multikolour: yes according to them the rate is different because it's very difficult to use
Noting difficult there so far they are mixing it with plaster sand. Actually if it’s to be used only (not commonly used this way) then the rate will be more a little just because it’s dry quickly, if 1st apply on the wall btw 30min it will dry up so it will be difficult to Smooth btw that time (30-40min)
But here you are mixing it with plaster sand so nothing difficult there.
I don't know how much I can thank you enough for that wonderful time over the phone. Thanks so much for the explanation. It was concise and straight to the point.
God bless you Sir.
Amen sir Almighty God will finished the project for you in lesser time than you scheduled.
omanzo02: Forgive my ignorance, what are the difference between plaster sand and sharp sand? I have always believed sharp sand and cement are used for plastering walls.
I guess the sand in the attached pic is called sharp sand.
Actually plaster and looks more smother than sharp sand It’s also has much gum than sharp sand But in some area like Benin they used to supply sharp for all work bcs there sharp sand there looks like mixture of plaster sand and sharp sand
Do you still handle plastering and tiling like I saw on one of your posts? What are the conditions and modus operandi if you have to work in a village in Imo state?
OGA mi I do sir, Construction with finishings is what we know how to do best coupled with plumbing material supply.
Here are recent tiling/ finishing work
You can check this thread for our finishings work only. Others thread are for construction work.
With what I attached and at 20mm thickness will those bags of cement still do the job?
Yes it will, but dressing of the windows will not be there and that your master bedroom you will exchange that for any others room size So with 20bags you are good to go.
My truck will load full 30 tonnes of sand almost 3 times.
Somethings ago when handle a project at lekki/Ajah axis I did some findings about there sand there I went to “pump and sell” bus stop at Aado rd Ajah where China companies do sell sharp sand direct from lagoon I discovered that the pay-loader caterpillar bucket is 5 tonnes and that your truck size is what common in that axis most of them do carry 2 bucket of the pay-load which is accurate 10 tonnes but they will tell you it’s 15 tones, you hardly see them take 3 bucket of that pay-loader. Any truck with that 3 buckets( real 15tonnes) of the pay-loader will be full like KILODEE And it’s sold as 25tonnes Against real 15 tones
Ibk2020: Can you come to Ilorin for a 3 bedroom project? How much should I budget for all excluding land, till finishing , it will be sitting on a 50x100 plot. Also, if all cash is available, how long to complete?
Thanks for showing interest in what we love to do mostly (construction)
We can come over to your destination for the said proposed project. Cost of the project will depends on the size of the building plan and nature of the land
Let’s talk more on 08066619493 call/whatzap
Once we see the plan then we can give the accurate cost. Duration 3-4month from foundation to the finishing ( turn key)
jabolo: I thought so too. When I insisted on this for my project, the supervising Engineer and the entire gang of artisans said “oga, the POP go fall”. It was me vs the world and I changed my mind to my continuing regret.
Our people are sometimes too stuck in their ways.
That is why its good to do more consultations when you reach finishings stages not only this stage most especially from the design stage.
Built Area - 1,600sqm Interlock - 5,966sqm Open Field - 2,000 +
Even with on-site production, I still spend over 120k on labour to move the interlocks alone.
Yes that is what I mean about 1 1/2 acres of land for the interlock area. The money spent also is not bad But I think in any future work someone can arrange such BIG space to achieve some leaser expenses.
1. A space of about 650sqm (1 plot) can be calf out as production and others activities area so that the remaining open space of about 8 plot will be free for compaction and laying.
n3xt: The overall sqm is about 6,000sqm. There’s no way we could achieve 650sqm in a day when the same compound is filled with interlocking stones.
It’d be easier compacting 650sqm in a day if we are buying the stones or producing in a different site.
The reason for on-site production is to cut off the cost of transporting the stones to site. We were able to save over 500k using this approach.
That means the whole area is about 11/2 acres of land wow. Or it’s diff location total 6000sqm. In all ? Then I think a well site organization will be best to achieve more open space since you are producing the interlock stone is batches. But the good things is that the machine is yours now which can be used for future project.
The compacting machine is very nice But the guy that quoted 15k per day for 20days which resulted to 300k for only compaction is a Thief. When you can compact a whole plot of land of about 650msq in just a day for just 15k
Is he compacting a whole community......20days Kilode.
*Electrical piping work in progress *Mechanical piping work also in progress (high grade pipe technology)
Preparation for doors and windows also in progress.
Here we are using TOWAL brand of Aluminum frame with 5mm thick glass for the sliding windows We need something rugged bcs it’s strictly for commercial purpose.
Also to save cost we are going for locally made rugged iron doors for all the entrance and exist of the building We needed 16 doors both 3ft and 4ft 4ft size Each one cost 40,000*8=320,000 3ft size each one cost 30,000*8=240,000 Total N560,000
Turkish regular door cost 90,000*16=1,440,000
We safe whopping some of N880,000
Bcs in this area tenant doesn’t value fancy door as additional beauty to the building which will will make cost of Rentage to be higher than others house.
Jomafuvwe: Please bro, can you share this building plan with me? This house has everything I want in a house and I’m already molding blocks and hopefully we can work something out when I want to start. Tegose98@gmail.com I’ll so much appreciate it. Thanks
