n3xt: Though I do not intend to share my project pics on Nairaland but I’ll be glad to do so.
Sometimes it’s important to compare Apple with Apple.
I’ve never done roofing woodwork of any project on Nairaland with over 1 million naira. Wetin we dey build or buy
Most times, it’s greed of the contractors that always drive up project cost.
Here’s something done with less 1 million naira. Let’s see any 1.5 million naira roofing woodwork and see if there’s any difference. Wetin the contractor wan buy Good one from you but never say never oo Size of building determine the roof wood work cost which I believed you know that. I spent 1.3m for only wood on this project both cost of wood nail and logistic Capenter 200k Total 1.5m Although it’s bigger than your About 690 meters Stone quoted roof installation going on right now

SEGLIZ: that this is on the high side I would repeat. his supervision fee might be responsible but truth he has placed the real cost as hiding changes that has being embedded in all other workmanship fee. this the more reason you see some people supervise their projects themselves. get a reasonable quantity surveyor to quantify the structural plan. after doing this run your price check of every material needed to know where to get the best at reasonable price. if the quantifier or valuer say, you'll be needing 6000 bricks, even if it is on the high you know you'll buy bit by bit, same goes for sand and other materials that would be given in quotation but would never be brought to site. you'll have supervise yourself. look for a good bricklayer with experience negotiate charges, don't negotiate daily payment with same but place him on contract. negotiating daily pay would only make things worse. he might charge 3000-3500 for himself and between 1500-2500 for his labours, this way they reap you off by wasting time (days) on the project as result of them extending their work days which would keep costing you more. but if on contract they don't waste time for they are running at lost spending more time on your project. if your material and finance can take you to lintel or roofing level you agree on what amount he would charge to finish up. the number of day they spent in working isn't your business any longer. you pay them in part (probably twice) then balance them on delivering. You spoke well, he can get another quotation or to negotiate how much he can pay But you get it TOTALLY WRONG by advising him to look for bricklayer to handle the job If problem occurred in nearest future or while construction is ongoing you will be the one to ask him to run down here to seek for professional advice. He knows the quality of structure he want before he engage the service of professional to handle the job. |

ceelog: This is the most recent pic i could get. I think this is when it was fully installed about 2 years ago.
Nb: Only this side has the issue Casement window are fabricated to lap with the vertical, bottom and top frame, and I can see the it was done that way. Unlike sliding window which are fabricated to move inside the bottom and top railings which always have a gap in between the railing frame and the window leave, this always have hole to drain water away. Now since you have casement window the chance of water to drain into the inner part to the building is slim unless the window is not well fabricated. Likely causes of the problem (dampness) in that part of the building is the HOLES on the wall. Solution: go and patch up all the holes then let’s see the outcome result. |

Nettuno: Please experts in the house, help me look at this quotation for a parapet. The house is a bungalow of 66.5 meters: The quotation is a bit higher but not too much. But at rotech building concept We have another way of making this cast -in-situ Concrete facial VERY CHEAP now by using Already made STEEL MOULD this will eliminate the PLANK by 90pec bcs we will still use few plank for the round top BEAM. This will reduce your quotation by HALVE, YES and at the time taking to do it is also lesser To cap it all you don’t need to plaster the parapet again bcs the final process will comes out neat. Pics attached are the one we did for some Member here in diff location. We did it for the mini flat at the back of the duplex here in the pics

davodyguy: Good afternoon all.
I need clarification on the attached image.
My supplier says this plaster sand is 'White' plaster sand and not red, hence demanding from me the price of 'white' plaster sand
Can someone please help to clarify this? The sand your posted can’t give you grey/white finishing as the one we did here. I got the supply from ogun state then for these two project. Check the pics of the one I got then.
