Good day gurus. I have the attached plan for building and have received the quotation below from the brick layer.

NEW QUOTATION

* MATERIALS
1. 3000 BLOCK@200 each _ #600,000

2. 2 double tipper of sharp sand @40,000 - #80,000

3. 1 double tipper of soft sand@32,000 - #32,000

4. 15 tons of granite@80,000 - #80,000

5. 80 bags of cement@2,550 each - #204,000

6. Tank - #45,000

7. Plank - #15,000

8. Water - #30,000

9. Transport - #7,000

TOTAL MATERIALS - #1,093,000

* WORKMANSHIP

1. Digging of foundation - #60,000

2. Casting of foundation - #65,000

3. Settings of blocks - #300,000

4. Casting of lintel - #100,000

TOTAL WORKMANSHIP - #525,000

TOTAL MATERIALS + TOTAL WORKMANSHIP - #1,618,000

Kindly help me scrutinize the area of the workmanship to know if it is reasonable enough and if some of the other items asides cement and block can be gotten cheaper.

Land location is behind Obasanjo farm in Ota ogun state.
The 1st thing is that a bricklayer doesn’t permitted to handle building construction, that asides.

The quotation the said bricklayer gave you is very wrong. ( although QS is the one to do this).

Error No1. The blocks is far below needed quantities for this project.

Error No2 The cement is far below the quantities needed also for this structure.

Error No3 No provision for over-site concrete ( German floor) according to your bricklayer quote. Who does that for a STORY BUILDING. Expect non professional.

Error No4 The quantities of the granite 15 tones for the whole building is to SMALL . This quantity Can not take you beyond foundation level.
let me stop here for now.

My conclusion and recommendations is this I will advise you to look for a professional BUILDER to handle this your project not because I’m a BUILDER , but to safe you from building error which can result to building collapse in nearest future (God forbid).

You can never regret any amounts of money you will spend ( but spend wisely) on this project if a professional handle it for you.

Also, though, one should be mindful of unnecessarily high roof. It may lead to wastage in terms of cooling and heating when it's not really needed. Hajj, at almost 7 feet needs high roof and non standard bed and mattress.
Same here I don’t like all those “send down the rain roof” as they called it: it’s a waste of money.
But if client want it who is me to say NO.

To carry out repair in future will be a great problem for such roof.

This is very sad. I think you are the second person (victim) or third with such complaints. And it is sad for ALL. This is the problem the diaspora are experiencing with homebase fellow countrymen and women - TRUST. And this lack of trust and the inability of the average Homebase Nigerian to get a simple job done without milking the job or blatantly stealing from the client is fueling poverty, joblessness and holding back business and investment in Nigeria. This is where the problem of stagnant Nigeria economy lies, not Buhari.

You can't just do business on the go in Nigeria. Impossible. You have to go about it like you are walking through the valley and shadow of death. And you MUST fear every evil. The average Nigerian can't honestly deal; no matter how simple the contract is, no matter how small the amount involved. Dishonesty in whichever form is embedded in so many Nigerians' DNA. Don't get me wrong, there are a few good men and women in Nigeria but finding a principled honest and disciplined Nigerian to engage is a very difficult prospect.

I appreciate you finally brought this to the open for which I'm a beneficiary as I was about to engage him after the Christmas celebration for a Warehouse project. Some have come here to say they have had such dishonest experience with so so and so but they don't want to mention the name. I find such approach not right as this is a forum to share experiences so as to build on a body of knowledge to smoothly execute our various projects and to build meaning alliances with the few good men and women. So anyone who has been dealt a bad card but doesn't bring it to the open is selfish and even part of the problem really. I commend you and hope you find the right solution.

What practical measures have you taken so far to resolve this or at least recover your money?
I don’t know what has come over this guy “Chekitout” I still charted him up yesterday about Segcy14 balance. I don’t get good response from him. After I posted the mediation results here btw me and him with Segcy14 some weeks ago. Yet no balance, this is another one again, and some are yet to be reported also.
May God help him and all of us

I beg to differ with some of this explanation... Foundation depth is subject to nature of the soil... With this analogy, one can't build on a hill or Rocky mountains without blasting which isn't so... Again, imposed loads are live loads, so your dead load also matters... Gk most times is always greater than Qk... The minimum depth recommended in all foundation engineering textbooks that I know & while I did Geotechnics is 300mm with soil B.C greater than or equal to 150KN/m²

I went through the thread link u posted
Does this not more than five courses of blocks counting starts from the foundation trench or ground level? I asked because recommended depth for a duplex is up to 900mm and that will definitely swallow more than 5 courses of block to DPC level and I don't see engineers doing ground beam on all duplex. Thanks.

Cc rotech77 segzy14 et al
Duplex foundation method is diff from bungalow.
The recommended depth for duplex is 1m depth or more depends on the nature of the soil for columns (not block) and all the imposed load will depends on the columns not the blocks as that of bungalow.

The block that will go inside the ground at times for duplex is btw 2-3 block which is ( 450-675) that is for block , other block like 2-3 will remain outside (above the ground level).

The column will hold the foundation firmly, but I do introduce beam on any block above 5 courses in most of my work.

Look at this pics (I introduce beam here after 5 courses)

same thing with mine...The engineer said I don't need a column at the foundation level since the building is on a dry land...we are at the roofing stage now
Why problems here and there theses days.
My observation is that all those people you called engr handling your project are not engr, it’s shows in them according to what you people said concerned there approaches. They are BRICKLAYERS.

something is wrong already - even without columns (THIS MIGHT COLLAPSE)
See link for reason >> https://www.nairaland.com/5002180/what-did-he-wrong-why

at this stage, your structure looks just like his....... (NOTE: not having columns is not the issue yet, thats another)
Thanks for bringing this back here, the situation was terrible then, after the client contacted me and we reconstructed the foundation for the client.
Today the client is a happy man.

The pics of the foundation before we moved in then.

Closure on this.
Ran new supply piping from the overhead tank, as it was suspected leakage was from the supply side, being that it was buried before filling, over 1 foot underground.
