4newguy: Good day. I need this great house and engineers advice. I started a 4bedroom bungalow which weve roofed and plastered. Of recent, weve noticed crack both horizontal and vertical cracks on the walls and the floor. Engineer said it's as a result of differential settlement and it can be worked on. He said working on it involves cracking the walls and just filling and plastering with cement and sand. Someone told me it involves breaking the walls and inserting reinforcement (iron rods) and plastering with mixed sand, cement and granite.
He insists that it's not necessary. Please engineers in the house, is it necessary or not Permit me to say this, it’s never a waste of money to get a competent personal to handle things, you can never regret it in future. In construction if you don’t have enough Money due to the situation of the country to hire professional to handle your project from beginning to the end, you can do so for foundation only, ( bungalow) you won’t regret it. Now to the problem on the ground you need to 1st check the courses of the cracks ( this might be from the foundation which I’m very sure of). Then you need to study it if it has stoped before you can take any repair on it, if not the cracks will continue. More so as you explained you might need what we called UNDER PINNING to solve this problem ( although we don’t know the degree of the cracks bcs NO pics to check that). |

Muyi002: Something like this in the attached. In construction what you show here is real DPC This can be done with special engr mortal or concrete, polythene or metal to resist water capillary action (dampness in building).it just that the thickness is usually not as thick as the pics you show above The so called German floor is called OVER SITE CONCRETE. The two has diff purposes.(dpc and over site concrete)But many people mixed the two name together. |

davodyguy: Hello guys
Can I get an estimate for this from substructure to superstructure?
Land are is 9.25m *37m Foot print of building is 29m*7m x 2 floors(Ground Floor and Upper floor) Land is located in water logged area in Lagos, hence foundation needs to be solid and as high as 1 metre after the Natural Ground Level
Thanks This is a lot of work which will be little difficult to get quick attention to, I suggest you contact any of our nairalander QS to do the estimate for you at bargain price. |

chimexdnice1: Hello house, please experts I will like to find out what is the standard depth and width of foundation trenches for a duplex. Assuming the soil is good, flat and not waterlogged. Thanks. Foundation trench standard width is 675mm Foundation depth varies according to your site topography ( but btw 450mm-500mm). Column pit depth from NGL also depends on your site but standard is 1meter. Column width also depend on the design from your structural details ( columns are varies) |

Segunrusell: I will do as you have said. Thank you for the input and at the same time can you pls help vet the quotation a little? I’ll appreciate sir Go this way. Ask him to buy real 2x2 (50mmx50mm) not the so called (“solo” size in the mkt) it’s not good for roofing work. Although the price is btw 300-320. More so cost of logistic is much if you are buying the wood from itamaga area their in Ikorodu. (Bargain btw 18-22k max) Workmanship around 120-140k max” |

Segunrusell: thank you sir, well I did created a thread for the project asking who can roof the project. I just received a quotation and we are still negotiating. I’m trying to get the best and pocket friendly offer so we can get the roofing done ASAP Oh that is good to hear sir, your power of negotiation is very necessary while negotiating with any body that submitted quotation. More so the cheapest price doesn’t mean good work oo. Ask the person to show you his previous work or to take your brother there to see . (That is if the said person is nearby). |

Segunrusell: thank you so much for the response, my uncle actually said the same thing but this engineer is always doing this to us. Inflating everything and telling us it’s not easy to work from upper floor that if it is a bungalow it’s different case entirely. How much is good for the workmanship. I’m thinking of telling him 120 or max 130k Try professionals here too, we are not only good in given quotation or criticizing non nairalander Quotation here sir, others do patronize us here too. God will give you more power to finish your project Amen |

Muyi002: Good Morning correct People, Please a friend of mine wants to commence his building and he wants to do foundation blinding. He was given quotation for gravel but I told him granite is better is better. His issue is that gravel He cheaper compared to granite.
I am trying to convince him to use granite but he wants to know the implications of not using granite.
Kindly assist with the comparison for both so that I can advice him. GRAVEL is good but not as good as GRANITE Reason Gravel has a lot of impurities content which is not good when it’s mixed with cement it’s do weaken the strenght of the cement. For you to have good gravel you needs to remove all these impurities in it by: Washing. Sieves. But have in mind that 30pec of the tonnage will go away after all these exercises. But why all these stress when there is granite out there for you, unless you get the gravel at VERY cheaper rate or FREE. |

Daboomb: Three Things will make a Contractor stand out from the pack:
1) Honesty 2.) Knowlege of your Trade 3.) Not Over-Pricing your services/Product
Gbadexy ticks all the boxes, all the time, l have used his products twice and even recommended him to someone who used him and was impressed as well. i will trust him 101% I have not engaged Rotech before but l have not heard any of his Client complaining about him as well so l am not surprised himself and yourself meet a lot on the same project. Rotech has built his own reputation over time as well. I can only ask both of you to maintain your good reputation AT ALL COST.
BTW: It will help if Rotech adopts more Client-friendly pricing model for his customers, just like gbadexy, country is not smilling with the Purse at all. Wow, what do I need to say again than to thank you for your motivational word. I will keep it up sir. And to the last sentence on your comet, our quotation are friendly, Actually we do handle project in 3 categories. Low class, Medium class High class. But all the same we need to go back to drawings board to see how we can make thing more bearable to our esteem clients and to any member here to gain more clients. Thanks so much I really appreciate sir. |
