4newguy: Good day. I need this great house and engineers advice. I started a 4bedroom bungalow which weve roofed and plastered. Of recent, weve noticed crack both horizontal and vertical cracks on the walls and the floor. Engineer said it's as a result of differential settlement and it can be worked on. He said working on it involves cracking the walls and just filling and plastering with cement and sand. Someone told me it involves breaking the walls and inserting reinforcement (iron rods) and plastering with mixed sand, cement and granite.
He insists that it's not necessary. Please engineers in the house, is it necessary or not Thanks OP for given us the structural defects to handle which we did some few week back which you are certified with this prompt you to give us the finishing of the house to do. Full work begins this week thank you all. Pics of the defects posted here by the client before he contacted us. Here is the link I created for the job https://www.nairaland.com/5613560/benin-kingdom-project-rotech77

diordaves: Please homeowners speak up now. Don't hoard information. If you've had dealings with the mentioned contractor, it would be helpful to have your experience as a yardstick and guide to other homeowners.
Some of us here just consume and digest information and NEVER give back. Though they have so much to give back. This is selfish.
Some of us will come here and request (some even demand) for bespoke information, get it wholeheartedly and disappear. They NEVER come back to thank the contributors if the suggested was successful or challenges for others to learn and update. this is not encouraging and it's not adding to the body of knowledge this forum is trying to build. Just consuming and consuming without giving back is not good.
There are loads of homeowners currently building but saying nothing or contributing nothing. They only pop up if they have challenges and then silent. To post pictures sef na wahala. If all of us hoard experiences like some do then the forum will die and we're all losers.
So people please contribute, post pictures, give feedback on contractors and supplies no matter how small. Don't be hoarders of information. Hmmm I love this it make sense. |

ROTECH: Ratings - 9
He did some supplies for me. Quick response and good customer service.
AVENTURE - Ratings - 9
A very reliable engineer that knows his job. Very detailed. One of the people that will carry client along if there is a need to make a decision which needs attention unlike some that will do as they please at your back.
Dominion Pop - Ratings - 7 - Not bad. The guy can ghost you. Abandoned some of my work. He is definitely good.
Topsy - Ratings - 6 - Not bad too. He can improve on finishing. I like my installations to align properly.
HSL Broker - Ratings - 0 . Just Run. Short man devil, hitler sibling. So many frauds committed on Nairaland. Thanks sprumbaba” I don’t know you are one of my clients (I don’t know most clients user name here) I really appreciate sir, more grease to your elbow. |

earthrealm: Drainage ke?. How many houses are near drainages in nigeria?... I dont even like chanelling even bath&kitchen water to public drainage.
Lets wait for the horse to speak. Til he gives a brief but satisfactory explanation of how the thing works, i doubt many people here will be willing to take the risk.
Soak away systems in nigeria are not that expensive and work well.my present abode has 2 pits, and this is the 8th year, no sign of it getting full. 2 apartments I have done the system before and the owner of the house is using it presently I posted the pics here some pages back around 2018 ending or early last years I tag it (3 compartments septic tank) But what I did is that I passed the last water from the section C into SUCKAWAY because there is not drainage in that street presently. Hope to passed it into drainage in future. Although my is a bigger type. In this year 2020 my vision is to see how I can convert the system to BIOGAS. I will post the finishing pics ( the one I did then)later today if check my achieve. The problem is that in some area you can’t run your waste into the drainage they will not allow you NEVER. That is the reason why I’m thinking of biogas in this 2020. Few people have done this yes, I will also design a prototype on how this thing work in few days here, I will set up a system and you people will see how the system work. Let me stop here for now. Happy wkd to you all Yes here is the current pics The size is 5*7, 5*7, 4*7 while the suck away is 7*6. The depth is 10ft for the compartment while the suckaway is 6ft. Why this size is that i designed it to last for 40yrs and above because we don’t know the policy give will bring in nearest future. This particular one is designed to be used by 5bedrooms duplex, 1unit of 2bedroom flat and 2units of mini flat.

Vission2020: Hello Guys, Good Morning and Happy new year.. Please am new in here and I need some tips and advice on what to do..
I purchased a plot of land last year measured 100ft by 100ft.. I did all settlement and started putting in trips of Sand upto 10times . ( the normal trailer size called double/two in one tipper)..
The plan was to build a 4 Bedroom Bungalow with sitting room dinnerroom and all.. But when I started molding the blocks there the person who was watching over it convinced me that 5inchs solid kind of blocks is okay to raise such a building because I wasn’t at the country.. but now from the videos and pictures I see everywhere, it seems like what engineers actually use for such building is a 9inch Hollow blocks..
So I got to talk to an engineer yesterday night on the phone and he told me that we could start molding 6inch solid and use it for the surrounding walls then use the previous 5inch for the inner demarcation walls.. Please guys with experience, what’s your take on this??
Secondly is 6inch solid a good substitute for 9inch hollow blocks?? P.S I intend to do a Parapet on it and won’t the weight be too much??
And do anyone has a good modern 4bedroom bungalow plan , can you please notify me ??
Thanks guys for taking out time to read through,, I will be looking forward to your responses ,
Happy New Year Welcome “vision 2020” into year 2020. Now to your questions. Your engineer is right by saying he will use 6” solid sandcrete block for the surrounding walls and 5 solid sandcrete block for the inner partitions wall. But in modern construct now most builder and engr usually used 9” sandcrete hollow block for most building because. 1. It’s very strong to withstand load. 2. It can accommodate any features design such as (conduit plumbing piping system, Ac waste connection pipes and many more. 3. When it’s comes to windows installation with burglary proof, independent mosquito net, 9” block do give more space to achieve all these. 4. Many doors now comes in 9” (although it’s optional). Lastly ask your builder, engr to introduce columns and roof beam into the building since you are proposed to do concrete facia. This is my little advice as a BUILDER. Thanks Happy new year to you. At “Rotech Building Concept” In this year 2020 We promised to give all our clients. 1. GOOD design, best construction/Best finishing with LOW BUDGET. 2. BETTER design, Best construction/best finishing with MEDIUM BUDGET. 3.BEST design, best construction/ high class finishing with high taste. 08066619493 |

coolbob: is it possible to dig a soakaway and septic tank for two toilets and a kitchen in a space of 6 foot by 12 foot Yes it’s very possible base on my experience in construction field as a builder. Let the septics tank be 7x6and 5x6 for the suck away the depth of the septic tank can 9-10ft if its a dry land area. |
