inside the walls is not a good thing.
What do I do? If they will agree to take the normal rent I may decide to pay and possibly endure the bad room for the next one year but paying additional 102,600 to me isn't what I can do. I attached the picture of the room when it was bad and the last picture was the state of the place after the POP man came to paint it and it resurfaces after two days.

Romance / Re: My Friend with Benefit Is Pregnant by RichDaniels: 10:34am On Apr 06, 2022
Dear Dominion,

As a lawyer I would provide you with the views of the law to your situation.

According to the law in most states, Lagos inclusive, children are owned by the state. where individuals refuse to keep a child, they can either give them up for adoption or to an orphanage. There is no law that forces a couple or friends with benefits or one partner to keep a child he/she doesn't want to keep. The long and short of this is that you shouldn't be bothered about raising the child if you do not want to and if you do not have the resources to do so. When she gives birth to the child, simply look for an adoption agency or home or the Lagos state government children board, I am sure there is someone out there praying to be a parent to your child; this would solve the problem.

Please note, my advise is predicated on the fact that the female partner intends to deliver the baby and doesn't want to keep it. If she chooses to keep it, you cannot go on with the above.

Thank you.

Best regards,
RichDaniels.

Hello, please I'm a lawyer, don't bother yourself and don't spend the NGN150,000. Simply go to your nearest police station and make a report, get a police clearance, screenshot and send it to fair money together with all the evidence that shows you were duped, including the advert made and links. Ask fair money for an account to refund the NGN150,000, once you've paid it; they'll sort it out with the police, the scammers account and others. Do this ASAP

You have issues man! Serious issues! I feel you are going through a lot. Have you been to Anambra, Imo, Enugu, Rivers, Delta, Cross rivers, Akwa Ibom, Bayelsa, Ebonyi? theses states made up the former eastern region and with the exclusion of Abia are thriving in trade, developement, activities, fun and what have you. You are here celebrating Sanwo for fixing potholes, do you know with the internally generated revenue from Lagos, we shouldnt have bad roads, poor hospitals, bad schools; you dont believe? Okay, Lagos ranks as the 8th richest economy in Africa, richer than Ghana, Tanzania, Mozambquie, Angola, Tunisia, yet again these countries have capital cities that look similar to developed nations. Compare lagos iwth the top 20 wealthiest cities in Africa, lagos is trash when this comparison comes to development. But how can you know, when the only place you have been to is Lagos and Ibadan. All former western states, excluding Lagos from Ogun, Oyo, Ekiti, osun, ondo are trash when compared to these nine former eastern states developement, especially the last three states of Ekiti, osun and ondo which do not even compare to Abia (the worse performing state in the former east). Take out time to browse the most developed states in Nigeria, the statistics are online, all former states make it to top 20, imagine 10 states making it to top twenty, leaving the reminder 10 to be shared between the entire country.

My brother as I said , you have issues. Try to leave your comfort zone and explore the world, you were born in ekiti, primary school in ondo, secondary school in osun, university in Ibadan, work and live in Lagos, why wont you be talking trash! You would watch your africa magic or iroko tv or one nollywood movie and see a VILLAGE setting with bush, what were you expecting to see, skysrappers in the village? There are villages in the west that are so remote, they cannot be used to act movies, one would wonder how people live there. I am not Igbo or yoruba, but I am from Cross rivers, I was born in Imo, pry school in Ibadan, secondary school in ibadan and Kaduna, University at Enugu, Law Scool at Yola, called to Bar at Abuja, served at Osun, and work and lived two years in rivers before relocating to Lagos where I stay. Thanks.

There is no gainsaying the Reverend is neither good or bad. But my question goes out to the young man Ugah, who decided to go after "Every reverend Father" because of the action of one. It gets surprising when you find out that all other reverends from Abuja and others had shown him help in UNIABUJA and ABU( all the way to 400l) and you decided to blanket the punishment on all the reverends. A criminal is always a criminal.

Please, I have a lawyer handling my property but his not been up and doing in my own opinion.

Tenant A left with a balance of 50k with the control box of the pre-pair meter and imagine he went to collect the key of the apartment from the tenant and his telling me it's bad debt. He doesn't even know where he relocated to, I was even the one that went to meet some of the boys in the area and bought few drinks for then and they told me where he relocated too.

The B had 6 months left on his tenancy agreement we took him to court, the court ruled in our favor for the tenant to pay 245k, he packed out without paying anything. Prior to this time, he assure me that the tenant will pay, saying that if doesn't pay the tenant property will be used to offset the debt owed as long as we get a ruling from the court.
Such a sad news

In summary, =N=295,000 gone to bad debt.

Finally, I decided going forward due diligence MUST be carried out, he didn't do as instructed, he didn't visit his former house or his current office

Please, how do I handle it his type of lawyer ?
Business / Re: Business Ideas For A 5 Million Naira Capital by RichDaniels: 12:52pm On Mar 18, 2021
Hello kokaneprodigy,

I hope this message meets you well.

You could invest in the ever-growing transport industry. If you get the small bus for a million Naira and place a good rider, he can pay you a certain sum daily till the price with interest annually is fully paid. As a lawyer, I can take the task of drafting all necessary documents as well as follow up and monitoring the business on your behalf, to make sure you have a retained capital and profit at the end.

Every business has its challenges, so I would also advise you to diversify your investment, why invest in transport alone, when you can do transport, canteen and others with the same sum. T

To do this, we would register a company limited by shares, a start-up with a 5m share capital, have you as a majority shareholder and myself as a minority shareholder. I would run the business and other compliance issues needed while you stay as Chairman to the business. This way you can monitor the income and other finances as the business grows.

I am available if you would like to discuss more, you can send a DM for my number or email. My address is at Lekki Phase1, Lagos State.

Thank you.

Sincerely,
RichDaniels.

I feel the lady took things far, not the receptionist. He had requested to do an action, which she declined, what again? Where did the "I can't sleep, come from?" The receptionist went further to state he would pay her hotel bills ( which he didn't have too) and tender his resignation, just to show he was sorry; even the hotel reached out to the lady and perhaps apologized. Yet again, she still posted the whole thing on social media. Unless there is more to this story, with what I have here, the lady was just being paranoid.

Properties / Re: How Do I Recover My Late Father's Property? by RichDaniels: 1:35pm On Dec 19, 2020
The steps to getting the documents to your father's property are as follows:

1. Visit the land Registry of the state where the property is located
2. Search for the property at the registry. (The search would show your father is the registered owner of the property.)
3. Apply for a Certified Copy of the land documents in the custody of the Land Registry. (When dealing with land transactions, the land registry keeps copies of the documents to the land in their custody.)

However, there is a catch- you should get an Assent (If your dad left the property to you in a Will) or a letter of administration (If your dad did not leave a Will) before the land registry can give you any copy of the documents. I suggest you get a detailed property lawyer to advise you further on getting a letter of administration or probate if you don't have any; if you are in Lagos, I can recommend one for you. Also, do not bother yourself with your aunt taking the documents, they are nothing to her when the property is registered to your dad's name and you acquire a letter of administration or an assent. Thank you.

Daniels

Education / Re: Top Five Universities In The South East by RichDaniels: 11:19pm On Dec 18, 2020
So, I noticed some Naira landers are laying their comments on the academics; please get the writers point before you begin to argue out of it. The writer based his list on the Universities in the south east with the best structures[/b], serene environ and infrastructure.

What is most annoying is that the writer kept on saying "ASIDE ACADEMICS, UNN IS..." just to make it clear his list isn't based on academics, and some naira landers still went ahead to discuss on academics. I've been to UNN, FUTO, UNIZIK, EBSU, IMSU, and ABSU (I haven't been to ANSU); I fully agree with the writers list, the first two universities (UNN and FUTO) look like shit, FUTO looks like something done yesterday, lots of substandard buildings with a few scattered standard ones. IMSU and EBSU well what do I say. When I got to ABSU I noticed it was a bit different, despite having some substandard infrastructure, it had a general outlook that would make you feel like you re in a "University" and not a developing estate or some sort. I would rate these universities in terms of infrastructure as follows:
ABSU: 65%,
UNIZIK: 60%,
FUTO: 55%,
EBSU: 40%
IMSU: 36%
UNN: 25%

Please research, ask questions, check images on google, or better still visit these universities in person. While you're at it, check the hostels, toilets, roads, buildings, sports centers, facilities for relation, parks, trees (whether trimmed), street lights, road signs and directions, to mention a few; these indicators would lead you to understand the authenticity of this list.
